De acuerdo con cifras de la Secretar\u00eda de Econom\u00eda, en el segundo trimestre del a\u00f1o, Jalisco logr\u00f3 la captaci\u00f3n de 874.7 millones de d\u00f3lares en inversi\u00f3n.<\/p>\n<p>A pesar que la inversi\u00f3n del periodo fue un 43% menor a la registrada en el 2T2020, el mercado industrial en Guadalajara se mantiene atractivo para los inversionistas. Los sectores l\u00edderes en la demanda de espacios industriales son: log\u00edstica (que concentran distribuci\u00f3n, transporte y almacenamiento), comercio y manufactura con 64.8%, 14.1% y 8.4%, respectivamente.<\/p>\n<p>De acuerdo con el vicepresidente de <a href=\"https:\/\/www.cbre.com.mx\/es-mx\/\">CBRE<\/a> para Guadalajara y regi\u00f3n Noreste de M\u00e9xico, Xavier Ramos, existe un incremento en la oferta de espacios durante el 2021. Esto gracias a la reactivaci\u00f3n de la construcci\u00f3n de espacios industriales clase A en la Zona Metropolitana de Guadalajara (ZMG), que incorpora cerca de 234,000 m\u00b2 al inventario.<\/p>\n<h2>Nueva oferta de espacios industriales<\/h2>\n<p>La oferta de espacios industriales cerr\u00f3 el 3T2021 con nuevos metros distribuidos en 8 edificaciones, 43% de estos se incorporaron al inventario de pre-arrendados. Por otro lado, en el mismo periodo del a\u00f1o anterior, solo se incorporaron 3 edificios al inventario, con un total de 39,000 m\u00b2 en conjunto.<\/p>\n<p>Respecto a trimestres anteriores, se present\u00f3 un incremento en el precio promedio de salida para renta, con un cierre de 4.8 d\u00f3lares por m\u00b2 mensual. Mientras que la tasa de vacancia cerr\u00f3 con 4.8%, que corresponde a 184,900 m\u00b2 vacantes, menor al 5.1% registrado en el mismo periodo de 2020.<\/p>\n<p>&nbsp;<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"wp-image-123073 size-full aligncenter\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/empleo.png\" alt=\"\" width=\"649\" height=\"300\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/empleo.png 649w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/empleo-300x139.png 300w\" sizes=\"auto, (max-width: 649px) 100vw, 649px\" \/>\n<p>Las nuevas obras en la ZMG de espacios clase A se mantienen activas, con un total de 18 edificios que conforman 216,000 m\u00b2 en proceso. El 39% de los 103,500 m\u00b2 de espacios en construcci\u00f3n corresponde a espacios build to suit, los 157,800 m\u00b2 restantes representa espacios especulativos. Para finalizar el a\u00f1o, se espera la incorporaci\u00f3n de un 50% extra que corresponde a 18 edificaciones nuevas, que sumar\u00e1 cerca de 150,000 nuevos metros.<\/p>\n<p>Por otra parte, en los submercados, el 83% total de espacios en construcci\u00f3n se concentra en los corredores de Acatl\u00e1n (109,900<em> m\u00b2) <\/em>y El salto (108,400<em> m\u00b2)<\/em>. El submercado de Acatl\u00e1n tiene la caracter\u00edstica de enfocarse en proyectos build to suit, por su parte, El salto posee edificios especulativos ideales para los
