En ese sentido, la regi\u00f3n del Baj\u00edo registr\u00f3 durante el mes 50,000 m\u00b2 de demanda industrial. En tanto, Quer\u00e9taro concentr\u00f3 la demanda total de espacios especulativos que reflejar\u00e1n un trimestre din\u00e1mico.<\/p>\n<p>Por su parte, Ciudad de M\u00e9xico mantuvo un ritmo constante en la demanda con fuerte presencia en operaciones log\u00edsticas que buscan anticiparse a cambios tecnol\u00f3gicos en almacenaje. Sumado a ello, los desarrolladores de la capital tomaron la delantera durante enero. Esto, debido a que cerraron el mes con inmuebles Clase A, en el corredor de Tepotzotl\u00e1n sobre espacios especulativos.<\/p>\n<p>Respecto a la absorci\u00f3n bruta, Monterrey agrup\u00f3 160,000 m\u00b2, seguido por Ciudad de M\u00e9xico con 63,000 m\u00b2 y Tijuana con 61,000 metros cuadrados. Por otra parte, Chihuahua y Ciudad Ju\u00e1rez lograron un arranque de a\u00f1o con una demanda bruta concentrada en la industria manufacturera.<\/p>\n<p>En desocupaci\u00f3n, la CDMX registr\u00f3 el mayor n\u00famero a nivel nacional, aunque se mantiene en un estado razonable de espacios que se entregar\u00e1n a inicios de 2022.<\/p>\n<h2>Nuevas construcciones en M\u00e9xico<\/h2>\n<p>En cuanto a construcciones, el pa\u00eds reporta cifras hist\u00f3ricas y durante enero se sumaron m\u00e1s de 260,000 m\u00b2 a los 3.7 millones de m\u00b2 que se encontraban en proceso. Bajo esta premisa, el 60% de nuevas construcciones de concentraron en Monterrey y Tijuana. Entidades que tuvieron un descenso en su vacancia durante el \u00faltimo a\u00f1o con 2.5% y 1.6%, respectivamente.<\/p>\n<p>Mientras tanto, los desarrolladores en Ciudad Ju\u00e1rez anticipan el inicio de nuevas construcciones bajo un escenario al cierre de enero donde se mostr\u00f3 un aumento en el precio de renta y disminuy\u00f3 la vacancia en la entidad. Respecto a construcciones especulativas, Saltillo y Ciudad Ju\u00e1rez agruparon la mayor\u00eda, lo que anticipa la din\u00e1mica participaci\u00f3n de estos mercados.<\/p>\n<p>Por otra parte, durante enero no se culminaron nuevas construcciones de naves industriales, exceptuando a Monterrey que incorpor\u00f3 5,000 m\u00b2 a su inventario.<\/p>\n<h2>Posibles retos para 2022<\/h2>\n<p>El mantenimiento en la cadena de suministros al final de a\u00f1o fue una ventaja favorable para los mercados del norte. Debido a que sectores como el electr\u00f3nico, aeroespacial, automotriz y el\u00e9ctrico concretaron sus expansiones a mercados con una fuerte integraci\u00f3n de proveedores.<\/p>\n<p>Sin embargo, en un panorama prometedor para el sector industrial, la escasez de terrenos con infraestructura y el alza en los principales insumos podr\u00edan representar riesgos para los mercados. Por consiguiente, se deben cuantificar para llevar a termino las negociaciones entre desarrolladores y potenciales inquilinos.<\/p>\n<p>Asimismo, la reforma el\u00e9ctrica podr\u00eda afectar el buen desempe\u00f1o previsto para la actividad industrial. De este modo, se volver\u00e1 una necesidad el cambio hacia energ\u00edas limpias, acci\u00f3n que traer\u00e1 consigo cambios en los procesos productivos y que impactar\u00e1 en las naves
