{"id":126376,"date":"2022-02-11T07:00:50","date_gmt":"2022-02-11T13:00:50","guid":{"rendered":"https:\/\/centrourbano.com\/?p=126376"},"modified":"2022-02-11T12:35:31","modified_gmt":"2022-02-11T18:35:31","slug":"precio-vivienda-crecio-pre-pandemia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precio-vivienda-crecio-pre-pandemia\/","title":{"rendered":"Precio de vivienda en 2021 creci\u00f3 en niveles similares de pre pandemia"},"content":{"rendered":"<p><em>El precio promedio por vivienda creci\u00f3 14% en relaci\u00f3n a lo observado en 2020<\/em><!--more--><\/p>\n<p>Durante 2021, el <strong>precio de las viviendas en M\u00e9xico retom\u00f3 el ritmo de crecimiento observado antes de la pandemia<\/strong>. Y es que, en el a\u00f1o que acaba de terminar, el v<strong>alor de las viviendas creci\u00f3 7.9%<\/strong>, nivel que se asemeja al crecimiento de <strong>8.6% registrado en 2019<\/strong>, y que supera la apreciaci\u00f3n de <strong>5.8% observada en 2020<\/strong>.<\/p>\n<p>De acuerdo con el <strong>\u00cdndice de Precios de la Vivienda en M\u00e9xico<\/strong>, que publica <strong>Sociedad Hipotecaria Federal<\/strong> (<a href=\"https:\/\/www.gob.mx\/shf#4372\" target=\"_blank\" rel=\"noopener\">SHF<\/a>), en el \u00faltimo trimestre de 2021, el <strong>valor de las vivienda creci\u00f3 8.5%<\/strong>, esto en comparaci\u00f3n con el mismo periodo, pero del a\u00f1o inmediato anterior. Cabe se\u00f1alar que en el <a href=\"https:\/\/centrourbano.com\/vivienda\/precio-de-vivienda-en-mexico-se-desacelera-en-2020\/\" target=\"_blank\" rel=\"noopener\">cuarto trimestre de 2020<\/a>, el precio de vivienda registr\u00f3 un crecimiento de <strong>5.4 por ciento<\/strong>.<\/p>\n<p>El banco de segundo piso report\u00f3 que el a\u00f1o cerr\u00f3 con un <strong>precio promedio por vivienda de 1 mill\u00f3n 372,000 pesos<\/strong>, as\u00ed como un <strong>precio mediano de 796,000 pesos. <\/strong>Este resultado\u00a0representa un aumento de <strong>14.3 y 13.7%<\/strong> en comparaci\u00f3n con lo visto en 2020, cuando el precio promedi\u00f3 se ubic\u00f3 en 1 mill\u00f3n de pesos, y el precio promedio en 700,000 pesos.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: center;\"><em><strong><a href=\"https:\/\/centrourbano.com\/vivienda\/precio-de-vivienda-en-mexico-se-desacelera-en-2020\/\" target=\"_blank\" rel=\"noopener\">Te podr\u00eda interesar<\/a>: Precio de vivienda en M\u00e9xico se desacelera en 2020\u00a0<\/strong><\/em><\/p>\n<p>&nbsp;<\/p>\n<p>Por otro lado, SHF destac\u00f3 que en el a\u00f1o, los precios de <strong>vivienda usada registraron un mayor crecimiento que el de la vivienda nueva.<\/strong><\/p>\n<blockquote><p>\u201cEl \u00cdndice SHF de vivienda nueva present\u00f3 una variaci\u00f3n de 7.6%, mientras que el correspondiente a la vivienda usada aument\u00f3 8.1% durante 2021. En este periodo se observ\u00f3 una proporci\u00f3n de viviendas usadas de 60.9% y 39.1% de viviendas nuevas\u201d.<\/p><\/blockquote>\n<h2>Din\u00e1mica por segmento<\/h2>\n<p>De igual forma, el banco inform\u00f3 que los hogares del <strong>segmento econ\u00f3mico-social<\/strong> presentaron la mayor variaci\u00f3n al alza, con un crecimiento de 8.6% en el precio. En el caso de las casas del segmento medio-residencial, el precio aument\u00f3 7.5%<\/p>\n<p>\u201cEl \u00cdndice SHF para casas solas creci\u00f3 7.9% y el de casas en condominio y departamentos (considerados de manera conjunta) se apreci\u00f3 7.8% (\u2026)<\/p>\n<p>\u201cAl ordenar los precios de los cr\u00e9ditos hipotecarios de menor a mayor, se observa que <strong>el 25% de las operaciones se realizaron por un precio igual o menor a 539,475 pesos<\/strong>. El precio mediano fue de 796,100 pesos, lo que significa que <strong>50% de las operaciones en el mercado de la vivienda se realizaron por debajo de este monto<\/strong> y la otra mitad por arriba. Finalmente,<strong> el precio del 75% de las viviendas fue menor o igual a 1,540,112 pesos<\/strong> y el resto tuvo un precio superior a este
