{"id":115699,"date":"2021-04-13T08:00:01","date_gmt":"2021-04-13T13:00:01","guid":{"rendered":"https:\/\/centrourbano.com\/?p=115699"},"modified":"2021-04-12T18:38:36","modified_gmt":"2021-04-12T23:38:36","slug":"inventario-industrial-centro-bajio","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inventario-industrial-centro-bajio\/","title":{"rendered":"Crece inventario de espacio industrial en Centro y Baj\u00edo: CBRE"},"content":{"rendered":"<p><em>La demanda Industrial en la regi\u00f3n del Baj\u00edo y el Centro del pa\u00eds fue impulsada principalmente por empresas de ecommerce, log\u00edstica, manufactura y automotrices<\/em><!--more--><\/p>\n<p>De acuerdo con <strong><a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">CBRE<\/a> M\u00e9xico<\/strong>, durante 2020, algunos sectores inmobiliarios se vieron beneficiados con el cambio de h\u00e1bitos de consumo, derivado de la pandemia por Covid-19. Tal es el caso del <strong>sector industrial<\/strong>; donde el crecimiento exponencial del <strong>comercio electr\u00f3nico<\/strong> se tradujo en un fuerte impulso de la <strong>demanda<\/strong> de espacio, que alcanz\u00f3 2.1 millones de metros cuadrados (m\u00b2), cifra 6% superior a la registrada en 2019.<\/p>\n<h4><strong>Centro<\/strong><\/h4>\n<p>La <strong><a href=\"https:\/\/centrourbano.com\/2021\/04\/12\/mercados-industriales-cdmx-gdl\/\" target=\"_blank\" rel=\"noopener noreferrer\">Ciudad de M\u00e9xico<\/a> y \u00c1rea Metropolitana<\/strong> cerr\u00f3 el 2020 con una nueva <strong>oferta<\/strong> acumulada superior a 215,000 m\u00b2. La cual se deriv\u00f3 de la creaci\u00f3n de dos nuevos submercados: <strong>nororiente<\/strong> (Gustavo A. Madero y Ecatepec) y <strong>suroriente<\/strong> (Ixtapaluca y Chalco); que surgieron con la finalidad de realizar operaciones log\u00edsticas y de <em>e-commerce<\/em>.<\/p>\n<p>Adem\u00e1s, al cierre del cuarto trimestre del a\u00f1o (4T2020), se registraron m\u00e1s de 379,000 m\u00b2 de espacio industrial en <strong>construcci\u00f3n<\/strong>; la mayor\u00eda en la zona de <strong>Tepotzotl\u00e1n<\/strong>.<\/p>\n<p>En tanto, la <strong>demanda Industrial<\/strong> fue impulsada principalmente por empresas de e-commerce y log\u00edstica; con m\u00e1s de 100,000 m\u00b2 comercializados con fines de expansi\u00f3n o hechos a la medida para inquilinos de distribuci\u00f3n y log\u00edstica.<\/p>\n<p>Por otro lado, en la zona de <strong>Toluca<\/strong> se incorporaron al <strong>inventario<\/strong> poco m\u00e1s de 48,846 m\u00b2 durante el 4T2020, para un acumulado de 63,410 m\u00b2 en el a\u00f1o. Por ello, el 2020 cerr\u00f3 con una <strong>vacancia<\/strong> de 106,857 metros cuadrados.<\/p>\n<p><strong>Toluca<\/strong> es uno de los corredores con mayor \u00edndice de <strong>construcci\u00f3n<\/strong> de naves clase A. Y, despu\u00e9s de manufactura y log\u00edstica, el sector farmac\u00e9utico es el que presenta mayor crecimiento en el submercado Toluca-Lerma.<\/p>\n<h4><strong>Baj\u00edo<\/strong><\/h4>\n<p>Durante el 2020, la regi\u00f3n del <strong>Baj\u00edo<\/strong> registr\u00f3 un crecimiento de su <strong>inventario<\/strong> del 3% respecto de 2019, con 340,000 m\u00b2; as\u00ed como una <strong>tasa de vacancia<\/strong> estable, inferior al 10 por ciento.<\/p>\n<p>La <strong>absorci\u00f3n<\/strong> neta del Baj\u00edo estuvo liderada por empresas de manufactura, con 30%; seguido del sector automotriz con 29% y log\u00edstica con 16%. CBRE report\u00f3 una absorci\u00f3n de m\u00e1s de 300,000 m\u00b2, 21% mayor a la del 2019.<\/p>\n<p>Adem\u00e1s, se espera la llegada y expansi\u00f3n de nuevas empresas de la industria automotriz, como efecto de la entrada en vigor del T-MEC; as\u00ed como la llegada de nuevos inquilinos del sector log\u00edstico como efecto del cambio en los h\u00e1bitos de
