{"id":119389,"date":"2021-07-06T08:30:32","date_gmt":"2021-07-06T13:30:32","guid":{"rendered":"https:\/\/centrourbano.com\/?p=119389"},"modified":"2021-07-05T19:51:18","modified_gmt":"2021-07-06T00:51:18","slug":"crece-demanda-industrial-2t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crece-demanda-industrial-2t2021\/","title":{"rendered":"Crece 35% demanda de espacio industrial en M\u00e9xico en 2T2021"},"content":{"rendered":"<p><em>Con respecto la nueva oferta de espacio industrial, durante el 2T2021 se report\u00f3 una cifra de 762,000 m<\/em><em>\u00b2<\/em><em>; la mayor\u00eda de ellos en Monterrey, Saltillo, Ciudad Ju\u00e1rez y CDMX<\/em><!--more--><\/p>\n<p>De acuerdo con la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>Solili<\/strong><\/a>, al cierre del <strong>segundo trimestre de 2021<\/strong> (<strong>2T2021<\/strong>) se report\u00f3 un incremento trimestral superior al 35% en la <strong>demanda de espacio industrial<\/strong> a nivel nacional; aunque se esperaba que este indicador creciera aproximadamente 15 por ciento.<\/p>\n<p>Durante este periodo, la suma de <strong>demanda bruta<\/strong> total en el pa\u00eds fue de 1.7 millones de metros cuadrados (m\u00b2); mientras que la <strong>demanda neta<\/strong> totaliz\u00f3 una cifra cercana a 900,000 m\u00b2. Lo cual deja ver que el mercado industrial de M\u00e9xico transita por uno de sus mejores momentos.<\/p>\n<p>Cabe destacar que el mayor crecimiento en este indicador lo concentran los principales mercados del pa\u00eds: <strong>Monterrey<\/strong> y <strong>Ciudad de M\u00e9xico<\/strong>, que, en conjunto, representan m\u00e1s del 80% del valor total.<\/p>\n<p>En el 2T2021, la ciudad de <strong>Monterrey<\/strong> se posicion\u00f3 como la principal demandante de espacio industrial a nivel nacional. Ya que la <strong>demanda bruta<\/strong> fue de 313,000 m\u00b2; con lo que se duplic\u00f3 la cifra del trimestre anterior, y casi se triplic\u00f3 el monto reportado el mismo periodo del a\u00f1o 2020.<\/p>\n<p>Por su parte, la <strong>CDMX<\/strong>, que tradicionalmente concentra la mayor demanda del pa\u00eds, se coloc\u00f3 en el segundo lugar, con un total de 288,000 m\u00b2; lo que representa un incremento trimestral del 10% y 60% anual.<\/p>\n<p>Otras ciudades que reportaron altos niveles de demanda fueron <strong>Guanajuato<\/strong>, <strong>Tijuana<\/strong>, <strong>Quer\u00e9taro<\/strong>, <strong>Saltillo<\/strong> y <strong>Ciudad Ju\u00e1rez<\/strong>; las cuales superan los 100,000 metros cuadrados.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-119391 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021.png\" alt=\"\" width=\"699\" height=\"411\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021.png 1106w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021-300x176.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021-1000x588.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/demanda-industrial-2T2021-768x451.png 768w\" sizes=\"auto, (max-width: 699px) 100vw, 699px\" \/><\/a>\n<h4><strong>Nueva oferta<\/strong><\/h4>\n<p>Por otro lado, <strong>Solili<\/strong> indic\u00f3 que, durante el 2T2021, cerca de 762,000 m\u00b2 de espacios terminaron <strong>construcci\u00f3n<\/strong> y pasaron a formar parte del <strong>inventario<\/strong> existente. Principalmente en <strong>Monterrey<\/strong>, <strong>Saltillo<\/strong>, <strong>Ciudad Ju\u00e1rez<\/strong>, la <strong>CDMX<\/strong> y <strong>Tijuana<\/strong>; que en total adicionaron 588,000 m\u00b2 a lo existente, alrededor del 80% del pa\u00eds.<\/p>\n<p>En tanto, los estados de la <strong>zona del Baj\u00edo<\/strong> sumaron 92,000 m\u00b2 de <strong>nueva oferta<\/strong>; que represent\u00f3 el 12% de lo nacional. Sobresalen <strong>Quer\u00e9taro<\/strong>, con 40,000 m\u00b2, y <strong>Guanajuato<\/strong>, con 36,000 m\u00b2 de nuevo espacio industrial.<\/p>\n<h4><strong>Vacancia<\/strong><\/h4>\n<p>Este indicador, en t\u00e9rminos generales, redujo su brecha en la mayor\u00eda de los mercados del pa\u00eds. Destaca principalmente <strong>Guadalajara<\/strong>, con una <strong>vacancia<\/strong> del 2.5%, que reflej\u00f3 un ajuste a la baja de 90 puntos base; producto de la absorci\u00f3n que se inclin\u00f3 totalmente hacia los espacios vacantes en un periodo donde la nueva oferta fue nula.<\/p>\n<p>Al cierre del 2T2021, <strong>Tijuana<\/strong> continu\u00f3 con la menor tasa del pa\u00eds, con 1.4% en propiedades existentes vacantes; en contraparte, <strong>Guanajuato<\/strong> cuenta con la mayor tasa, cercana al 9%.<\/p>\n<p>Las principales capitales industriales como <strong>Ciudad de M\u00e9xico<\/strong> y <strong>Monterrey<\/strong> tambi\u00e9n reportaron ajustes a la baja, con contracciones de 10 y 60 puntos base, respectivamente.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Con respecto la nueva oferta de espacio industrial, durante el 2T2021 se report\u00f3 una cifra de 762,000 m\u00b2;
