{"id":119344,"date":"2021-07-05T08:30:53","date_gmt":"2021-07-05T13:30:53","guid":{"rendered":"https:\/\/centrourbano.com\/?p=119344"},"modified":"2021-07-05T01:10:46","modified_gmt":"2021-07-05T06:10:46","slug":"contraccion-demanda-oficinas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/contraccion-demanda-oficinas\/","title":{"rendered":"Persiste contracci\u00f3n en la demanda de oficinas en CDMX"},"content":{"rendered":"<p><em>Los precios de renta de las oficinas se ubican 7% por debajo de su nivel promedio para los \u00faltimos diez a\u00f1os; sin embargo, la contracci\u00f3n parece estar moder\u00e1ndose<\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.cushmanwakefield.com\/es-mx\/mexico\" target=\"_blank\" rel=\"noopener\"><strong>Cushman &amp; Wakefield<\/strong><\/a>, al cierre del segundo trimestre de 2021 (2T2021), en el <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong> a\u00fan persiste la <strong>contracci\u00f3n en la demanda<\/strong> que se ha registrado desde principios de 2020 debido a la pandemia por Covid-19.<\/p>\n<p>La firma explic\u00f3 que las organizaciones que demandan espacio de oficinas contin\u00faan en un momento de reflexi\u00f3n en torno a la <strong>reorganizaci\u00f3n de sus espacios de trabajo<\/strong>; as\u00ed como los efectos que el <strong><em>home office<\/em><\/strong> ha tenido en su productividad.<\/p>\n<p>Por ello, son pocas las organizaciones que han tomado decisiones de arrendamiento; pese a que el mercado es ampliamente favorable para los inquilinos actualmente. Y esto se refleja en una <strong>contracci\u00f3n de la demanda neta<\/strong> de 122,000 metros cuadrados (m\u00b2) para las oficinas clase A.<\/p>\n<p>No obstante, esta <strong>demanda negativa<\/strong> registrada en el 2T2021 fue menor a la del trimestre anterior (27,458 m\u00b2 vs 94,940 m\u00b2, respectivamente); lo que sugiere que la contracci\u00f3n ya est\u00e1 tocando fondo.<\/p>\n<p>Asimismo, durante este periodo el <strong>espacio de oficinas libre para ocupaci\u00f3n<\/strong> continu\u00f3 en aumento en la capital del pa\u00eds, con 1.7 millones de m\u00b2 disponibles; lo que equivale al 17.3% del inventario construido. Esta <strong>tasa de disponibilidad<\/strong> es 63% mayor a la tasa promedio de los \u00faltimos diez a\u00f1os (10.6%); adem\u00e1s, es 6.7% por encima del promedio hist\u00f3rico para dicho periodo.<\/p>\n<p>En el caso de los <strong>edificios clase A<\/strong>, el espacio vacante es proporcionalmente mayor, y suma 1.3 millones de m\u00b2. Esto equivale a una <strong>tasa de disponibilidad<\/strong> de 20%; la cual es la mayor de los \u00faltimos 20 a\u00f1os.<\/p>\n<p>Por otro lado, <strong>Cushman &amp; Wakefield<\/strong> destac\u00f3 que la <strong>oferta de oficinas<\/strong> registr\u00f3 una peque\u00f1a recuperaci\u00f3n, con el inicio de la <strong>construcci\u00f3n<\/strong> de varios proyectos; con lo que el volumen de nuevos edificios en construcci\u00f3n creci\u00f3 a 554,800 m\u00b2 al cierre del 2T2021.<\/p>\n<p>En tanto, los <strong>precios de renta de salida<\/strong> actuales se ubican 7% por debajo de su nivel promedio para los \u00faltimos diez a\u00f1os; sin embargo, la contracci\u00f3n parece estar moder\u00e1ndose.
