{"id":125403,"date":"2022-01-13T09:00:12","date_gmt":"2022-01-13T15:00:12","guid":{"rendered":"https:\/\/centrourbano.com\/?p=125403"},"modified":"2022-01-13T01:14:38","modified_gmt":"2022-01-13T07:14:38","slug":"demanda-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-oficinas-cdmx\/","title":{"rendered":"Crece 15% demanda de oficinas en CDMX durante 4T2021"},"content":{"rendered":"<p><em>El mercado de oficinas capitalino<\/em> <em>enfrenta retos importantes; sin embargo, los indicadores muestran un mejor panorama para este 2022<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte del Mercado de Oficinas de la Ciudad de M\u00e9xico<\/strong> correspondiente al cuarto trimestre de 2021 (4T2021), elaborado por <strong>Solili<\/strong>, por primera vez, desde el inici\u00f3 de la pandemia, logr\u00f3 situar cifras de <strong>demanda neta<\/strong> en terreno positivo.<\/p>\n<p>Al cierre del 4T2021, la capital del pa\u00eds report\u00f3 una comercializaci\u00f3n de espacios de oficinas de cerca de <strong>110,000 metros cuadrados<\/strong> (m\u00b2); lo cual representa la cifra m\u00e1s alta desde la aparici\u00f3n del Covid-19 en el pa\u00eds.<\/p>\n<p>De esta manera, a pesar de que los <strong>niveles de demanda<\/strong> a\u00fan se encuentran por debajo de lo reportado en periodos prepandemia, los resultados del 4T2021 son 15% superiores a lo reportado en el trimestre anterior; adem\u00e1s, son casi cinco veces por encima de la suma demandada el mismo trimestre del 2020.<\/p>\n<p>\u201cYa lo hab\u00edamos anticipado luego del primer trimestre del 2021 que ven\u00eda avanzando una <strong>demanda<\/strong> que se recuper\u00f3 ligeramente en medio de una <a href=\"https:\/\/centrourbano.com\/publicaciones\/siila-desocupacion-oficinas-2022\/\" target=\"_blank\" rel=\"noopener\"><strong>desocupaci\u00f3n<\/strong> <\/a>que por diversos factores lograba reducirse de forma lenta pero continua; lo que nos hac\u00eda prever que el mercado estaba por cambiar para fines del a\u00f1o o inicios del 2022\u201d, se\u00f1al\u00f3 la consultora.<\/p>\n<h2><strong>La desocupaci\u00f3n de oficinas cede terreno<\/strong><\/h2>\n<p><strong>Solili<\/strong> indic\u00f3 que la <strong>desocupaci\u00f3n de oficinas<\/strong> ha ido disminuyendo lentamente en la CDMX, lo cual es resultado de varios factores. Por ejemplo, la implementaci\u00f3n de un <strong>esquema de trabajo h\u00edbrido<\/strong> por parte de algunas empresas; as\u00ed como la <strong>reconversi\u00f3n de espacios corporativos<\/strong> a hoteles, cl\u00ednicas y\/o viviendas.<\/p>\n<p>Asimismo, la plataforma destac\u00f3 el trabajo del <strong>Gobierno capitalino<\/strong> para iniciar una serie de acciones para <strong>reactivar la econom\u00eda y el empleo<\/strong>; a la par de brindar mayor seguridad a los espacios que iban a recibir estos cambios.<\/p>\n<p>As\u00ed, al cierre del 4T2021 se registr\u00f3 una <strong>absorci\u00f3n bruta neta<\/strong> de poco m\u00e1s de 67,000 m\u00b2;
