Sin embargo, a pesar de la recuperaci\u00f3n, se mantiene por de bajo del 30% a lo registrado en el cuarto trimestre del 2019.<\/p>\n<p>De la cifra que figura con 20,000 m\u00b2, la mitad de la demanda se concentr\u00f3 durante el mes de octubre en el corredor Puerta de Hierro. Sumado a ello, la renta predomin\u00f3 sobre la venta y se destac\u00f3 la preventa de proyectos corporativos.<\/p>\n<p>En materia de construcci\u00f3n, se inici\u00f3 la Torre Zion, en el corredor de Vallarta-Am\u00e9ricas, desarrollo mixto que incluye espacios corporativos y departamentos. Dicha edificaci\u00f3n se encuentra disponible en un 28% de sus espacios en preventa.<\/p>\n<p>Adem\u00e1s, se culmin\u00f3 Torre Zafiro, que agreg\u00f3 5,200 m\u00b2 al inventario del mercado de oficinas, de los cuales 24% se encuentran disponibles para renta. Mientras tanto la absorci\u00f3n neta se mantuvo en n\u00fameros positivos a lo largo del a\u00f1o, y obtuvo un cuarto periodo mayor al registrado en 2019.<\/p>\n<p>En informaci\u00f3n de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> la desocupaci\u00f3n de oficinas de Guadalajara cerr\u00f3 el 4T2021 con 6,000 metros cuadrados. Lo que simboliza un 40% de reducci\u00f3n respecto al 3T2021. Asimismo, la vacancia registr\u00f3 su ascenso m\u00e1ximo en julio de 2021, con un 23 por ciento. Sin embargo, se observ\u00f3 una pendiente en descenso que cerr\u00f3 el a\u00f1o con 20 por ciento.<\/p>\n<p>En caso de continuar con la disminuci\u00f3n de vacancia, la recuperaci\u00f3n del precio promedio de renta que cerr\u00f3 el a\u00f1o con 19.8 USD\/ m\u00b2, podr\u00eda verse en riesgo. Debido a que, la vacancia podr\u00eda alcanzar niveles inferiores al 15%, lo que implicar\u00eda que la sobreoferta de oficinas ya no estar\u00eda
