{"id":120208,"date":"2021-08-03T12:24:21","date_gmt":"2021-08-03T17:24:21","guid":{"rendered":"https:\/\/centrourbano.com\/?p=120208"},"modified":"2021-08-03T12:24:21","modified_gmt":"2021-08-03T17:24:21","slug":"mercado-de-oficinas-en-monterrey-presenta-menor-demanda-en-el-2t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-de-oficinas-en-monterrey-presenta-menor-demanda-en-el-2t2021\/","title":{"rendered":"Mercado de oficinas en Monterrey presenta menor demanda en el 2T2021"},"content":{"rendered":"<p><em>Al t\u00e9rmino del 2T2021, el mercado de oficinas en Monterrey registr\u00f3 un promedio en la tasa de disponibilidad de 18.07%, debido a la alta desocupaci\u00f3n de espacios<br \/>\n<!--more--><\/em><\/p>\n<p>De acuerdo con un reporte presentado por Sergio Mireles, CEO de la plataforma de inteligencia y disponibilidad inmobiliaria, <a href=\"https:\/\/www.datoz.com\/\">Datoz<\/a>, durante el segundo trimestre del 2021 (2T2021), el mercado de espacios corporativos en Monterrey contin\u00faa resintiendo los estragos ocasionados por la pandemia de Covid-19.<\/p>\n<p>En este sentido, Mireles indic\u00f3 que la tasa de disponibilidad registr\u00f3 un incremento anual de aproximadamente 3.5%, lo que representa un aumento de al rededor de 82,000 metros cuadrados. Asimismo, se\u00f1al\u00f3 que al termino del 2T2021 se registr\u00f3 un promedio en la tasa de disponibilidad de 18.07%. Este incremento, explic\u00f3, se da a consecuencia de la desocupaci\u00f3n de espacios, edificios entregados y nuevos espacios que se encuentran en subarrendamiento.<\/p>\n<h2>Absorci\u00f3n bruta<\/h2>\n<p>En cuanto a la absorci\u00f3n bruta, Mireles se\u00f1al\u00f3 que durante los primeros seis meses del 2021 present\u00f3 una disminuci\u00f3n del 42%, comparado con el mismo periodo del 2020. Lo anterior, se traduce en la absorci\u00f3n de tan solo 7,019 metros cuadrados durante el semestre.<\/p>\n<p>De igual forma, apunt\u00f3 que el mercado corporativo de Monterrey pas\u00f3 por una desaceleraci\u00f3n durante el 2T2021, a comparaci\u00f3n del trimestre anterior (<a href=\"https:\/\/centrourbano.com\/2021\/04\/22\/disponibilidad-oficinas-monterrey-3\/\">1T2021<\/a>), lo cual se tradujo en una ca\u00edda del 70% en la absorci\u00f3n bruta.<\/p>\n<p>A consecuencia de estas cifras, el especialista sostuvo que el panorama a futuro en el territorio neolon\u00e9s no es alentador, ya que se estima que la demanda contin\u00fae disminuyendo durante el resto del a\u00f1o.<\/p>\n<h2>Precios de salida<\/h2>\n<p>Sobre los precios de salida que presenta el mercado de oficinas regiomontano, Sergio Mireles destac\u00f3 que este aumento al rededor de 5.78% anualmente, cerrando en un precio promedio de $312.47 por metro cuadrado al mes, siendo el corredor Margain G\u00f3mez Mor\u00edn el que registr\u00f3 un mayor precio promedio con 464.91 pesos mensuales por metro cuadrado.<\/p>\n<p>Respecto a este aumento, explic\u00f3 que se debe principalmente a que los precios de salida se encuentran impulsados por la desocupaci\u00f3n de espacios que se encuentran acondicionados y cuyos propietarios arrendan por arriba del precio promedio. Adem\u00e1s, dijo, esto se suma a que los espacios disponibles en subarrendamiento tambi\u00e9n presentan precios elevados que tienden a cotizarse en d\u00f3lares.<\/p>\n<h2>Edificios en construcci\u00f3n<\/h2>\n<p>Finalmente, el CEO de Datoz precis\u00f3 que actualmente la capital de Nuevo Le\u00f3n cuenta con 222,000 metros cuadrados en proceso de construcci\u00f3n, lo que representa una disminuci\u00f3n de al rededor del 12% comparado con el a\u00f1o anterior y una disminuci\u00f3n trimestral del 3.14%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Al
