{"id":122351,"date":"2021-10-05T13:32:11","date_gmt":"2021-10-05T18:32:11","guid":{"rendered":"https:\/\/centrourbano.com\/?p=122351"},"modified":"2021-10-05T13:32:11","modified_gmt":"2021-10-05T18:32:11","slug":"fibra-plus-fibra-hd-combinacion-negocios","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/publicaciones\/fibra-plus-fibra-hd-combinacion-negocios\/","title":{"rendered":"Fibra Plus y Fibra HD anuncian combinaci\u00f3n de negocios"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Al concretarse la fusi\u00f3n entre Fibra Plus y Fibra HD, el portafolio conjunto se compondr\u00e1 por 58 propiedades, con un \u00e1rea bruta rentable de 600,000 m\u00b2<\/span><\/i><!--more--><\/p>\n<p><span style=\"font-weight: 400;\">El pasado mes de junio, los<\/span> <span style=\"font-weight: 400;\"><a href=\"https:\/\/www.fibraplus.mx\/\" target=\"_blank\" rel=\"noopener\">Fideicomisos de Infraestructura y Bienes Ra\u00edces<\/a>, Fibra Plus y Fibra HD anunciaron una <a href=\"https:\/\/centrourbano.com\/2021\/08\/11\/combinacion-fibra-plus-fibra-hd\/\" target=\"_blank\" rel=\"noopener\">combinaci\u00f3n de negocios<\/a> mediante<\/span> <span style=\"font-weight: 400;\">un documento en el que se convocaba a la Asamblea General de tenedores de Fibra Plus para tratar la aprobaci\u00f3n de t\u00e9rminos y condiciones de dicha fusi\u00f3n.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De acuerdo con expertos, esta acci\u00f3n traer\u00e1 diversos beneficios para ambas partes, tales como:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Alcanzar, en el mediano plazo, una capitalizaci\u00f3n cercana a los 1,000 millones de d\u00f3lares.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Eficiencias operativas y de administraci\u00f3n mediante la uni\u00f3n de equipos profesionales.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Econom\u00edas de escala y de alcance, con crecimiento ante los mercados internacionales de deuda y capital.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Creaci\u00f3n de una nueva \u00e1rea de rotaci\u00f3n de activos, mayor poder de negociaci\u00f3n con inquilinos y proveedores, y fusi\u00f3n de culturas (valores) y mejores pr\u00e1cticas.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Menor apalancamiento, cercano al 35%.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Mayor acceso al financiamiento v\u00eda deuda y capital, con menores tasas de inter\u00e9s.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Mayor diversificaci\u00f3n tanto en segmentos como en ubicaciones.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Crecimiento en la bursatilidad, liquidez y dividendos (a partir de 2023).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Crecimiento org\u00e1nico y sostenible con adquisiciones redituables.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Hacer un uso \u00f3ptimo de los recursos, con el fin de representar una propuesta de inter\u00e9s ante los Fibras comparables.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Asimismo, de concretarse la combinaci\u00f3n de negocios, el portafolio conjunto se compondr\u00e1 por 58 propiedades; con un ABR de m\u00e1s de 600,000 metros cuadrados (m\u00b2). En los cuales destacan los complejos: Torre Arcos, Espacio Condesa, H\u00e9redit Acueducto, Punto Chapultepec, Plaza San Antonio, Sky Cumbres, Bosque Real y Corporativo Arboledas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Fibra Plus cuenta con una cartera de propiedades integrada por 16 proyectos, con un \u00e1rea bruta rentable (ABR) de 280,339 m\u00b2; las cuales se relacionan al comercio (27%), oficinas (30%), industrial (34%) y vivienda en renta (9%). Por su parte, Fibra HD cuenta con 41 propiedades estabilizadas; las cuales suman un ABR total de 309,000 m\u00b2. Adem\u00e1s, registr\u00f3 un 91.34% de ocupaci\u00f3n al cierre del primer trimestre del 2021.<\/span><\/p>\n<h2><b>La fusi\u00f3n contin\u00faa avanzando<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">En<\/span> <span style=\"font-weight: 400;\">d\u00edas recientes, Fibra Plus anunci\u00f3 la adquisici\u00f3n del 50% del Fideicomiso Fundador y de Control (Fifun) de Fibra HD, lo que facilita a\u00fan m\u00e1s la integraci\u00f3n de los negocios; que tiene como prioridad generar valor a los inversionistas de Fibra HD y potenciar a ambos Fideicomisos.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cCon la integraci\u00f3n se busca combinar fortalezas, capacidades y experiencia para potenciar ambos veh\u00edculos.
