En cifras de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili,<\/a> de Enero a Octubre, la demanda bruta industrial nacional registr\u00f3 5.3 millones de metros cuadrados.<\/p>\n<p>Esta cifra que se mantuvo gracias al sector manufacturero que se concentra en las entidades del norte y el baj\u00edo del pa\u00eds. Por su parte, el log\u00edstico se posiciono como crucial en la demanda de Ciudad de M\u00e9xico, Guadalajara y Quer\u00e9taro.<\/p>\n<h2>Desarrolladores emprenden tras la pandemia.<\/h2>\n<p>La crisis producida por la pandemia es la misma que ha llevado a realizar transformaciones dentro del mercado. En consecuencia, desarrolladores e inversionistas mejoraron su perfil crediticio con excelentes tasas de inter\u00e9s, detectaron sus fortalezas y reorganizaron sus portafolios.<\/p>\n<p>Del mismo modo, optaron por ampliar sus redes log\u00edsticas, por lo que lograron hacerse de espacios clave que fortalecen su esquema de almacenes. Grandes empresas como Amazon y mercado libre, pactaron con sus desarrolladores la construcci\u00f3n de edificaciones que se acoplen a sus necesidades.<\/p>\n<p>Estos arrendadores garantizaron el desarrollo de un pronostico prospero de crecimiento, lo que gener\u00f3 un acuerdo de beneficio mutuo. As\u00ed mismo, debido a sus caracter\u00edsticas,este tipo de inmueble permiti\u00f3 la facilidad de acortar riesgos financieros como la inflaci\u00f3n al pactar con anticipaci\u00f3n la compra de sus insumos.<\/p>\n<p>El panorama amplia una visi\u00f3n m\u00e1s clara de los inquilinos industriales, quienes tienen en cuenta la ventaja de concentrar su capital en la operaci\u00f3n de sus propiedades. La separaci\u00f3n de funciones y los incentivos para inquilinos y desarrolladores, la actividad inmobiliaria industria logra una maduraci\u00f3n que la posiciona como sector institucional.<\/p>\n<p>Dicha posici\u00f3n se fortalece de la competencia que existe por lograr satisfacer las necesidades de los inquilinos potenciales.
