Y es que, en el primer trimestre de 2021 (1T2021), la demanda por <a href=\"https:\/\/centrourbano.com\/?s=oficinas\" target=\"_blank\" rel=\"noopener noreferrer\">espacios corporativos<\/a> en la capital del pa\u00eds registr\u00f3 una ca\u00edda de 50% en comparaci\u00f3n con el mismo periodo, pero de 2020.<\/p>\n<h4>Panorama<\/h4>\n<p>De acuerdo con el reporte emitido por Sergio Mireles, CEO de la plataforma Datoz, la tasa de disponibilidad tambi\u00e9n registr\u00f3 un repunte en el periodo. De esta forma, la informaci\u00f3n presentada revela que este indicador aument\u00f3 en alrededor 560 metros cuadrados (m2) en todos los corredores.<\/p>\n<p>Por otro lado, Mireles expuso que el inventario de oficinas de esta entidad se sigue concentrando <strong>mayoritariamente<\/strong> en las zonas de Insurgentes (22%); Polanco (17%); Santa Fe (14%); y Reforma (14%).<\/p>\n<p>De igual forma, el director de Datoz mostr\u00f3 que, en lo referente a la absorci\u00f3n bruta de los espacios en la metr\u00f3poli capitalina, este indicador tuvo una reducci\u00f3n del 50%, lo que representan 46,175 (m2) absorbidos.<\/p>\n<p>Asimismo, la empresa puntualiz\u00f3 que los precios de arrendamiento en la Ciudad de M\u00e9xico, tuvieron un <strong>ligero aumento del 0.48%<\/strong>, lo que representa un precio promedio de <strong>$22.26<\/strong> dls por m\u00b2 al mes.<\/p>\n<p>Finalmente, en lo correspondiente a los proyectos de construcci\u00f3n que actualmente se realizan en la capital, Datoz indic\u00f3 que la mayor\u00eda estan enfocados en el desarrollo de espacios de <strong>usos mixtos.<\/strong> Esto se ve reflejado en los edificios de mayor relevancia que actualmente se encuentran en construcci\u00f3n como el Centro Insurgentes Reforma; Miyana Torre II; o Espacio Condesa.<\/p>\n<h4>Din\u00e1mica<\/h4>\n<p>En t\u00e9rminos generales, Mireles detall\u00f3 que el <a href=\"https:\/\/www.calameo.com\/books\/005972610e146ec192d46\">mercado inmobiliario<\/a> de oficinas en las principales ciudades de M\u00e9xico sigue con una tendencia a la baja al cierre del primer trimestre de 2021.<\/p>\n<p>El reporte emitido por datoz mostr\u00f3 diversos indicadores como inventario, tasa de disponibilidad, absorci\u00f3n bruta, precios promedio de comercializaci\u00f3n; y los proyectos destacados en construcci\u00f3n para los mercados de <strong>CDMX, Monterrey y
