As\u00ed mismo, se le reconoce como el hub log\u00edstico m\u00e1s importante de M\u00e9xico, al ser una de las zonas que aportan mayor impulso al sector.<\/p>\n<p>Una de sus principales caracter\u00edsticas es la concentraci\u00f3n de grandes Centros log\u00edsticos y de distribuci\u00f3n de diversas industrias. Desde el auge de los e-commerce, m\u00faltiples compa\u00f1\u00edas han buscado instalarse en el corredor con la intenci\u00f3n de aprovechar la estrat\u00e9gica ubicaci\u00f3n con la intenci\u00f3n de tener mayor cercan\u00eda al consumidor.<\/p>\n<h2>CTT un espacio en crecimiento<\/h2>\n<p>El 80% de las naves industriales del mercado de la CDMX, se concentra en el corredor de CTT, de las cuales en su mayor\u00eda son de ultima generaci\u00f3n. Esto debido a la demanda de caracter\u00edsticas especializadas como; altura libre por encima de los 9 metros, patios de maniobra amplios, entre otros.<\/p>\n<p>La implementaci\u00f3n especializada de espacios para las empresas, su cercan\u00eda y funcionalidad son solo algunos de los pilares que mantienen el dinamismo del corredor. Lo que lograr\u00eda durante el 3T 2021, el 60% de las operaciones se concentrara en CTT y obtuviera 70% de la absorci\u00f3n bruta del mercado industrial de la ciudad.<\/p>\n<p>La empresa <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, menciona que durante el 1Q2018 y el 3Q2021, el 25% de la participaci\u00f3n en el mercado corresponde a compa\u00f1\u00edas de e-commcerce y distribuci\u00f3n. Del mismo modo, se destaca que 2018 fue el a\u00f1o con mayor registro en demanda de espacios de e-commerce, con 178,722 m<sup>2 <\/sup>comercializados.<\/p>\n<p>Algunas de mas empresas que se ubican desde hace aproximadamente 3 a\u00f1os en el CTT son: Amazon, Mercado Libre, DHL y estafeta.<\/p>\n<h2><strong>Compa\u00f1\u00edas de log\u00edstica<\/strong><\/h2>\n<p>Por otra parte, los centros log\u00edsticos acumularon un total de 261,375 m<sup>2 <\/sup>en absorci\u00f3n durante el 2020, lo que mantiene vigente al giro comercial. Algunos de los inquilinos m\u00e1s reconocidos de la zona son: Henco Global, Geodis M\u00e9xico, Ceva Logistics, entre otros.<\/p>\n<p>Del mismo modo, durante los \u00faltimos cinco a\u00f1os, el mercado ha crecido de manera constante, manteniendo un promedio anual del 4 por ciento. Pese a esto, el mercado m\u00e1s grande de superficie rentable del pa\u00eds se encuentra en CDMX que concentra 14.3 millones de m<sup>2 <\/sup>al t\u00e9rmino del 3Q2021.<\/p>\n<p>De la cifra antes mencionada, el 70% de localiza en el corredor CTT con aproximadamente 8.4 millones de metros cuadrados. Por otro lado, la absorci\u00f3n bruta del corredor registr\u00f3 590,438 m<sup>2 <\/sup>de enero a septiembre del presente a\u00f1o, lo que representa el 70% de la absorci\u00f3n bruta de la CDMX.<\/p>\n<p>Este repunte se considera importante, puesto que se comercializaron cerca de 836,128 m<sup>2 <\/sup>, lo que representa un 5% m\u00e1s a lo registrado durante 2020.<\/p>\n<h2><strong>Nuevas construcciones<\/strong><\/h2>\n<p>Por su parte, en materia de construcci\u00f3n, durante los primeros tres trimestres se iniciaron las obras de 224,365 m<sup>2 <\/sup>en todo el mercado.Del total de metros cuadrados en construcci\u00f3n, el 67% se ubica en el corredor CTT y se localiza en 5 nuevas edificaciones, lo que equivale a 148,687 metros cuadrados. Dichas edificaciones ser\u00e1n entregadas entre el 4Q2021 y el 1Q2022.<\/p>\n<p>Sumado a esto, se contempla la construcci\u00f3n de cinco nuevos proyectos y dos parques industriales que sumar\u00e1n una edificaci\u00f3n dentro de los pr\u00f3ximos 5 meses, lo que sumar\u00e1 352,207 m<sup>2 <\/sup>al inventario. Del mismo modo en que se espera el inicio de las construcciones en 2022, los desarrolladores institucionales, contemplan mantener sus inversiones en el
