{"id":116329,"date":"2021-05-03T08:00:18","date_gmt":"2021-05-03T13:00:18","guid":{"rendered":"https:\/\/centrourbano.com\/?p=116329"},"modified":"2021-04-30T15:31:07","modified_gmt":"2021-04-30T20:31:07","slug":"monterrey-venta-vivienda-1t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/monterrey-venta-vivienda-1t2021\/","title":{"rendered":"Monterrey domina la venta de vivienda en el pa\u00eds al 1T2021"},"content":{"rendered":"<p><em>Monterrey cuenta con 340 proyectos activos; los de tipo Social representan el 27% de la oferta, mientras el segmento Medio el 31%, y el Residencial\/Residencial Plus el restante 42%<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong><a href=\"https:\/\/www.tinsamexico.mx\/notas_coyuntura\/notas-de-coyuntura-mty-1er-trimestre-2021\/\" target=\"_blank\" rel=\"noopener noreferrer\">Informe de Coyuntura Inmobiliaria<\/a> de Tinsa M\u00e9xico<\/strong>, durante el primer trimestre del 2021 (1T2021), la ciudad de <strong>Monterrey<\/strong> se mantuvo como la zona m\u00e1s din\u00e1mica en cuanto a desplazamiento de vivienda en el pa\u00eds; con 5,698 unidades de vivienda nueva.<\/p>\n<p>\u201cLa ciudad de <strong>Monterrey<\/strong> y su zona metropolitana concentr\u00f3, en los primeros tres meses del a\u00f1o, el 12% de los cr\u00e9ditos hipotecarios colocados a nivel nacional. En cuanto a ubicaci\u00f3n, los municipios de <strong>Ju\u00e1rez<\/strong>, <strong>Garc\u00eda<\/strong> y <strong>Apodaca<\/strong> concentraron el 53% de las ventas\u201d, coment\u00f3 <strong>Jes\u00fas Orozco de la Fuente<\/strong>, <strong>director general de Tinsa M\u00e9xico<\/strong>.<\/p>\n<p>El Informe de la firma indica que las unidades vendidas se distribuyen en seis segmentos: <strong>Econ\u00f3mica<\/strong>, con el 7%; <strong>Popular<\/strong>, con el 52%; <strong>Tradicional<\/strong>, con el 9%; <strong>Media<\/strong>, con el 18%; y <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong> con el 14 por ciento.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-116343 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey.png\" alt=\"\" width=\"702\" height=\"309\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey.png 1342w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey-300x132.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey-1000x440.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Unidades-vendidas-monterrey-768x338.png 768w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/a>\n<p>Adem\u00e1s, al cierre del 1T2021, <strong>Monterrey<\/strong> contaba con 340 proyectos activos, distribuidos en seis segmentos econ\u00f3micos. Los proyectos de tipo <strong>social<\/strong> representan el 27% de la oferta; mientras que el segmento <strong>Medio<\/strong> el 31%, y el <strong>Residencial<\/strong>\/<strong>Residencial<\/strong> <strong>Plus<\/strong> el restante 42%; lo que denota un mercado sumamente equilibrado.<\/p>\n<p>Finalmente, en cuanto al <strong>precio por metro cuadrado<\/strong> (<strong>m<\/strong><strong>\u00b2<\/strong>) en el trimestre, los segmentos <strong>Sociales<\/strong> presentan un promedio de 8,953 pesos por m\u00b2; el segmento <strong>Medio<\/strong> de 17,907 pesos; el <strong>Residencial<\/strong> de 38,766 pesos; y el <strong>Residencial Plus<\/strong> de 72,866 pesos por m\u00b2 y 11.9 millones de pesos en ticket promedio.<\/p>\n<p><strong>Tinsa<\/strong> destac\u00f3 que, en general, la ciudad de <strong>Monterrey<\/strong> presenta una variaci\u00f3n trimestral del 2.5%;
