{"id":119717,"date":"2021-07-16T08:30:59","date_gmt":"2021-07-16T13:30:59","guid":{"rendered":"https:\/\/centrourbano.com\/?p=119717"},"modified":"2021-07-15T20:45:47","modified_gmt":"2021-07-16T01:45:47","slug":"mercado-industrial-norte-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-norte-cbre\/","title":{"rendered":"Mercado industrial del Norte crece a ritmo sostenido: CBRE"},"content":{"rendered":"<p><em>La industria manufacturera es el principal motor del mercado de Monterrey; y la construcci\u00f3n se mantiene activa debido a la alta demanda de espacio en la zona<\/em><!--more--><\/p>\n<p>De acuerdo con la consultora <strong>CBRE M\u00e9xico<\/strong>, al cierre del segundo trimestre del 2021 (2T2021), el <strong>mercado inmobiliario industrial del Norte<\/strong> del pa\u00eds crece a un ritmo sostenido.<\/p>\n<p>Por ejemplo, en <a href=\"https:\/\/centrourbano.com\/2021\/07\/09\/mercado-industrial-noreste-absorcion\/\" target=\"_blank\" rel=\"noopener\"><strong>Nuevo Le\u00f3n<\/strong><\/a>, los niveles de comercializaci\u00f3n superaron a los de los a\u00f1os previos al Covid-19 (2018 y 2019); por lo que la entidad se posicion\u00f3 como el segundo lugar a nivel nacional en la recepci\u00f3n de inversi\u00f3n extranjera directa.<\/p>\n<h4><strong>Monterrey<\/strong><\/h4>\n<p>El mercado de la capital neoleonesa es impulsado, principalmente, por la <strong>industria manufacturera<\/strong>.<\/p>\n<p>Adem\u00e1s, la <strong>construcci\u00f3n<\/strong> se mantuvo activa durante el 2T2021, debido a la alta demanda de espacio en la zona. Al cierre del trimestre, CBRE registr\u00f3 473,000 metros cuadrados (m\u00b2) en <strong>construcci\u00f3n<\/strong>; la cifra m\u00e1s alta desde 2017.<\/p>\n<p>La <strong>tasa de vacancia<\/strong> en este mercado cerr\u00f3 en 6.8%, equivalente a poco m\u00e1s de 750,000 m\u00b2. El <strong>inventario<\/strong> lleg\u00f3 a los 11.2 millones de m\u00b2; un crecimiento del 5.6% comparado con el 2T2020. Mientras que la <strong>absorci\u00f3n neta<\/strong> se situ\u00f3 en 337,000 m\u00b2; 45% mayor a la registrada en 2020.<\/p>\n<h4><strong>Saltillo<\/strong><\/h4>\n<p>En este mercado, la <strong>tasa de vacancia<\/strong> registr\u00f3 un incremento de 0.7 puntos porcentuales contra el cierre del a\u00f1o anterior. En tanto, el <strong>inventario<\/strong> cerr\u00f3 el 2T2021 en 3.5 millones de m\u00b2, con m\u00e1s de 200,000 m\u00b2 entregados.<\/p>\n<p>Por otro lado, la <strong>absorci\u00f3n neta<\/strong> cerr\u00f3 el trimestre con 236,000 m\u00b2, cifra r\u00e9cord para la entidad; mientras que la <strong>tasa de vacancia<\/strong> cerr\u00f3 en 7%. Adem\u00e1s, la <strong>industria automotriz<\/strong> sigue siendo predominante en esta ciudad, con el 41% de las transacciones.<\/p>\n<h4><strong>Reynosa<\/strong><\/h4>\n<p>Esta ciudad registr\u00f3 una <strong>tasa de vacancia<\/strong> del 2.5%; que se mantiene baja debido a que existen pocos espacios especulativos. Sin embargo, durante el 2T2021 se a\u00f1adieron al <strong>inventario<\/strong> 15,000 m\u00b2 de espacio industrial. Y la <strong>absorci\u00f3n bruta<\/strong> fue de 91,000 m\u00b2; cifra 37% superior a la registrada en el mismo periodo de 2020.<\/p>\n<p>La <strong>log\u00edstica<\/strong> es el sector con mayor participaci\u00f3n en este mercado en lo que va del 2021, con el 50% de las operaciones en t\u00e9rminos de absorci\u00f3n bruta; seguido de la <strong>industria automotriz<\/strong> con 23%, y la <strong>manufactura<\/strong> con 19 por ciento.<\/p>\n<h4><strong>Ciudad Ju\u00e1rez<\/strong><\/h4>\n<p>Este mercado cerr\u00f3 el 2T2021 con m\u00e1s de 1.2 millones de m\u00b2 de <strong>absorci\u00f3n neta<\/strong>; la quinta mayor tasa de absorci\u00f3n desde que <strong>CBRE<\/strong> comenz\u00f3 a registrar estad\u00edsticas del mercado. Adem\u00e1s, la <strong>tasa de vacancia<\/strong> fue del 1.6%; y la <strong>construcci\u00f3n<\/strong> se situ\u00f3 en 3 millones 180,000 m\u00b2, con 17 proyectos.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La industria manufacturera es el principal motor del mercado de Monterrey;
