{"id":117937,"date":"2021-06-04T08:15:47","date_gmt":"2021-06-04T13:15:47","guid":{"rendered":"https:\/\/centrourbano.com\/?p=117937"},"modified":"2021-06-03T18:25:17","modified_gmt":"2021-06-03T23:25:17","slug":"recuperacion-mercado-desigual","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/recuperacion-mercado-desigual\/","title":{"rendered":"Recuperaci\u00f3n del mercado inmobiliario es mixta y desigual: JLL"},"content":{"rendered":"<p><em>El impulso en el mercado global de oficinas es moderado, con vol\u00famenes de arrendamiento del primer trimestre que cayeron un 31% con respecto al 1T2020<\/em><!--more--><\/p>\n<p>De acuerdo con la <strong>Perspectiva Inmobiliaria Global<\/strong> de la firma <a href=\"https:\/\/www.jll.com.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>JLL<\/strong><\/a>, las primeras etapas de <strong>recuperaci\u00f3n<\/strong> del mercado mundial se han mantenido mixtas y desiguales.<\/p>\n<p>Los vol\u00famenes de <strong>transacciones inmobiliarias globales<\/strong> totalizaron 187,000 millones de d\u00f3lares en el primer trimestre de 2021 (1T2021); lo cual representa una disminuci\u00f3n de 13% con respecto al mismo trimestre de 2020.<\/p>\n<p>Sin embargo, la <strong>fortaleza de la recuperaci\u00f3n<\/strong> de los mercados de capitales var\u00eda seg\u00fan el pa\u00eds, y los mercados m\u00e1s grandes y l\u00edquidos exhiben una mayor resistencia; tales como EE. UU., Reino Unido, Francia y Jap\u00f3n.<\/p>\n<p>\u201cSi bien el mercado de inversi\u00f3n global en general se mantuvo resiliente, su recuperaci\u00f3n est\u00e1 demostrando ser desigual en las distintas geograf\u00edas y sectores. Seguimos viendo la mejora de las <strong>condiciones econ\u00f3micas<\/strong>, el <strong>est\u00edmulo gubernamental<\/strong> continuo y el aumento de las <strong>tasas de inoculaci\u00f3n<\/strong> como razones para el optimismo y v\u00edas para la mejora del mercado\u201d, se\u00f1al\u00f3 <strong>Sean Coghlan<\/strong>, <strong>director global de Investigaci\u00f3n y Estrategia de Mercado de JLL<\/strong>.<\/p>\n<p>Asimismo, la consultora indic\u00f3 que el impulso en el mercado global de <a href=\"https:\/\/centrourbano.com\/2021\/05\/20\/mercado-oficinas-merida\/\" target=\"_blank\" rel=\"noopener\"><strong>oficinas<\/strong> <\/a>es moderado, con vol\u00famenes de arrendamiento que cayeron un 31% con respecto al 1T2020. No obstante, se tiene una mejor perspectiva con la actividad de arrendamiento en algunos pa\u00edses.<\/p>\n<p>Por otro lado, el <strong>comercio minorista<\/strong> y la <strong>hoteler\u00eda<\/strong>, los dos sectores m\u00e1s afectados por las restricciones sociales, a\u00fan enfrentan desaf\u00edos. En tanto, el sector de la <strong>log\u00edstica<\/strong>, que se destac\u00f3 durante la pandemia, mantuvo su s\u00f3lido crecimiento en el 1T2021.<\/p>\n<p>\u201cUn a\u00f1o despu\u00e9s de la pandemia, los operadores e inversionistas tienen una mayor comprensi\u00f3n de la <strong>estabilidad del flujo de efectivo<\/strong> y el <strong>desempe\u00f1o operativo posterior<\/strong>. Vemos un <strong>optimismo econ\u00f3mico renovado<\/strong> que da rienda suelta a la confianza del mercado; y cuando se combina con el apetito continuo por desplegar capital en bienes ra\u00edces, esperamos que los vol\u00famenes mejoren en los pr\u00f3ximos trimestres\u201d, concluy\u00f3 <strong>Coghlan<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El impulso en el mercado
