Adem\u00e1s de que ser\u00e1n los <strong>proyectos de usos mixtos<\/strong> los que impulsen la demanda de espacio corporativo.<\/p>\n<p>\u201cLas <strong>oficinas en coexistencia con usos comerciales y residenciales<\/strong> ser\u00e1n las que mantendr\u00e1n una demanda que tiende a una recuperaci\u00f3n progresiva; aunque a\u00fan lejana al impulso que tra\u00eda el sector previo a la pandemia\u201d, se\u00f1al\u00f3.<\/p>\n<p>Asimismo, la plataforma indic\u00f3 que, pese a la incertidumbre que sigue presente en el mercado inmobiliario, durante los \u00faltimos dos trimestres, la <strong><a href=\"https:\/\/centrourbano.com\/inmobiliario\/aumento-demanda-oficinas\/\" target=\"_blank\" rel=\"noopener\">demanda<\/a> de oficinas<\/strong> se ha reactivado lentamente; en tanto, las <strong>desocupaciones<\/strong> ya han estado m\u00e1s desaceleradas.<\/p>\n<h2><strong>El mercado de oficinas se recupera en el pa\u00eds<\/strong><\/h2>\n<p>La <strong>absorci\u00f3n neta a nivel nacional<\/strong> a\u00fan se encuentra en terreno negativo; sin embargo, <strong>Solili<\/strong> destac\u00f3 que este indicador ha ido mejorando, toda vez que las <strong>desocupaciones<\/strong> registran niveles menores a los del inicio de la pandemia.<\/p>\n<p>Adem\u00e1s, los <strong>espacios est\u00e1n en proceso de reconfiguraci\u00f3n<\/strong>, ya que ahora es necesario destinar m\u00e1s espacio por metro cuadrado por persona; a fin de guardar las distancias sugeridas. Asimismo, deber\u00e1n tener menos \u00e1reas de uso exclusivo y m\u00e1s \u00e1reas de usos m\u00faltiples.<\/p>\n<p>\u201cEstos movimientos han hecho que el <strong>ajuste a la baja en la demanda<\/strong> no haya sido tan pronunciado como lo que se hab\u00eda anticipado a inicios del 2020. Y poco a poco la demanda va en una lenta recuperaci\u00f3n\u201d, mencion\u00f3.<\/p>\n<p>De acuerdo con <strong>Solili<\/strong>, el pasado mes de junio, la <strong>Ciudad de M\u00e9xico<\/strong> super\u00f3 el 22% de vacancia. Y, desde entonces, se ha mantenido cercana a ese nivel, cerrando el mes de noviembre con 22.46 por ciento.<\/p>\n<p>Por su parte, en <strong>Monterrey<\/strong> y <strong>Guadalajara<\/strong> la demanda neta de oficinas tambi\u00e9n ha sido negativa, aunque con menores disminuciones que en la capital. Aunado a lo anterior, las construcciones han avanzado en estas entidades, aunque con pocos arranques de nuevos proyectos.<\/p>\n<p>En tanto, mercados corporativos como <strong>Tijuana<\/strong> han logrado mantenerse dentro de una de las vacancias de oficinas m\u00e1s bajas a nivel nacional junto a <strong>Le\u00f3n<\/strong> y <strong>M\u00e9rida<\/strong>;
