En este marco, la Ciudad de M\u00e9xico cerr\u00f3 con una absorci\u00f3n bruta de 24,000 metros cuadrados, un incremento del 13% y 6%, si se compara con 2020 y 2019, respectivamente.<\/p>\n<p>Actualmente, el mercado corporativo de CDMX cuenta con un inventario de 10.3 millones de m<sup>2 <\/sup>, liderado por empresas del sector financiero y tecnol\u00f3gico. Sumado a ello, dentro de los pr\u00f3ximos dos a\u00f1os se incorporar\u00e1n al inventario cerca de 1.3 millones m<sup>2 <\/sup>, equivalente al corredor de Reforma. Adem\u00e1s, las desocupaciones aumentar\u00e1n de manera considerable la disponibilidad de oficinas que mantendr\u00e1n una sobre oferta en los pr\u00f3ximos trimestres.<\/p>\n<p>De acuerdo con la plataforma\u00a0<a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, la CDMX, Monterrey y Guadalajara lideran la demanda de oficinas de M\u00e9xico. Esta \u00faltima ciudad, cerr\u00f3 2021 con una absorci\u00f3n de 51,000 metros cuadrados. Mientras que Monterrey obtuvo una menor absorci\u00f3n con 24,000 m<sup>2<\/sup>, aunque fue superior en 19% al 2020, este mercado se mantiene por debajo de niveles prepandemia.<\/p>\n<p>Por otra parte, en Guadalajara, los sectores tecnol\u00f3gico y m\u00e9dico impulsaron su crecimiento. Sumado a ello, fue el \u00fanico mercado que logr\u00f3 una baja en niveles de disponibilidad, con una tasa del 18.3 por ciento.<\/p>\n<p>El home office seguir\u00e1 siendo un desaf\u00edo para las oficinas, por lo cual deber\u00e1n reinventar sus espacios para la adaptaci\u00f3n de modelos h\u00edbridos de trabajo. Peso a esto, las influencia de la econom\u00eda global y extranjera podr\u00eda acelerar la demanda de espacios.<\/p>\n<p>Sin embargo, las tres ciudades han mostrado signos de recuperaci\u00f3n
