{"id":117170,"date":"2021-05-20T08:30:43","date_gmt":"2021-05-20T13:30:43","guid":{"rendered":"https:\/\/centrourbano.com\/?p=117170"},"modified":"2021-05-20T00:56:44","modified_gmt":"2021-05-20T05:56:44","slug":"mercado-oficinas-merida","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-oficinas-merida\/","title":{"rendered":"Mercado de oficinas de M\u00e9rida reporta desocupaci\u00f3n de 23%"},"content":{"rendered":"<p><em>Actualmente, existen<\/em> <em>21,139 m<\/em><em>\u00b2<\/em><em> de oficinas en construcci\u00f3n, que se entregar\u00e1n en los pr\u00f3ximos a\u00f1os; principalmente en los corredores Garc\u00eda Lav\u00edn y Sur <\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo reporte inmobiliario de la firma <a href=\"https:\/\/centrourbano.com\/2021\/05\/11\/desocupacion-oficinas-cdmx-2\/\" target=\"_blank\" rel=\"noopener\"><strong>JLL<\/strong><\/a>, durante el primer trimestre de 2021 (1T2021), la <strong>tasa de desocupaci\u00f3n de oficinas Clase A<\/strong> en la ciudad de <strong>M\u00e9rida<\/strong>, Yucat\u00e1n, aument\u00f3 a un 23%; adem\u00e1s de que se posicion\u00f3 como la m\u00e1s alta, frente al mismo periodo del a\u00f1o pasado.<\/p>\n<p>El submercado <strong>Sur<\/strong> cuenta con una tasa de disponibilidad de 98%; lo cual ha orillado a mantener sus precios bajos desde el 2T2020. El submercado en auge es <strong>Cabo Norte<\/strong>; mientras <strong>Altabrisa<\/strong>, <strong>Montejo<\/strong> y <strong>Garc\u00eda Lav\u00edn<\/strong> se encuentran al alza.<\/p>\n<p>Al cierre del trimestre, se contabilizaron 15,480 metros cuadrados (m\u00b2) de oficinas disponibles en la capital yucateca; 8,009 de los cuales se localizan en el corredor <strong>Montejo<\/strong>; 4,630 en <strong>Altabrisa<\/strong>; 1,603 en <strong>Cabo Norte<\/strong> y 1,238 en <strong>Garc\u00eda Lav\u00edn<\/strong>.<\/p>\n<p>Por otro lado, el reporte de <a href=\"https:\/\/www.jll.com.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>JLL<\/strong> <\/a>destaca que, durante el 1T2021, se culminaron 66,658 m\u00b2 de <strong>oficinas Clase A<\/strong>; principalmente en el corredor <strong>Montejo<\/strong>, con 34% de la participaci\u00f3n en el mercado y cuatro edificios terminados.<\/p>\n<p>Y, en cuanto a los <strong>proyectos en construcci\u00f3n<\/strong>, <strong>JLL<\/strong> report\u00f3 21,139 m\u00b2 de oficinas, que se entregar\u00e1n en los pr\u00f3ximos a\u00f1os; principalmente en los corredores <strong>Garc\u00eda Lav\u00edn<\/strong>, con el 64% de participaci\u00f3n en este rubro, y <strong>Sur<\/strong>, con el 19 por ciento.<\/p>\n<p>No obstante, debido a la <strong>contingencia por Covid-19<\/strong>, varios edificios corporativos se han visto afectados con atrasos en las construcciones. Esto ha ayudado a algunos submercados, como es el caso de <strong>Altabrisa<\/strong>, que ha aumentado sus rentas porque los propietarios han tenido que brindar propuestas atractivas para sus inquilinos y prospectos.<\/p>\n<p>\u201cA\u00fan con la contingencia y la crisis econ\u00f3mica, <strong>M\u00e9rida<\/strong> no deja de ser una ciudad atractiva para grandes empresas que desean crecer de manera nacional e internacional\u201d, se\u00f1al\u00f3 la firma.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Actualmente, existen 21,139 m\u00b2 de oficinas en construcci\u00f3n, que se entregar\u00e1n en los pr\u00f3ximos a\u00f1os;
