{"id":125781,"date":"2022-02-28T09:50:12","date_gmt":"2022-02-28T15:50:12","guid":{"rendered":"https:\/\/centrourbano.com\/?p=125781"},"modified":"2022-02-28T09:50:12","modified_gmt":"2022-02-28T15:50:12","slug":"guanajuato-cierra-4t2021-con-8-1-millones-de-m%c2%b2-inventario-industrial-clase-a","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/guanajuato-cierra-4t2021-con-8-1-millones-de-m%c2%b2-inventario-industrial-clase-a\/","title":{"rendered":"Guanajuato cierra 4T2021 con 8.1 millones de m\u00b2 en inventario industrial clase A"},"content":{"rendered":"<p><em>En la zona del Baj\u00edo, Quer\u00e9taro destac\u00f3 con una aportaci\u00f3n de 6.3 millones de m\u00b2 al inventario industrial clase A<\/em><!--more--><\/p>\n<p>El analista de la divisi\u00f3n de investigaci\u00f3n de mercados de <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>, Fernando Lara, asegur\u00f3 que el <a href=\"https:\/\/centrourbano.com\/inmobiliario\/bajio-demanda-industrial-solili\/\" target=\"_blank\" rel=\"noopener\">mercado industrial de Guanajuato<\/a> mostr\u00f3 estabilidad y crecimiento. Esto, debido al cierre de inventario industrial clase A de 8.1 millones de metros cuadrados en el cuarto trimestre del 2021.<\/p>\n<p>Del mismo modo, Quer\u00e9taro destac\u00f3 con un reporte de 6.3 millones de m\u00b2 de Inventario industrial Clase A. Mientras que en construcci\u00f3n presenta un auge desde el 2T2020, y se elev\u00f3 a 149,000 m\u00b2, respecto al 3T2021.<\/p>\n<p>Asimismo, Guanajuato present\u00f3 un aumento en la superficie industrial en construcci\u00f3n al pasar de 44,000 a 90,000 metros cuadrados. De este modo se espera un incremento en el inventario industrial de la zona, debido a proyectos de construcci\u00f3n que no fueron desarrollados en 2021.<\/p>\n<h2>Guanajuato, zona de inversiones extranjeras<\/h2>\n<p>Dentro de los principales factores que destacaron en el mercado, se encuentra la compra venta de portafolios industriales. Un ejemplo de ello, fue el anuncio de la compra venta de un portafolio de 14 edificios, de los cuales el 30% se concentra en la regi\u00f3n del baj\u00edo.<\/p>\n<p>Mientras tanto, en Celaya se realiz\u00f3 la inversi\u00f3n de capital norteamericano en el Libramiento Ferroviario compuesto por 21km de v\u00eda, obra que en la actualidad presenta un avance del 65%.<\/p>\n<p>En el 4T2021, el corredor de Le\u00f3n registr\u00f3 una superficie de 55,000 metros cuadrados que se entregaran a finales del 2022. Del mismo modo, present\u00f3 la incorporaci\u00f3n de nuevas naves industriales en el 3T2021, incorporaci\u00f3n que report\u00f3 un incremento porcentual en los valores de absorci\u00f3n. De este modo, en el 3T2021, aport\u00f3 con el 14 por ciento.<\/p>\n<p>Por su parte, los valores de absorci\u00f3n m\u00e1s altos se encontraron en los corredores de San Miguel de Allende y Celaya. Mientras que, el corredor de San Jos\u00e9 Iturbide y San Miguel de Allende, esperan una inversi\u00f3n de 15,000 millones de d\u00f3lares en un espacio de 60 hect\u00e1reas para el desarrollo WorldPort Industrial Park.<\/p>\n<h2>Dinamismo automotriz del Baj\u00edo<\/h2>\n<p>El dinamismo que el mercado industrial de Quer\u00e9taro presenta es reflejo de un panorama alentador. Ya que, m\u00faltiples sectores se han dedicado a impulsar el mercado mediante pymes con el objetivo de generar proveedores y servicios de alta calidad para la industria.<\/p>\n<p>Un ejemplo de ello es la iniciativa entre Jap\u00f3n y M\u00e9xico para fortalecer el cl\u00faster automotriz, el cual buscar\u00e1 robustecer a peque\u00f1as y medianas empresas en proveedur\u00eda de componentes. Estas acciones guiar\u00e1n hacia la competitividad y generar\u00e1n mayores oportunidades de negocio en la cadena de valor automotr\u00edz.<\/p>\n<p>En palabras del director para el sector industrial de Newmark, Abraham Fern\u00e1ndez, la regi\u00f3n del Baj\u00edo tom\u00f3 un impulso a inicio del 3T2021. De este modo, se present\u00f3 un incremento en operaciones que favoreci\u00f3 al sector automotriz, almacenaje y log\u00edstica, siendo este el que sum\u00f3 el 70% de las transacciones del mercado. Por su parte, el sector manufactura aport\u00f3 un 20 por ciento.<\/p>\n<p>Por su parte, el sector aeroespacial contempla una inversi\u00f3n de 5,000 millones de d\u00f3lares en el pa\u00eds, debido a su vocaci\u00f3n parte de esa inversi\u00f3n se colocar\u00e1 en Quer\u00e9taro. Mientras tanto, el submercado Aeropuerto, present\u00f3 al 4T2021, 54,000 metros cuadrados de absorci\u00f3n, de los cuales 50% pertenecer al giro automotriz.<\/p>\n<blockquote><p>\u201cEn general, se espera que el dinamismo de la industria de almacenaje y log\u00edstica contin\u00fae con un importante crecimiento durante 2022, as\u00ed como la fuerte tendencia a nivel global del <em>e-commerce<\/em> y esto impulse la demanda de espacios en la regi\u00f3n Baj\u00edo\u201d, asegur\u00f3, Abraham Fern\u00e1ndez, director para el sector industrial de
