{"id":115544,"date":"2021-04-08T08:00:16","date_gmt":"2021-04-08T13:00:16","guid":{"rendered":"https:\/\/centrourbano.com\/?p=115544"},"modified":"2021-04-07T22:29:46","modified_gmt":"2021-04-08T03:29:46","slug":"demanda-industrial-pais","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-industrial-pais\/","title":{"rendered":"Demanda de espacio industrial supera 1.2 millones de m\u00b2 en el pa\u00eds"},"content":{"rendered":"<p><em>En la Ciudad de M\u00e9xico se incorporaron al inventario cerca de 240,000 m<\/em><em>\u00b2 de espacio industrial;<\/em><em> destacando las naves Clase A localizadas en Tepotzotl\u00e1n, Tultitl\u00e1n y Toluca, que suman 185,000 m<\/em><em>\u00b2<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte Inmobiliario<\/strong> correspondiente al sector industrial, de la plataforma <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Solili<\/strong><\/a>, al primer trimestre de 2021 (1T2021), la <strong>demanda bruta<\/strong> supera 1.2 millones de metros cuadrados (m\u00b2) a nivel nacional. Especialmente en la <strong>Ciudad de M\u00e9xico<\/strong>, con 261,000 m\u00b2; <strong>Ciudad Ju\u00e1rez<\/strong>, con 225,000 m\u00b2; <strong>Guadalajara<\/strong>, con 163,000 m\u00b2 y <strong>Monterrey<\/strong> con 157,000 metros cuadrados.<\/p>\n<h4><strong>Ciudad de M\u00e9xico<\/strong><\/h4>\n<p>En el caso del mercado industrial de la capital mexicana, la zona del <strong>CTT<\/strong> (Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n) concentra la mayor\u00eda de las transacciones; seguida por <strong>Toluca<\/strong> y <strong>Tlalnepantla<\/strong>. Solili indic\u00f3 que muchos desarrolladores invierten en esta zona, y esperan iniciar nuevos proyectos durante los pr\u00f3ximos meses.<\/p>\n<p>El reporte destac\u00f3 que los altos vol\u00famenes de <strong>desocupaci\u00f3n<\/strong> contin\u00faan como tendencia en este mercado; no obstante, la <strong>demanda neta<\/strong> se situ\u00f3 en una cifra positiva, con 207,000 metros cuadrados.<\/p>\n<p>En cuanto a la <strong>procedencia de la demanda<\/strong>, las empresas log\u00edsticas, alimentos, <em>e-commerce<\/em>, farmac\u00e9utica, limpieza y salud, destacaron en la b\u00fasqueda de fortalecer sus cadenas de suministros y ampliar su capacidad e infraestructura en ubicaciones m\u00e1s cercanas para abastecer el consumo de la ciudad.<\/p>\n<p>Durante el 1T2021, inici\u00f3 la <strong>construcci\u00f3n<\/strong> de un mayor n\u00famero de espacios Clase B; sin embargo, los vol\u00famenes en m\u00b2 en los de Clase A fueron superiores. Se incorporaron al <strong>inventario<\/strong> cerca de 240,000 m\u00b2; destacando las naves localizadas en <strong>Tepotzotl\u00e1n<\/strong>, <strong>Tultitl\u00e1n<\/strong> y <strong>Toluca<\/strong>, que suman 185,000 metros cuadrados.<\/p>\n<h4><strong>Monterrey<\/strong><\/h4>\n<p>Este mercado industrial finaliz\u00f3 el 1T2021 con una <strong>demanda bruta<\/strong> de 157,000 m\u00b2; que representa una disminuci\u00f3n trimestral de 42% y de 56% respecto al mismo periodo del a\u00f1o anterior.<\/p>\n<p>La <strong>demanda<\/strong> fue impulsada principalmente por empresas de giro automotriz, manufacturero, log\u00edstico y la industria electr\u00f3nica. Y se concentr\u00f3, principalmente en el corredor <strong>Guadalupe<\/strong>, con 29% del total de transacciones; seguido por el corredor <strong>Apodaca<\/strong> con 24 por ciento.<\/p>\n<p>En este periodo inici\u00f3 la <strong>construcci\u00f3n<\/strong> de 10 edificaciones industriales, y se concretaron 9 edificios, que sumaron al inventario casi 140,000 m\u00b2. La <strong>construcci\u00f3n total<\/strong> del mercado concret\u00f3 el trimestre con 463,000 m\u00b2 actualmente en ejecuci\u00f3n, que equivale a un incremento anual y trimestral de 19% y 7%, respectivamente.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> se mantiene en niveles saludables, con un ligero incremento de 10 puntos base respecto al trimestre anterior y 60 puntos en el comparativo anual; en tanto que el <strong>precio promedio<\/strong> de mercado no present\u00f3 fluctuaciones destacadas.<\/p>\n<h4><strong>Guadalajara<\/strong><\/h4>\n<p>La <strong>demanda bruta<\/strong> en el mercado industrial <a href=\"https:\/\/centrourbano.com\/2021\/01\/27\/mercado-industrial-gdl-resiliencia\/\" target=\"_blank\" rel=\"noopener noreferrer\">tapat\u00edo<\/a> alcanz\u00f3 casi 163,000 m\u00b2, cifra no registrada en al menos los \u00faltimos 5 a\u00f1os; liderada por empresas que demandaron, en su mayor\u00eda, corresponden a automotrices, log\u00edsticas, bebidas y alimentos, tequileras, y de bienes para el hogar.<\/p>\n<p>Durante el 1T2020, Solili report\u00f3 una <strong>nueva oferta<\/strong> Clase A de 220,000 m\u00b2; que corresponden a cuatro naves industriales ubicadas en los corredores de <strong>El Salto<\/strong> y <strong>Zapopan Norte<\/strong>. Con ello, el inventario report\u00f3 un incremento trimestral de 6.5% y 10% anual.<\/p>\n<p>Adem\u00e1s, en este periodo inici\u00f3 la <strong>construcci\u00f3n<\/strong> de dos naves industriales en el corredor de <strong>El Salto<\/strong>, las cuales suman en conjunto un total de 66,000 metros cuadrados.<\/p>\n<p>Con respecto a la <strong>tasa de vacancia<\/strong>, se report\u00f3 un incremento de s\u00f3lo 90 puntos base, y finaliz\u00f3 marzo de 2021 en 3.4%. En tanto, la desocupaci\u00f3n reportada durante el periodo sum\u00f3 poco m\u00e1s de 46,000 metros cuadrados.<\/p>\n<h4><strong>Ciudad Ju\u00e1rez<\/strong><\/h4>\n<p>La <strong>demanda bruta<\/strong> en este mercado fue de 225,000 m\u00b2, de los cuales el 86% corresponden a naves Clase A. Los sectores que impulsaron la demanda fueron el automotriz, aeroespacial, manufacturero, log\u00edstico, m\u00e9dico, entre otros.<\/p>\n<p>Asimismo, un total de 54,000 m\u00b2, distribuidos en 5 proyectos, se sumaron al <strong>inventario<\/strong> existente. Y el total de <strong>construcci\u00f3n<\/strong> al finalizar marzo 2021 fue de 276,000 m\u00b2; principalmente sobre el corredor <strong>Sur<\/strong>, secundado por los corredores <strong>Suroeste<\/strong> y <strong>Norte<\/strong>.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> cerr\u00f3 en 3.3%, y con tendencia a la baja;
