{"id":120168,"date":"2021-08-02T10:45:10","date_gmt":"2021-08-02T15:45:10","guid":{"rendered":"https:\/\/centrourbano.com\/?p=120168"},"modified":"2021-08-02T10:45:52","modified_gmt":"2021-08-02T15:45:52","slug":"mercado-corporativo-de-guadalajara-continua-a-la-baja-en-2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-corporativo-de-guadalajara-continua-a-la-baja-en-2021\/","title":{"rendered":"Mercado corporativo de Guadalajara contin\u00faa a la baja en 2021"},"content":{"rendered":"<p><em>Actualmente la desocupaci\u00f3n en los espacios corporativos de Guadalajara contin\u00faa en aumento, ya que se registraron 68,000 metros cuadrados adicionales al cierre del 2T2021<br \/>\n<!--more--><\/em><\/p>\n<p>De acuerdo con el reporte presentado por la plataforma de disponibilidad e inteligencia inmobiliaria, <a href=\"https:\/\/www.datoz.com\/\">Datoz<\/a>, durante el segundo trimestre del 2021 (2T2021), el mercado inmobiliario de oficinas en la ciudad de Guadalajara y su zona metropolitana sigue presentando afectaciones a consecuencia de las medidas sanitarias derivadas de la pandemia por Covid-19.<\/p>\n<p>En este sentido, el CEO de Datoz, Sergio Mireles, indic\u00f3 que actualmente la desocupaci\u00f3n en los espacios corporativos de Guadalajara contin\u00faa en aumento, ya que se registraron 68,000 metros cuadrados adicionales al cierre del 2T2021, comparado con el mismo periodo de 2020. Tambi\u00e9n, se\u00f1al\u00f3 que se detect\u00f3 un aumento de al rededor de 23 mil metros cuadrados entre el primer y el segundo trimestre de 2021.<\/p>\n<p>Asimismo, detall\u00f3 que el aumento en la tasa de disponibilidad para el mercado tapat\u00edo, aumento aproximadamente 2.18% en un a\u00f1o. Este aumento, dijo, obedece a los 133,958 metros cuadrados que se sumaron al mercado por medio de obras finalizadas, y aproximadamente 39 mil metros de desocupaciones.<\/p>\n<p>Los corredores con mayor aumento en su tasa de disponibilidad fueron Zona Financiera con 22.45%; Providencia con 21.53%; y L\u00f3pez Mateos Sur con 19.74%. En general, la tasa de disponibilidad paso de registrar un promedio de 17.22% a un 19.40%.<\/p>\n<h2>Absorci\u00f3n bruta<\/h2>\n<p>En cuanto a la absorci\u00f3n bruta del mercado corporativo en Guadalajara, Mireles apunt\u00f3 que esta sigue superando a la de 2020, ya que se ha registrado una aumento de casi 60%; Sin embargo, este mismo indicador disminuyo 50% entre el primer y segundo trimestre del 2021 debido la transacci\u00f3n de realizada por farmacias Guadalajara durante el <a href=\"https:\/\/centrourbano.com\/2021\/05\/07\/mercado-corporativo-de-guadalajara-muestra-ligero-repunte-en-1t2021\/\">1T2021<\/a>, la cual representa el 50% de el espacio total ocupado.<\/p>\n<h4>Precios de salida<\/h4>\n<p>Sobre los precios de salida en los inmuebles corporativos de Guadalajara, el especialista afirm\u00f3 que estos vienen disminuyendo 4% anualmente. En promedio, dijo, los corredores del \u00e1rea metropolitana cerraron el 2T2021 con un precio promedio de $352 pesos, lo que representa un ligero aumento del 0.5%, a comparaci\u00f3n del trimestre anterior.<\/p>\n<p>Punta de Hierro ($409.08); Zona Financiera (392.65); y Vallarta ($352.78), se posicionaron como los corredores con el mayor precio de salida.<\/p>\n<h2>Edificios en construcci\u00f3n<\/h2>\n<p>Finalmente, el CEO de Datoz inform\u00f3 que actualmente hay 88,000 metros cuadrados en proceso de construcci\u00f3n, lo que representa una disminuci\u00f3n de alrededor del 43% en comparaci\u00f3n con el primer semestre de 2020.<\/p>\n<p>De igual forma, se registr\u00f3 una disminuci\u00f3n de aproximadamente 23 mil metros cuadrados en construcci\u00f3n, entre el primer y segundo trimestre del a\u00f1o. Lo anterior, especific\u00f3 Mireles, se debe a la entrega de 24,000 m2, que se suman a que actualmente no se tiene contemplado el inicio de nuevas
