{"id":116492,"date":"2021-05-07T08:04:23","date_gmt":"2021-05-07T13:04:23","guid":{"rendered":"https:\/\/centrourbano.com\/?p=116492"},"modified":"2021-05-07T11:48:25","modified_gmt":"2021-05-07T16:48:25","slug":"mercado-corporativo-de-guadalajara-muestra-ligero-repunte-en-1t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-corporativo-de-guadalajara-muestra-ligero-repunte-en-1t2021\/","title":{"rendered":"Mercado corporativo de Guadalajara muestra ligero repunte en 1T2021"},"content":{"rendered":"<p><em>\u00a0Debido a las inversiones realizadas por los sectores farmac\u00e9utico y tecnol\u00f3gico, el mercado de espacios corporativos en Guadalajara mostr\u00f3 un ligero repunte durante el primer trimestre de 2021<br \/>\n<!--more--><\/em><\/p>\n<p>Las afectaciones por las medidas sanitarias establecidas debido a la pandemia por el <strong>Covid-19<\/strong>\u00a0contin\u00faan repercutiendo en el mercado inmobiliario de oficinas en las principales ciudades de M\u00e9xico.<\/p>\n<p>Sin embargo, debido a las inversiones realizadas por los sectores<strong> farmac\u00e9utico <\/strong>y de <strong>empresas de\u00a0tecnolog\u00eda<\/strong>, el mercado de espacios corporativos en <strong>Guadalajara<\/strong> mostr\u00f3 un ligero repunte durante el primer trimestre de 2021 (<strong>1T2021<\/strong>). Lo anterior, de acuerdo con el reporte presentado por la plataforma <a href=\"https:\/\/www.datoz.com\/\"><strong>Datoz<\/strong><\/a>.<\/p>\n<p><a href=\"https:\/\/centrourbano.com\/2021\/05\/06\/demanda-oficinas-cdmx-contrajo-50-en-el-1t2021\/\"><strong>Sergio Mireles<\/strong><\/a>, director general de la firma, fue el encargado de exponer los resultados para capital de Jalisco. Las cifras presentadas surgieron a partir del an\u00e1lisis de diversos <strong>indicadores<\/strong>, como inventario. tasa de disponibilidad, absorci\u00f3n bruta y precios de salida.<\/p>\n<p>En lo correspondiente al <strong>inventario<\/strong> de corredores corporativos, la empresa se\u00f1al\u00f3 que, a diferencia de CDMX y Monterrey, Guadalajara presenta una distribuci\u00f3n m\u00e1s <strong>equitativa<\/strong> en sus espacios destinados a oficinas. A\u00f1adi\u00f3 que los principales corredores de la ciudad son Puerta de Hierro con un 37% de los espacios; Zona Financiera con 29%; y L\u00f3pez Mateos Sur con un 25%.<\/p>\n<p>En cuanto a la<strong> tasa de disponibilidad<\/strong>, Mireles indic\u00f3 que \u00e9sta tuvo un aumento en tres de los cinco corredores de la ciudad, pasando de un <strong>16.34%<\/strong> disponible en el primer trimestre de 2020 a un <strong>19.61%<\/strong> en el mismo periodo, pero del 2021.<\/p>\n<h4>Aumenta la absorci\u00f3n bruta<\/h4>\n<p>Por otra parte, la compa\u00f1\u00eda detall\u00f3 que la <strong>absorci\u00f3n bruta<\/strong> en Guadalajara present\u00f3 un <strong>aumento<\/strong> de aproximadamente <strong>8.50%<\/strong> en comparaci\u00f3n con los primeros tres meses del <strong>2020<\/strong>. La superficie total de oficinas para el 1T2021, equivale a <strong>10,285<\/strong> metros cuadrados (m2).<\/p>\n<blockquote><p>\u201cCabe mencionar que solo con la transacci\u00f3n de Farmacias Guadalajara se absorbieron m\u00e1s de <strong>8,000<\/strong> metros cuadrados durante los primeros tres meses del a\u00f1o\u201d, aclar\u00f3 Mireles.<\/p><\/blockquote>\n<p>Finalmente, el socio fundador de Datoz, a\u00f1adi\u00f3 que otro sector que impulso la casi nula demanda de oficinas en Guadalajara durante el 2020, fue el de las <strong>empresas de tecnolog\u00eda<\/strong>; en espec\u00edfico, la operaci\u00f3n realizada por la empresa Toshiba en el corredor L\u00f3pez Mateos Sur.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00a0Debido a las inversiones realizadas
