{"id":120697,"date":"2021-08-16T08:30:27","date_gmt":"2021-08-16T13:30:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=120697"},"modified":"2021-08-13T17:13:15","modified_gmt":"2021-08-13T22:13:15","slug":"venta-vivienda-monterrey-tinsa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/venta-vivienda-monterrey-tinsa\/","title":{"rendered":"Venta de vivienda crece 8.8% en Monterrey: Tinsa"},"content":{"rendered":"<p><em>Con respecto al stock disponible vs el 1T2021, Monterrey present\u00f3 una variaci\u00f3n trimestral dl -4.6%; pues pas\u00f3 de 33,865 a 32,304 unidades de vivienda disponibles<\/em><!--more--><\/p>\n<p>De acuerdo con el <a href=\"https:\/\/files.constantcontact.com\/79c3ff9d101\/71c82544-1da7-4fe7-8c1c-00e682b81a2d.pdf\" target=\"_blank\" rel=\"noopener\"><strong>Informe de Coyuntura Inmobiliaria<\/strong><\/a>, correspondiente al segundo trimestre de 2021 (2T2021), elaborado por <strong>Tinsa M\u00e9xico<\/strong>, en la <strong>Zona Metropolitana de Monterrey<\/strong> se desplazaron 6,201 unidades de vivienda nueva; lo que representa un incremento de 8.8% con respecto al trimestre anterior.<\/p>\n<p>Lo anterior fue impulsado, principalmente, por nuevos proyectos de <strong>vivienda media<\/strong>, de entre 1.5 y 3.2 millones de pesos (mdp). De esta forma, <strong>Monterrey<\/strong> contin\u00faa dominando la venta de vivienda en el pa\u00eds.<\/p>\n<p>\u201c<strong>Monterrey<\/strong> se mantiene como una de las ciudades m\u00e1s activas del pa\u00eds en cuanto a venta de vivienda. Prueba de ello es que participa con el 14% de los <strong>cr\u00e9ditos hipotecarios colocados<\/strong> en el a\u00f1o a nivel nacional\u201d, coment\u00f3 <strong>Jes\u00fas Orozco de la Fuente<\/strong>, <strong>director general de Tinsa M\u00e9xico<\/strong>.<\/p>\n<p>Asimismo, la consultora indic\u00f3 que el 64% de las ventas se concentr\u00f3 en los municipios de <strong>Monterrey<\/strong>, <strong>Apodaca<\/strong>, <strong>Ju\u00e1rez<\/strong> y <strong>Garc\u00eda<\/strong>, con 3,963 unidades vendidas; principalmente en los segmentos Popular, Tradicional y Media.<\/p>\n<p>Las unidades vendidas se distribuyen en 6 segmentos: <strong>Econ\u00f3mica<\/strong>, con el 31%; <strong>Popular<\/strong>, con el 25%; <strong>Tradicional<\/strong>, con el 5%; <strong>Media<\/strong>, con el 29%; y <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong> con el 10 por ciento.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-mty.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-120701 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-mty.jpg\" alt=\"\" width=\"700\" height=\"338\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-mty.jpg 961w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-mty-300x145.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/vivienda-mty-768x371.jpg 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p>Por otro lado, respecto a los <strong>proyectos activos en venta<\/strong>, durante el 2T2021 se registraron 366 viviendas; 50% de los cuales corresponde a proyectos de vivienda vertical y un 50% a vivienda horizontal.<\/p>\n<p>En los segmentos de vivienda <strong>Econ\u00f3mica<\/strong>, <strong>Popular<\/strong> y <strong>Tradicional<\/strong> se concentra el 27% de los proyectos en venta, es decir, 84 viviendas; principalmente en los municipios de Apodaca, Garc\u00eda y Ju\u00e1rez.<\/p>\n<p>Mientras que en el segmento <strong>Medio<\/strong> hay un total de 118 proyectos en venta; principalmente en los municipios de Monterrey, Garc\u00eda y Apodaca. Y para los segmentos <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong>, hay actualmente un total de 134 proyectos; ubicados principalmente en los municipios de Santa Catarina, San Pedro Garza Garc\u00eda, y Monterrey.<\/p>\n<p>Finalmente, en cuanto al <strong>stock disponible<\/strong> vs el 1T2021, la capital neoleonesa present\u00f3 una variaci\u00f3n trimestral de -4.6%;
