{"id":120815,"date":"2021-08-19T08:15:12","date_gmt":"2021-08-19T13:15:12","guid":{"rendered":"https:\/\/centrourbano.com\/?p=120815"},"modified":"2021-08-19T12:18:29","modified_gmt":"2021-08-19T17:18:29","slug":"cdmx-stock-vivienda-disponible-al","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/cdmx-stock-vivienda-disponible-al\/","title":{"rendered":"CDMX cuenta con la menor oferta de vivienda vertical disponible en AL"},"content":{"rendered":"<p><em>En cuanto al avance de obra, la CDMX es la capital con m\u00e1s proyectos de vivienda en fase de Entrega Inmediata (46%); seguida por Lima con el 15%<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong><em>Residential Market Overview<\/em><\/strong>, correspondiente al segundo trimestre de 2021 (2T2021), la <strong>Zona Metropolitana de la Ciudad de M\u00e9xico<\/strong> cuenta con el menor stock de <strong>vivienda vertical<\/strong> disponible con 63%; comparada con tres capitales de Am\u00e9rica Latina: <strong>Santiago<\/strong>, <strong>Bogot\u00e1<\/strong> y <strong>Lima<\/strong>.<\/p>\n<p>El reporte se\u00f1ala que, al cierre del 2T2021, hab\u00eda <strong>160,207 unidades de vivienda disponible<\/strong> en dichas ciudades; de las cuales, el 90% corresponde a proyectos de vivienda vertical. Esto representa una variaci\u00f3n de 6.6% trimestral y 3.8% anual.<\/p>\n<p>Asimismo, se report\u00f3 que el <strong>stock de vivienda disponible<\/strong> se concentra en el segmento <strong>Medio<\/strong>, con el 35% del inventario actual. En tanto, los segmentos <strong>Vis<\/strong>, <strong>Medio<\/strong> y <strong>Medio Bajo<\/strong> concentran el 61% del stock; los segmentos <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong> un 33%; y el segmento <strong><em>Luxury<\/em><\/strong> el 6 por ciento.<\/p>\n<p>En el caso de la <strong>CDMX<\/strong>, el stock disponible mantiene un mejor equilibrio que en otras capitales; mientras que en <strong>Lima<\/strong> y <strong>Santiago<\/strong> la vivienda <strong>Media<\/strong> representa el 48 y 46% respectivamente.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-120817 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda.jpg\" alt=\"\" width=\"700\" height=\"353\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda.jpg 1298w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda-300x151.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda-1000x505.jpg 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/stock-de-vivienda-768x388.jpg 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p>Por otro lado, respecto al <strong>avance de obra<\/strong>, la <strong>CDMX<\/strong> es la capital con m\u00e1s proyectos en fase de Entrega Inmediata, con 46%; seguida por <strong>Lima<\/strong> con el 15%. En <strong>Bogot\u00e1<\/strong> casi el 80% de los proyectos se encuentra en preliminares; mientras que en <strong>Santiago<\/strong> el mayor porcentaje se encuentra en obra negra.<\/p>\n<p>Y, finalmente, en relaci\u00f3n con las <strong>ventas<\/strong>, durante el 2T2021 se absorbieron <strong>31,140 unidades<\/strong> en las cuatro ciudades analizadas; lo que representa una disminuci\u00f3n en ventas del 11.9% en el trimestre.<\/p>\n<p>Las capitales de <strong>Chile<\/strong> y <strong>Per\u00fa<\/strong> reportaron el 58% y 59% de sus unidades vendidas en los segmentos de 35,000 a 130,000 d\u00f3lares; y en la <strong>CDMX<\/strong> el 35% de las unidades vendidas corresponden a los segmentos <strong>Residencial<\/strong>, <strong>Residencial Plus<\/strong> y <strong><em>Luxury<\/em><\/strong>.<\/p>\n<p>\u201cEn t\u00e9rminos generales, los valores en la regi\u00f3n presentan una tendencia estable.
