{"id":125568,"date":"2022-01-21T13:49:48","date_gmt":"2022-01-21T19:49:48","guid":{"rendered":"https:\/\/centrourbano.com\/?p=125568"},"modified":"2022-01-21T13:49:48","modified_gmt":"2022-01-21T19:49:48","slug":"ctt-el-corredor-con-el-mayor-volumen-de-absorcion-de-la-zmvm","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/ctt-el-corredor-con-el-mayor-volumen-de-absorcion-de-la-zmvm\/","title":{"rendered":"CTT, el corredor con el mayor volumen de absorci\u00f3n de la ZMVM"},"content":{"rendered":"<p><em>El CTT registr\u00f3 en el \u00faltimo trimestre, m\u00e1s de 20,000 m\u00b2 al inventario, que corresponden al giro log\u00edstico y tecnol\u00f3gico<\/em><!--more--><\/p>\n<p>A lo largo del 2021 el Corredor Cuautitl\u00e1n, Tultitl\u00e1n, Tepotzotl\u00e1n (CTT), se posicion\u00f3 dentro del sector industrial con mayor volumen de absorci\u00f3n, debido a su ubicaci\u00f3n estrat\u00e9gica. Dicho corredor aport\u00f3 para que la absorci\u00f3n anual de la zona triplicar\u00e1 sus n\u00famero al pasar de 260,000 m\u00b2 a casi 670,000 metros cuadrados. Esto de acuerdo al reporte de <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a> sobre el mercado industrial en la zona metropolitana de la Ciudad de M\u00e9xico, correspondiente al cuarto trimestre del a\u00f1o.<\/p>\n<p>En el 4T2021 el mercado industrial se posicion\u00f3 como el m\u00e1s din\u00e1mico de la zona al registrar un inventario industrial de clase A con 13 millones de metros cuadrados. Dentro del registro, el submercado del CTT aport\u00f3 cerca de 130,000 m\u00b2 al inventari\u00f3. Por consiguiente, si las cifras se comparan al 3T2021, se present\u00f3 un aumento de 440,000 m\u00b2 y una tasa de disponibilidad 4.9% mayor.<\/p>\n<p>&nbsp;<\/p>\n<p><em><span style=\"font-size: 12pt;\">Te podr\u00eda interesar: <\/span><a href=\"https:\/\/centrourbano.com\/inmobiliario\/ctt-el-corredor-industrial-mas-grande-y-fructifero-de-la-cdmx\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-size: 12pt;\">CTT es el corredor industrial m\u00e1s grande y fruct\u00edfero de la CDMX<\/span><\/a><\/em><\/p>\n<p>&nbsp;<\/p>\n<p>Por otra parte, el CTT registr\u00f3 en el \u00faltimo trimestre, m\u00e1s de 20,000 m\u00b2 que corresponden al giro log\u00edstico y tecnol\u00f3gico. Del mismo modo, present\u00f3 movimientos de naves industriales en renta que pertenecen al comercio electr\u00f3nico, los cuales otorgaron 100,000 m\u00b2 a la actividad de Tepoztl\u00e1n. Asimismo, Cuautitl\u00e1n sum\u00f3 cerca de 68,000 metros cuadrados.<\/p>\n<h2>Oscilaci\u00f3n de los precios de renta en Valle-Azcapotzalco<\/h2>\n<p>En materia de precios, la Zona Metropolitana del Valle de M\u00e9xico registr\u00f3 un ligero aumento en comparaci\u00f3n a trimestres anteriores. Debido a la falta de espacios disponibles en diversos corredores.<\/p>\n<p>En consecuencia, el precio promedio del mercado de la CDMX se estima en 4.34 d\u00f3lares el metro cuadrado. Lo que simboliza un ligero incremento al 3T2021 que report\u00f3 un precio de 4.20 d\u00f3lares el metro cuadrado.<\/p>\n<p>Por otra parte, el precio de renta m\u00e1s elevado pertenece a Valle-Azcapotzalco, que alcanz\u00f3 un valor de 8.50 USD\/ m\u00b2 mensuales, seguido por Tlanepantla con 8.00 USD\/ m\u00b2. Mientras tanto, los precios m\u00e1s bajos registrados pertenecen a Huehuetoca con 3.30 USD\/ metros cuadrados. As\u00ed mismo, el corredor de Vallejo-Azcapotzalco se encuentra en una variaci\u00f3n de precios que oscila entre los 4.30 USD\/ m\u00b2 y la tarifa m\u00e1s alta registrada.<\/p>\n<blockquote><p>\u201cLa industria de bienes ra\u00edces en M\u00e9xico sigue mostrando signos de resiliencia. A pesar de los tiempos dif\u00edciles de los \u00faltimos dos a\u00f1os, el sector industrial se consolidar\u00e1 en este 2022 gracias al desempe\u00f1o del comercio electr\u00f3nico que tuvo un incremento exponencial durante el 2020 y 2021; por lo que esperamos que las inversiones contin\u00faen para mejorar sectores como el log\u00edstico, distribuci\u00f3n y proyectos de entrega de \u00faltima milla\u201d, coment\u00f3 el director regional para Am\u00e9rica Latina de Newmark, Giovanni
