{"id":125930,"date":"2022-02-01T12:13:53","date_gmt":"2022-02-01T18:13:53","guid":{"rendered":"https:\/\/centrourbano.com\/?p=125930"},"modified":"2022-02-01T12:13:53","modified_gmt":"2022-02-01T18:13:53","slug":"polanco-e-insurgentes-encabezan-la-demanda-de-oficinas-de-la-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/polanco-e-insurgentes-encabezan-la-demanda-de-oficinas-de-la-cdmx\/","title":{"rendered":"Polanco e Insurgentes encabezan la demanda de oficinas de la CDMX"},"content":{"rendered":"<p><em>El inventario de oficinas aument\u00f3 debido a edificaciones como Corporativo Neuchatel con 38,200 m\u00b2 y Distrito Polanco con 60,700 m\u00b2<\/em><!--more--><\/p>\n<p>El sector de oficinas de la Ciudad de M\u00e9xico registr\u00f3 una absorci\u00f3n neta que super\u00f3 los 67,000 metros cuadrados, al cierre del cuarto trimestre del 2021. En ese sentido, aument\u00f3 la demanda, encabezada por los corredores de Polanco e Insurgentes con 30,800 m\u00b2 y 28,8000 m\u00b2, respectivamente. Sumado a ello, Santa F\u00e9 report\u00f3 22,000 m\u00b2 y reforma 19,300 metros cuadrados.<\/p>\n<p>Por consiguiente, estos cuatro mercados concentraron m\u00e1s del 90% de la demanda de oficinas del 4T2021, de acuerdo con datos de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a>. La mayor\u00eda de estos espacios corresponde a edificios clase A y clase B, adem\u00e1s de que cerca del 75% corresponde a superficies menores de 950 metros cuadrados.<\/p>\n<p>A la par del crecimiento en ocupaci\u00f3n, se aumentaron las edificaciones, entre las que destacan los 38,200 m\u00b2 del Corporativo Neuchatel. Asimismo, Distrito Polanco contribuy\u00f3 con 60,700 m\u00b2 y Ferrocarril de Cuernavaca con 5,400 metros cuadrados.<\/p>\n<p>En ese sentido, se finiquitaron nuevos proyectos como Perif\u00e9rico 2122 con 4,100 m\u00b2, Insurgentes sur con 9,7000 metros cuadrados. Adem\u00e1s de la aportaci\u00f3n del corredor Lomas Palmas que sum\u00f3 al inventario 876 y 1,600 m\u00b2 con Volc\u00e1n 212 y Sierra Nevada 105, respectivamente.<\/p>\n<p>Por su parte, el cambio de uso de los edificios en construcci\u00f3n continua con reconversiones a zona residencial u hotel. Ejemplo de ello es QO ubicado en Polanco, Insurgentes 454, Popocat\u00e9petl 538 y Zacatecas 80.<\/p>\n<p>Mientras tanto, se observ\u00f3 que durante el 4T2021 descendi\u00f3 el nivel de las desocupaciones a 70,000 m\u00b2, lo que simboliza un tercio menos que en 3T2021. Parte de la desocupaci\u00f3n se concentr\u00f3 en oficinas clase A con 50,000 m\u00b2 y 20,000 m\u00b2 en oficinas clase B.<\/p>\n<p>Las desocupaciones se sit\u00faan en corredores como Santa fe con 25%, Insurgente 21%, Polanco 16.7%, Lomas Palmas 14.9% y Norte con 11.5 por ciento. Adem\u00e1s, al analizar la desocupaciones, tres cuartas partes se registran en espacios de 70 y 954 metros cuadrados.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El
