{"id":125726,"date":"2022-01-24T08:30:08","date_gmt":"2022-01-24T14:30:08","guid":{"rendered":"https:\/\/centrourbano.com\/?p=125726"},"modified":"2022-02-11T11:39:05","modified_gmt":"2022-02-11T17:39:05","slug":"inflacion-reto-sector-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inflacion-reto-sector-inmobiliario\/","title":{"rendered":"Inflaci\u00f3n, el principal reto para el sector inmobiliario en 2022"},"content":{"rendered":"<p><em>Karim Goudiaby, CEO de la inmobiliaria digital Neximo,<\/em> <em>coment\u00f3 que el escenario de inflaci\u00f3n impactar\u00e1 en mayor medida en el costo de las viviendas nuevas<\/em><!--more--><\/p>\n<p>De acuerdo con una encuesta aplicada\u00a0a m\u00e1s de 800 asesores inmobiliarios del pa\u00eds, se espera que en 2022 la <strong>din\u00e1mica en el mercado inmobiliario<\/strong> sea mejor que en 2021; sin embargo, tambi\u00e9n se observan retos importantes para la industria.<\/p>\n<p>El 55% de los encuestados se\u00f1al\u00f3 que la <strong>inflaci\u00f3n<\/strong> es el principal factor de riesgo a considerar; mientras que el resto mencion\u00f3 el <strong>lento avance en la recuperaci\u00f3n econ\u00f3mica<\/strong> y el <strong>comportamiento al alza de las tasas de inter\u00e9s<\/strong>.<\/p>\n<p>Cabe recordar que, al cierre de noviembre de 2021, se report\u00f3 un aumento de m\u00e1s del 20% en el <a href=\"https:\/\/centrourbano.com\/construccion\/precio-materiales-construccion\/\" target=\"_blank\" rel=\"noopener\"><strong>costo de los materiales de construcci\u00f3n<\/strong><\/a>; lo cual se estima que impactar\u00e1 en los precios de la vivienda entre el primer y segundo trimestre de 2022.<\/p>\n<p>\u201cTras la pandemia hemos tenido un aumento considerable de la inflaci\u00f3n a nivel internacional. Bajo ese marco, quien quiera comprar vivienda lo tendr\u00e1 que hacer hoy, para aprovechar los precios sin el efecto inflacionario; porque ma\u00f1ana, por este aumento en los costos de insumos, comprar una vivienda ser\u00e1 m\u00e1s caro.<\/p>\n<p>Este aumento en los costos de producci\u00f3n no se ha notado en el precio de las viviendas porque se ha desplazado el inventario existente. Pero ahora que los desarrolladores est\u00e1n en el proceso de construir nueva oferta, es m\u00e1s caro producirla y eso se ver\u00e1 en el valor de las viviendas\u201d, dijo <strong>Karim Goudiaby<\/strong>.<\/p>\n<h2><strong>El impacto de la inflaci\u00f3n en el sector vivienda<\/strong><\/h2>\n<p><strong>Goudiaby<\/strong> mencion\u00f3 que el escenario de inflaci\u00f3n tambi\u00e9n impactar\u00e1 en las <strong>tasas de inter\u00e9s para cr\u00e9ditos hipotecarios<\/strong>. Pues, aunque en los \u00faltimos a\u00f1os se han observado tasas atractivas, en 2022 se podr\u00eda presentar un aumento e incluso llegar a tasas de dos d\u00edgitos.<\/p>\n<p>\u201cVeo dif\u00edcil para los bancos contener el <strong>aumento en las tasas de inter\u00e9s<\/strong> durante mucho tiempo. El <strong>Banco Federal Americano<\/strong> est\u00e1 aumentando sus tasas base y esto har\u00e1 m\u00e1s caro el costo del financiamiento, ya que el <strong>Banco de M\u00e9xico<\/strong> ajusta su pol\u00edtica monetaria con base a la pol\u00edtica americana. Los bancos van a intentar contener esta alza porque saben que es un factor importante de est\u00edmulo del mercado. Muchos bancos est\u00e1n tratando que el costo de otorgar un cr\u00e9dito sea m\u00e1s eficiente a trav\u00e9s de la tecnolog\u00eda. Es posible que salgamos del territorio de las tasas por debajo de 10%; aunque habr\u00e1 que analizar c\u00f3mo se mueve el Costo Anual Total (CAT)\u201d, indic\u00f3.<\/p>\n<p>Adem\u00e1s, agreg\u00f3 que inflaci\u00f3n impactar\u00e1 en mayor medida en el <strong>costo de las viviendas nuevas<\/strong>; lo cual podr\u00eda beneficiar a la din\u00e1mica del mercado de la <strong>vivienda usada<\/strong>.<\/p>\n<p>\u201cPensamos que el reflejo de estas alzas se presentar\u00e1 en el transcurso del primer trimestre; muchos indican que hacia el final del primer trimestre. Y creo que esta alza se va a reflejar mucho en la <strong>vivienda nueva<\/strong>; lo que fundamentalmente deber\u00eda\u00a0apoyar al mercado de <strong>vivienda usada<\/strong>. El mercado est\u00e1 bastante bien equilibrado en cuanto al volumen de propiedades de los dos lados; y yo creo que habr\u00e1 m\u00e1s dinamismo en la propiedad usada que en la vivienda nueva si hay
