{"id":121984,"date":"2021-09-22T09:00:00","date_gmt":"2021-09-22T14:00:00","guid":{"rendered":"https:\/\/centrourbano.com\/?p=121984"},"modified":"2021-09-21T23:32:43","modified_gmt":"2021-09-22T04:32:43","slug":"2s2021-mercado-inmobiliario-global","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/2s2021-mercado-inmobiliario-global\/","title":{"rendered":"Al 2S2021, se recupera el mercado inmobiliario global: JLL"},"content":{"rendered":"<p><em>JLL precis\u00f3 que el mercado de oficinas a nivel mundial se recupera a diferentes velocidades, conforme a las tasas de vacunaci\u00f3n y las restricciones sociales<\/em><!--more--><\/p>\n<p>De acuerdo con el reporte <strong><em>Perspectiva Global de Bienes Ra\u00edces<\/em><\/strong> de <a href=\"https:\/\/centrourbano.com\/2021\/06\/04\/recuperacion-mercado-desigual\/\" target=\"_blank\" rel=\"noopener\"><strong>JLL<\/strong><\/a>, al comienzo del segundo semestre del a\u00f1o (2S2021), el mercado inmobiliario global mostr\u00f3 signos de recuperaci\u00f3n en todos sus sectores.<\/p>\n<p>La firma indic\u00f3 que, a nivel global, los <strong>vol\u00famenes de transacci\u00f3n<\/strong> totalizaron 247,000 millones de d\u00f3lares durante el segundo trimestre de 2021 (2T2021); lo que representa un aumento del 103% frente al 2T2020. En particular, Estados Unidos, Alemania, el Reino Unido, China y Australia registraron un crecimiento s\u00f3lido.<\/p>\n<h2><strong>Mercado de Oficinas<\/strong><\/h2>\n<p>El <strong>sector corporativo<\/strong> a\u00fan se encuentra en una <strong>etapa<\/strong> <strong>de transici\u00f3n<\/strong>, en la que las empresas buscan una estrategia a largo plazo para flexibilizar su enfoque y adaptarse a la nueva realidad.<\/p>\n<p><strong>JLL<\/strong> se\u00f1al\u00f3 que este mercado muestra <strong>signos claros de mejora<\/strong> y se esperan nuevos progresos en los pr\u00f3ximos meses. Aunque la recuperaci\u00f3n a nivel mundial se da en diferentes velocidades, conforme a las tasas de vacunaci\u00f3n y las restricciones sociales.<\/p>\n<p>Al cierre del 2T2021, los <strong>vol\u00famenes globales de arrendamiento<\/strong> fueron 44% m\u00e1s altos que los reportados en el mismo periodo de 2020; sin embargo, son 36% m\u00e1s bajos que los del 2T2019.<\/p>\n<h2><strong>Sector Minorista<\/strong><\/h2>\n<p>El avance de la vacunaci\u00f3n contra el <strong>Covid-19<\/strong> en el mundo ha permitido que este mercado mejore sus resultados. Aunque la amenaza de las nuevas variantes del virus podr\u00eda retrasar su recuperaci\u00f3n.<\/p>\n<p>Seg\u00fan <strong>JLL<\/strong>, la <strong>actividad de arrendamiento<\/strong> ha aumentado en muchas ciudades del mundo, particularmente en los centros vecinales y los centros comerciales abiertos. Mientras que los centros comerciales y las \u00e1reas principales registran una menor demanda y consolidaci\u00f3n o reubicaci\u00f3n de inquilinos.<\/p>\n<h2><strong>Sector Log\u00edstico<\/strong><\/h2>\n<p>Este sector ha sido uno de los m\u00e1s resilientes ante los embates de la pandemia, y se estima que la <strong>trayectoria de crecimiento<\/strong> actual continuar\u00e1 en los pr\u00f3ximos meses.<\/p>\n<p>Durante el 2T2021, la <strong>demanda de espacio log\u00edstico<\/strong> se mantuvo s\u00f3lida gracias al comercio electr\u00f3nico, que encontr\u00f3 su auge debido al aislamiento social; as\u00ed como a sectores como la entrega de paquetes, la salud y la construcci\u00f3n.<\/p>\n<p>\u201cAunque la <strong>cartera de suministro<\/strong> es alta en muchos mercados, la <strong>demanda<\/strong> est\u00e1 igualando e incluso superando la <strong>disponibilidad<\/strong> con tasas de vacancia todav\u00eda bajas\u201d, indic\u00f3 <strong>JLL<\/strong>.<\/p>\n<h2><strong>Mercado de Vivienda<\/strong><\/h2>\n<p>Durante el 2T2021, los <strong>vol\u00famenes de inversi\u00f3n global<\/strong> en la vivienda alcanzaron los 115,000 millones de d\u00f3lares, con un crecimiento en las Am\u00e9ricas (+54%) y Europa (+37%), y una ca\u00edda en Asia Pac\u00edfico (-51%).<\/p>\n<p>En el caso de Estados Unidos, el arrendamiento en las \u00e1reas suburbanas domin\u00f3 el mercado, aunque hay signos prometedores de recuperaci\u00f3n de la demanda en las \u00e1reas
