{"id":118078,"date":"2021-06-07T08:30:59","date_gmt":"2021-06-07T13:30:59","guid":{"rendered":"https:\/\/centrourbano.com\/?p=118078"},"modified":"2021-06-04T19:38:30","modified_gmt":"2021-06-05T00:38:30","slug":"solili-demanda-industrial-2t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/solili-demanda-industrial-2t2021\/","title":{"rendered":"Prev\u00e9 Solili aumento en la demanda de espacio industrial en 2T2021"},"content":{"rendered":"<p><em>Al<\/em> <em>cierre de mayo 2021, los mercados de Monterrey, Tijuana y Guadalajara tuvieron una demanda neta positiva; lo que garantiza la misma tendencia hacia el pr\u00f3ximo cierre trimestral<\/em><!--more--><\/p>\n<p>De acuerdo con la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>Solili<\/strong><\/a>, durante mayo de 2021 la <strong>demanda bruta industrial<\/strong> a nivel nacional fue de 354,000 metros cuadrados (m\u00b2); lo que da un acumulado de 804,000 m\u00b2 para el periodo abril-mayo.<\/p>\n<p>Por otro lado, al cierre del primer trimestre del a\u00f1o (1T2021), la <strong>demanda total<\/strong> fue de 1.2 millones de m\u00b2; por lo que se espera que para el 2T2021 las cifras sean superiores y reporten incrementos entre 10 y 15 por ciento.<\/p>\n<p>La plataforma inmobiliaria destac\u00f3 que la <strong>Ciudad de M\u00e9xico<\/strong> concentr\u00f3 la mayor parte de la demanda nacional; y, para el periodo abril-mayo, represent\u00f3 el 21% de la demanda total del pa\u00eds. Entre los corredores que m\u00e1s destacaron se encuentra <strong>Tepotzotl\u00e1n<\/strong> que agrup\u00f3 el 68%, seguido por <strong>Cuautitl\u00e1n<\/strong> y <strong>Toluca<\/strong>.<\/p>\n<p>Por su parte, <a href=\"https:\/\/centrourbano.com\/2021\/04\/29\/mercado-industrial-mty-1t2021\/\" target=\"_blank\" rel=\"noopener\"><strong>Monterrey<\/strong> <\/a>y <strong>Tijuana<\/strong> registraron, al cierre de mayo, una demanda bruta de 56,000 y 44,000 m\u00b2, respectivamente. Esta actividad fue impulsada, principalmente por los sectores automotriz, manufacturero y <em>retail<\/em>.<\/p>\n<p>Otro de los mercados del pa\u00eds que registr\u00f3 una actividad de arrendamiento importante fue <strong>Saltillo<\/strong>, que totaliz\u00f3 un poco m\u00e1s de 85,000 m\u00b2; principalmente por desarrollos hechos a la medida para empresas manufactureras.<\/p>\n<p>El mercado industrial de <strong>Guadalajara<\/strong> mostr\u00f3 niveles hist\u00f3ricos de demanda durante el 1T2021; sin embargo, durante los siguientes dos meses los n\u00fameros se mantuvieron activos, pero m\u00e1s bajos. <strong>Solili<\/strong> indic\u00f3 que este mercado alcanz\u00f3 en mayo poco m\u00e1s de 19,000 m\u00b2 de demanda industrial; pero, al sumarlos valores del periodo abril-mayo, la cifra es de casi 50,000 metros cuadrados.<\/p>\n<p><strong>San Luis Potos\u00ed<\/strong> y <strong>Aguascalientes<\/strong> continuaron dentro de la preferencia de capitales extranjeros para invertir; y, durante el mes de abril, tuvieron un repunte en su demanda, que continu\u00f3 en el mes siguiente. Tan solo en mayo, <strong>San Luis Potos\u00ed<\/strong> alcanz\u00f3 una cifra superior a los 19,000 m\u00b2; mientras que <strong>Aguascalientes<\/strong> un poco m\u00e1s de 13,000 metros cuadrados.<\/p>\n<p>En tanto, el mercado de <strong>Reynosa<\/strong> registr\u00f3 en mayo una actividad de arrendamiento de 33,000 m\u00b2 en naves especulativas existentes. Adem\u00e1s, se espera que en el pr\u00f3ximo mes se concreten algunas transacciones adicionales; por lo que se estima un repunte en la demanda de este mercado.<\/p>\n<p>\u201cEn t\u00e9rminos generales, al cierre de mayo 2021 los mercados de <strong>Monterrey<\/strong>, <strong>Tijuana<\/strong> y <strong>Guadalajara<\/strong> tuvieron demandas netas positivas con valores significativos; lo que garantiza la misma tendencia hacia buenos resultados en torno al pr\u00f3ximo cierre trimestral. La <strong>capital<\/strong> seguir\u00e1 liderando en cuanto a cantidad de demanda y como una de las principales ciudades donde se inicien nuevas construcciones. Esto asegura una <strong>amplia oferta industrial<\/strong> con m\u00faltiples opciones de ubicaci\u00f3n geogr\u00e1fica, diversidad de tama\u00f1os y oferentes; lo que maximiza la posibilidad de negociaci\u00f3n para el potencial demandante de espacio industrial\u201d, mencion\u00f3 <strong>Solili<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Al cierre de mayo 2021, los mercados de Monterrey, Tijuana y Guadalajara tuvieron una demanda neta positiva;
