La Ciudad de M\u00e9xico y la zona industrial obtuvieron un incremento de 893,000 millones de metros cuadrados, cifra 26% mayor a la registrada en el tercer trimestre de 2020.<\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE M\u00e9xico<\/a>, empresa de consultor\u00eda, comercializaci\u00f3n y servicios inmobiliarios, al cierre del 3T2021, el inventario de la Ciudad de M\u00e9xico registr\u00f3 9.43 millones de metros cuadrados, equivalente al 5.2% de incremento anual.<\/p>\n<p>Por otra parte, la nueva oferta alcanz\u00f3 la cifra de 383,000 m\u00b2, superior a la reportada en el mismo trimestre de 2020, que fue de 162,171 m\u00b2. Por \u00faltimo, se mostr\u00f3 una tasa de vacancia de 6.5%, en comparaci\u00f3n al 5.3% registrado en 3T2020.<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"wp-image-123025 size-full aligncenter\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/e-commerce-y-logistica.png\" alt=\"\" width=\"623\" height=\"363\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/e-commerce-y-logistica.png 623w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/e-commerce-y-logistica-300x175.png 300w\" sizes=\"auto, (max-width: 623px) 100vw, 623px\" \/>\n<p>Durante el 3T2021, la demanda de espacios inmobiliarios fue del 30% para e-commerce y 22% para sector log\u00edstico. Esto favorece al sector industrial, con un incremento de 9% en exportaciones totales en el 1T2021, lo que gener\u00f3 una captaci\u00f3n de 1,142,388 miles de d\u00f3lares.<\/p>\n<p>Se espera que durante los pr\u00f3ximos meses contin\u00faen en alza estos sectores, esto sin perder la pista a los espacios para reconversi\u00f3n que se encuentran en la ciudad. Hasta el momento se refleja un pipeline de construcci\u00f3n para 2022 y 2023, m\u00e1s de 189,156 el CTT distribuidos en Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n con un 29.3%, 29.0% y 26.5% respectivamente.
