{"id":122500,"date":"2021-10-11T09:00:34","date_gmt":"2021-10-11T14:00:34","guid":{"rendered":"https:\/\/centrourbano.com\/?p=122500"},"modified":"2021-10-11T08:30:21","modified_gmt":"2021-10-11T13:30:21","slug":"demanda-espacio-industrial-solili","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-espacio-industrial-solili\/","title":{"rendered":"Se dispara la demanda de espacio industrial en el pa\u00eds: Solili"},"content":{"rendered":"<p><em>La construcci\u00f3n de espacio industrial cerr\u00f3 el 3T2021 con 3.3 millones de m<\/em><em>\u00b2<\/em><em> que avanzan en distintas fases constructivas; lo cual representa un incremento de 20%<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte Industrial<\/strong> correspondiente al tercer trimestre de 2021 (3T2021), elaborado por <strong>Solili<\/strong>, este mercado avanz\u00f3 en forma contundente y logr\u00f3 reportar <strong>indicadores positivos<\/strong>, especialmente en t\u00e9rminos de demanda.<\/p>\n<p>Al cierre del 3T2021, la <strong><a href=\"https:\/\/centrourbano.com\/2021\/09\/22\/norte-demanda-industrial-solili\/\" target=\"_blank\" rel=\"noopener\">demanda bruta<\/a> industrial<\/strong> a nivel nacional fue de m\u00e1s de 1.9 millones de metros cuadrados (m\u00b2); cuando en los primeros dos meses del per\u00edodo ya superaba 1.1 millones de metros cuadrados.<\/p>\n<p>Lo anterior indica que en el mes de septiembre se dinamiz\u00f3 la <strong>demanda nacional industrial<\/strong>, principalmente en <strong>Monterrey<\/strong>, <strong>Ciudad de M\u00e9xico<\/strong>, <strong>Saltillo<\/strong>, <strong>Quer\u00e9taro<\/strong> y <strong>Ciudad Ju\u00e1rez<\/strong>.<\/p>\n<p>El <strong>mercado industrial de la capital neoleonesa<\/strong> report\u00f3 una <strong>demanda bruta hist\u00f3rica<\/strong>, con m\u00e1s de 450,000 m\u00b2. De esta manera, gracias al <strong>sector manufacturero<\/strong>, pas\u00f3 a ser el mercado de mayor demanda a nivel nacional durante el 3T2021, por encima de <strong>Ciudad de M\u00e9xico<\/strong>.<\/p>\n<p>\u201cSi bien es cierto que la reactivaci\u00f3n en la <strong>manufactura<\/strong> global ha impactado de manera positiva en la demanda de espacio industrial en el pa\u00eds, tenemos por otro lado la <strong>log\u00edstica<\/strong> que ha crecido de forma importante en mercados del norte como <strong>Tijuana<\/strong>, <strong>Mexicali<\/strong>, <strong>Saltillo<\/strong> y <strong>Monterrey<\/strong>; donde los grandes centros de distribuci\u00f3n se posicionan para almacenar flujos de mercanc\u00edas\u201d, se\u00f1al\u00f3 <strong>Solili<\/strong>.<\/p>\n<h2><strong>Espacio industrial vacante<\/strong><\/h2>\n<p>Al 3T2021, la <strong>vacancia a nivel nacional<\/strong> se redujo con respecto al trimestre anterior. Esto con excepci\u00f3n de los mercados de <strong>Tecate<\/strong> y <strong>San Luis Potos\u00ed<\/strong>, que registraron ligeros incrementos, debido a la nueva oferta y a una mayor desocupaci\u00f3n.<\/p>\n<p>Por otro lado, los mercados de <strong>Quer\u00e9taro<\/strong> y <strong>Saltillo<\/strong> registraron descensos trimestrales de 67,000 y 66,000 m\u00b2, respectivamente. Y, de igual manera, en <strong>Monterrey<\/strong> y la <strong>CDMX<\/strong> los espacios disponibles se redujeron en 56,000 y 52,000 m\u00b2, cerrando con vacancias de 4.9 y 4.5 por ciento.<\/p>\n<p>\u201cLas <strong>tasas de vacancia<\/strong> en todos los mercados industriales del pa\u00eds se encuentran en niveles sanos, La fuerte actividad en la <strong>demanda<\/strong> y la <strong>reactivaci\u00f3n de la construcci\u00f3n<\/strong> <strong>especulativa<\/strong> ha generado que haya equilibrio y los niveles de vacancia se mantengan\u201d, destac\u00f3 la consultora.<\/p>\n<h2><strong>Construcci\u00f3n e inventario<\/strong><\/h2>\n<p>Finalmente, <strong>Solili<\/strong> indic\u00f3 que los <strong>inventarios<\/strong> de los mercados de <strong>Monterrey<\/strong>, <strong>CDMX<\/strong> y <strong>Tijuana<\/strong> reflejaron importantes incrementos. Esto debido a que durante el 3T2021 se culminaron naves industriales por 253,000, 113,000 y 93,000 m\u00b2, respectivamente.<\/p>\n<p>En t\u00e9rminos relativos de inventario, <strong>Monterrey<\/strong> creci\u00f3 en 1.9%, <strong>Tijuana<\/strong> en 1.2% y la <strong>capital del pa\u00eds<\/strong> en 0.7%, trimestralmente. Por su parte, al cierre del 3T2021, <strong>Tecate<\/strong> dio un salto del 2.5% a su inventario con las naves culminadas durante este periodo.<\/p>\n<p>Por otro lado, la <strong>construcci\u00f3n de espacio industrial<\/strong> cerr\u00f3 el trimestre con 3.3 millones de m\u00b2, que avanzan en distintas fases constructivas. Lo cual representa un incremento de casi 20% con respecto al mismo periodo de 2020.<\/p>\n<p>La plataforma detall\u00f3 que la <strong>Ciudad de M\u00e9xico<\/strong> y <strong>Monterrey<\/strong> concentran el 35% de las construcciones industriales en proceso; sin embargo, la capital neoleonesa es el mercado que destaca con un incremento anual de casi 63 por
