Esto debido a que acumul\u00f3 m\u00e1s de <strong>24,000 unidades nuevas vendidas<\/strong>; as\u00ed como el 17% del volumen de cr\u00e9ditos hipotecarios colocados a nivel nacional.<\/p>\n<p>De acuerdo con el <strong>Informe de Coyuntura Inmobiliaria<\/strong> de <strong>Tinsa M\u00e9xico<\/strong>, tan solo en el cuarto trimestre de 2021 (4T2021) se desplazaron 5,797 unidades de vivienda nueva en la <strong>Zona Metropolitana de Monterrey<\/strong>; lo que representa un crecimiento de 4.4% frente al <a href=\"https:\/\/centrourbano.com\/vivienda\/cae-venta-vivienda-monterrey\/\" target=\"_blank\" rel=\"noopener\">trimestre anterior<\/a>.<\/p>\n<p>Adem\u00e1s, la firma indic\u00f3 que el 58% de estas ventas se concentraron en los municipios de <strong>Monterrey<\/strong>, <strong>Apodaca<\/strong>, <strong>Ju\u00e1rez<\/strong> y <strong>Garc\u00eda<\/strong>.<\/p>\n<p>Asimismo, las viviendas colocadas se distribuyen en seis segmentos, donde los de <strong>Inter\u00e9s social <\/strong>concentran el 70%; mientras que la vivienda <strong>Media<\/strong> tiene el 19%, y la <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong> suman el 11 por ciento.<\/p>\n<p>Por otro lado, al cierre del 4T2021 se registraron <strong>40,557 unidades disponibles<\/strong> y <strong>354 proyectos activos<\/strong> distribuidos en los seis segmentos econ\u00f3micos. Los proyectos de tipo <strong>social<\/strong> representan el 24% de la oferta; mientras que la <strong>vivienda Media<\/strong> concentra el 36%, y la <strong>Residencial \/ Residencial Plus<\/strong> el restante 40 por ciento.<\/p>\n<p>Y, en cuanto a los <strong>valores por metro cuadrado<\/strong> (m\u00b2) en el 4T2021, los <strong>segmentos Sociales<\/strong> presentan un promedio de 9,313 pesos por m\u00b2; en tanto, la <strong>vivienda Media<\/strong> de 23,104 pesos por m\u00b2, la <strong>Residencial<\/strong> de 45,180 y la <strong>Residencial Plus<\/strong> de 78,183 pesos.
