{"id":116746,"date":"2021-05-14T08:15:30","date_gmt":"2021-05-14T13:15:30","guid":{"rendered":"https:\/\/centrourbano.com\/?p=116746"},"modified":"2021-05-13T17:40:09","modified_gmt":"2021-05-13T22:40:09","slug":"queretaro-guanajuato-industrial-bajio","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/queretaro-guanajuato-industrial-bajio\/","title":{"rendered":"Quer\u00e9taro y Guanajuato dominan el mercado industrial del Baj\u00edo"},"content":{"rendered":"<p><em>Dentro de los principales movimientos del mercado de Quer\u00e9taro, registrados en los \u00faltimos cinco a\u00f1os, el 25% corresponde a la manufactura y 23% al giro automotriz<\/em><!--more--><\/p>\n<p>De acuerdo con el reporte sobre el <strong>mercado industrial en el Baj\u00edo<\/strong>, elaborado por la firma <strong>Newmark<\/strong>, contin\u00faa el inter\u00e9s de empresas por establecerse en estados de la regi\u00f3n; especialmente en <strong>Guanajuato<\/strong> y <strong>Quer\u00e9taro<\/strong>.<\/p>\n<h4><strong>Quer\u00e9taro<\/strong><\/h4>\n<p>\u00c9ste es uno de los estados clave del pa\u00eds, ya que es el segundo de la zona Baj\u00edo con la mayor <strong>inversi\u00f3n extranjera<\/strong>. Adem\u00e1s, concentra la <strong>actividad industrial<\/strong> en tres principales sectores: <a href=\"https:\/\/centrourbano.com\/2021\/04\/30\/industria-demanda-mercado-queretaro\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>manufactura<\/strong><\/a>, <strong>automotriz<\/strong> y <strong>aeroespacial<\/strong>; lo que ha permeado en estabilidad durante el primer trimestre del a\u00f1o.<\/p>\n<p>En <strong>Quer\u00e9taro<\/strong> existen 50 empresas con 450 unidades de producci\u00f3n; las cuales generan m\u00e1s de 9,500 empleos asociados a este cl\u00faster. Esto se traduce en 1,275 millones de d\u00f3lares en ventas anuales; cifras que promueven que el mercado industrial del estado se configure como uno de los m\u00e1s representativos del pa\u00eds a nivel internacional en los pr\u00f3ximos a\u00f1os.<\/p>\n<p>\u201cPara este 2021 se contempla una inversi\u00f3n de 30,300 millones de pesos con la incursi\u00f3n de 27 nuevos proyectos a lo largo del a\u00f1o; y una derrama econ\u00f3mica de 1,210 millones de d\u00f3lares en el sector automotriz en <strong>Quer\u00e9taro<\/strong>. Y, debido a que una de las principales vocaciones en la entidad es la industria aeroespacial, ha decidido integrarse a la llamada nueva era espacial y conseguir mayor inversi\u00f3n privada dentro del mercado Space 2.0, de acuerdo con la Federaci\u00f3n Mexicana de la Industria Aeroespacial (FEMIA)\u201d, se\u00f1al\u00f3 <strong>Abraham Fern\u00e1ndez<\/strong>, <strong>director para la regi\u00f3n Baj\u00edo de Newmark<\/strong>.<\/p>\n<p>Agreg\u00f3 que, dentro de los principales movimientos del mercado de <strong>Quer\u00e9taro<\/strong>, registrados en los \u00faltimos cinco a\u00f1os, el 25% corresponde a la manufactura y 23% al giro automotriz.<\/p>\n<p>Al cierre del primer trimestre de 2021 (1T2021), el <strong>inventario industrial<\/strong> clase A es de m\u00e1s de 6.2 millones de metros cuadrados (m\u00b2). Adem\u00e1s, se registra la <strong>construcci\u00f3n<\/strong> de 53,000 m\u00b2, con una <strong>tasa de disponibilidad<\/strong> que aument\u00f3 al pasar del 6.8% en el trimestre anterior a 7.5% en el 1T2021.<\/p>\n<h4><strong>Guanajuato<\/strong><\/h4>\n<p>En el 1T2021, <strong>Guanajuato<\/strong> registr\u00f3 un repunte dentro de la <strong>industria de autopartes<\/strong>, al ser reclasificada como actividad esencial; y a pesar del desabasto de chips y el estancamiento mundial de la industria automotriz.<\/p>\n<p>De esta manera, el mercado en el estado cerr\u00f3 el trimestre con incorporaciones de naves y pocos cierres, por lo que la <strong>tasa de disponibilidad<\/strong> aument\u00f3 en 0.9 puntos porcentuales.<\/p>\n<p>A su vez, la <strong>disponibilidad<\/strong> va ligeramente al alza en todos los corredores. La mayor disponibilidad se encuentra Silao con 166,000 m\u00b2 al norte; seguido por Apaseo al sur con 91,000 metros cuadrados.<\/p>\n<p>En cuanto a la <strong>actividad del mercado<\/strong>, en el 1T2021 el corredor de Silao cerr\u00f3 20,000 m\u00b2. Mientras que las <strong>absorciones negativas<\/strong>, en general, se deben a la incorporaci\u00f3n de nuevas naves especulativas. La <strong>tasa de disponibilidad<\/strong> promedio creci\u00f3 al 6.0% debido a las nuevas incorporaciones de naves al mercado.<\/p>\n<p>Finalmente, <strong>Newmark<\/strong> destac\u00f3 que las principales operaciones del trimestre se dieron gracias a la <strong>industria automotriz<\/strong>. Destaca el cierre de una nave desarrollada en una superficie de 20,000 m\u00b2 en el corredor Silao; as\u00ed como la adquisici\u00f3n por parte de FINSA del portafolio de
