Con esto, se estima que el sector corporativo inmobiliario presente mayor fluidez a finales de a\u00f1o e incluso se extienda a principios de 2022.<\/p>\n<p>En reportes de <strong>Solili<\/strong>, el mercado de <strong>oficinas clase A<\/strong> de Quer\u00e9taro inici\u00f3 la segunda mitad de 2021 con poco m\u00e1s de <strong>4,000 metros cuadrados<\/strong> de absorci\u00f3n bruta. As\u00ed mismo, se present\u00f3 un valor positivo en absorci\u00f3n neta con<strong> 34,000 m\u00b2<\/strong>, lo que representa el doble de lo reportado el trimestre anterior.<\/p>\n<p>Del mismo modo, <strong>la renta de espacios<\/strong> predomin\u00f3 en el mercado con un promedio de 300 m\u00b2 de superficie. Por otra parte, el corredor de Juriquilla obtuvo un mayor volumen durante septiembre con 740 metros cuadrados.<\/p>\n<p>Por su parte, <strong>el mercado general<\/strong>, present\u00f3 el m\u00e1ximo n\u00famero de metros cuadrados absorbidos durante el mes de julio, lo que refleja un 61% del total en el trimestre. En cuanto a m\u00e1ximos, el corredor de Centro Sur sobresali\u00f3 con 487 m\u00b2, lo que result\u00f3 en un 43% del total en la Ciudad.<\/p>\n<p>Los espacios de oficinas contin\u00faan con una <strong>desocupaci\u00f3n<\/strong> cercana a los 1,100 m\u00b2,que, en comparaci\u00f3n al mismo trimestre de 2020, presenta una disminuci\u00f3n de casi 50 por ciento.<\/p>\n<h2>Nuevo punto de inversi\u00f3n<\/h2>\n<p>A lo largo del trimestre, se concluyeron las obras del edificio corporativo del complejo <strong>Distrito Quer\u00e9taro<\/strong>, obra a cargo de la <strong>desarrolladora Parks<\/strong> y <strong>Santander<\/strong>. Con la implementaci\u00f3n del proyecto, se esperan cuatro edificios destinados a oficinas, entre los cuales destaca el que albergar\u00e1 al personal de<strong> Santander<\/strong>.<\/p>\n<p>La edificaci\u00f3n cuenta con 32,000 m\u00b2 de superficie y se ubica en el corredor 5 de Febrero, donde se ubican algunos de los complejos m\u00e1s innovadores de la ciudad.<\/p>\n<ul>\n<li>Proyectos de usos mixtos.<\/li>\n<\/ul>\n<p>Dentro de los desarrollos que se esperan en la ciudad, el complejo de usos mixtos <strong>Vol\u00e9<\/strong>, incorporar\u00e1 9,000 m\u00b2 al inventario. En este mercado, se contempla un panorama positivo, esperando su estabilidad que reflejar\u00e1 n\u00fameros positivos en cuanto a la absorci\u00f3n
