{"id":116412,"date":"2021-05-05T08:00:25","date_gmt":"2021-05-05T13:00:25","guid":{"rendered":"https:\/\/centrourbano.com\/?p=116412"},"modified":"2021-05-04T16:14:08","modified_gmt":"2021-05-04T21:14:08","slug":"nearshoring-industrial-norte","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-industrial-norte\/","title":{"rendered":"Nearshoring impulsa al mercado industrial del norte: CBRE"},"content":{"rendered":"<p><em>Monterrey concentra el 50% del espacio ocupado de este tipo; y es el mercado m\u00e1s atractivo para el nearshoring debido a su industria diversificada y cercan\u00eda con Estados Unidos<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>Lyman Daniels<\/strong>, <strong>presidente de CBRE M\u00e9xico y Colombia<\/strong>, el <strong><em>nearshoring<\/em><\/strong> representa grandes oportunidades para el <strong>mercado industrial del norte de M\u00e9xico<\/strong>; debido a que, a pesar de la contingencia actual, se ha mantenido resiliente y con optimismo.<\/p>\n<p>El <strong><em>nearshoring<\/em><\/strong> consiste en trasladar ciertas partes de los procesos productivos de una empresa hacia terceros pa\u00edses; con el objetivo de reducir costos, principalmente de mano de obra. Y, durante d\u00e9cadas, algunos de los destinos predilectos para esta pr\u00e1ctica han sido el sudeste asi\u00e1tico y Am\u00e9rica Latina.<\/p>\n<p>Con la llegada de la <strong>pandemia por Covid-19<\/strong>, muchas empresas exportadoras que depend\u00edan de la producci\u00f3n china se vieron afectadas por la interrupci\u00f3n de la cadena de suministro; por lo que, ante la baja oferta disponible y la alta demanda, los precios se incrementaron.<\/p>\n<p>A esto se le suma que China y Estados Unidos sostienen una <strong>guerra comercial<\/strong>, iniciada por el gobierno de Donald Trump antes de la pandemia, con el agresivo incremento de aranceles a productos procedentes de este pa\u00eds; as\u00ed como la entrada en vigor del nuevo <strong>Tratado de Libre Comercio<\/strong> (T-MEC) entre EU, M\u00e9xico y Canad\u00e1.<\/p>\n<p><strong>CBRE<\/strong> destac\u00f3 que estos dos \u00faltimos acontecimientos favorecieron significativamente a M\u00e9xico, que ya era un fuerte contendiente para el <strong><em>nearshoring<\/em><\/strong> en el contexto internacional de los costos de mano de obra competitivos; pues, solo durante 2020, se exportaron 328,860 millones de d\u00f3lares a EU.<\/p>\n<p>Los principales mercados de <strong><em>nearshoring<\/em><\/strong> durante 2020 fueron <strong>Monterrey<\/strong>, <strong>Tijuana<\/strong> y <strong>Quer\u00e9taro<\/strong>. Sin embargo, la capital neoleonesa concentra el 50% del espacio ocupado de este tipo; adem\u00e1s de que es el mercado m\u00e1s atractivo para el <strong><em>nearshoring<\/em><\/strong> debido a su industria diversificada y cercan\u00eda con EU.<\/p>\n<p>Por otro lado, las principales industrias de <strong><em>nearshoring<\/em><\/strong> en 2020 fueron <strong>muebles<\/strong> (23%); seguido de <strong>electrodom\u00e9sticos<\/strong> y <strong>electr\u00f3nicos<\/strong> (20%); <strong>equipo m\u00e9dico<\/strong> (15%); <strong>m\u00e1quinas<\/strong> y <strong>herramientas<\/strong> (14%) y <strong>autopartes<\/strong> (12%). Y la mayor parte de la demanda bruta en metros cuadrados procede de empresas de EU y China.<\/p>\n<p><strong>CBRE<\/strong> afirm\u00f3 que hay una clara tendencia de que en los pr\u00f3ximos a\u00f1os contin\u00fae la llegada de inversi\u00f3n a la zona norte del pa\u00eds.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Monterrey concentra el 50% del espacio ocupado de este tipo;
