{"id":115959,"date":"2021-04-21T09:00:33","date_gmt":"2021-04-21T14:00:33","guid":{"rendered":"https:\/\/centrourbano.com\/?p=115959"},"modified":"2021-04-20T20:42:15","modified_gmt":"2021-04-21T01:42:15","slug":"mercado-industrial-norte-1t2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-norte-1t2021\/","title":{"rendered":"Mercado industrial del Norte mantiene crecimiento durante 1T2021"},"content":{"rendered":"<p><em>El mercado industrial en M\u00e9xico seguir\u00e1 impulsado por la demanda log\u00edstica en principio; y, gradualmente, la manufactura se ir\u00e1 recuperando <\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte Inmobiliario correspondiente al sector industrial, de Solili<\/strong>, al primer trimestre de 2021 (1T2021), la <a href=\"https:\/\/centrourbano.com\/2021\/04\/08\/demanda-industrial-pais\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>demanda bruta<\/strong><\/a> de espacio supera 1.2 millones de metros cuadrados (m\u00b2) a nivel nacional.<\/p>\n<p>Con respecto a la <strong>zona norte del pa\u00eds<\/strong>, la plataforma destac\u00f3 que la mayor\u00eda de las ciudades se han visto beneficiadas en sus indicadores por el impacto que ha generado el <strong>T-MEC<\/strong>. Lo que, adem\u00e1s, es una oportunidad que han aprovechado los desarrolladores regionales y locales de la mano de los inversionistas.<\/p>\n<h4><strong>Tijuana<\/strong><\/h4>\n<p>Durante el 1T2021, el principal mercado industrial de Baja California concret\u00f3 15 transacciones, para cerrar con una <strong>demanda bruta<\/strong> total de 116,600 m\u00b2; principalmente por parte del sector manufacturero, industria tabacalera, <em>e-commerce<\/em>, industria del etiquetado y la industria alimentaria.<\/p>\n<p>La <strong>tasa de vacancia<\/strong> mantuvo una tendencia a la baja y se situ\u00f3 en 1.8%. La disminuci\u00f3n trimestral en el indicador fue de 72 puntos base, y de 60 puntos si se compara con el mismo periodo del a\u00f1o anterior.<\/p>\n<p>Adem\u00e1s, los <strong>desarrolladores<\/strong> pusieron en marcha un total de ocho proyectos industriales, que suman poco m\u00e1s de 270,000 m\u00b2; lo cual representa un incremento trimestral de 79% y anual de 41 por ciento.<\/p>\n<h4><strong>Reynosa<\/strong><\/h4>\n<p>Seg\u00fan datos de <strong>Solili<\/strong>, el mercado industrial de Reynosa cerr\u00f3 el 1T2021 con un <strong>comportamiento positivo y de crecimiento<\/strong>; a pesar de que los puentes para el paso a Estados Unidos permanecen cerrados.<\/p>\n<p>La <strong>demanda bruta<\/strong> fue de casi 60,000 m\u00b2, donde el 55% la concentr\u00f3 el corredor Aeropuerto-Puente Pharr y el resto el corredor Poniente. Las empresas que proyectaron esta demanda corresponden a los giros manufacturero y log\u00edstico, principalmente.<\/p>\n<p>Por otro lado, la <strong>vacancia<\/strong> ronda los 130,000 m\u00b2, que equivalen al 4% del inventario total. De \u00e9sta, cerca del 50% se sit\u00faa sobre el corredor Norte; debido a su lejan\u00eda con el Puente Internacional Pharr, que permite el cruce de mercanc\u00edas.<\/p>\n<h4><strong>Mexicali<\/strong><\/h4>\n<p>Este mercado cerr\u00f3 el 1T2021 con un aumento significativo en la <strong>demanda<\/strong>, pues registr\u00f3 una actividad similar a la de inicios del 2020 y duplic\u00f3 la demanda del trimestre anterior. Empresas del sector log\u00edstico, manufactura de empaques para alimentos y productos personalizados, manufactura de casas modulares y de servicios potencializaron la demanda.<\/p>\n<p>Asimismo, durante este periodo se concretaron <strong>14 operaciones de renta<\/strong> <strong>de espacios<\/strong>, que van de los 4,600 a los 7,400 m\u00b2. Esto sobre los corredores Mexicali-San Luis R\u00edo Colorado y Aeropuerto-Garita 2.<\/p>\n<p>De igual manera, se culmin\u00f3 un desarrollo clase A que adicion\u00f3 al <strong>inventario<\/strong> de la ciudad poco m\u00e1s de 16,000 m\u00b2.<\/p>\n<p>Y, por otro lado, dieron inicio tres nuevos desarrollos hechos a la medida, que se pronostican finalizar durante los pr\u00f3ximos seis meses. En total, al finalizar marzo de 2021, se tienen en <strong>construcci\u00f3n<\/strong> nueve desarrollos que suman 138,000 m\u00b2; de los cuales el 16% est\u00e1 disponible en renta.<\/p>\n<p>\u201cEl <strong>mercado inmobiliario industrial en M\u00e9xico<\/strong> seguir\u00e1 impulsado por el incremento de la demanda log\u00edstica en principio;
