Una de las caracter\u00edsticas m\u00e1s relevantes es que es un seguro de primeras p\u00e9rdidas.<\/p>\n<p>En M\u00e9xico surge el SCV en el 2006 y actualmente existen dos entidades prestadoras de este servicio: Genworth Seguro de Cr\u00e9dito a la Vivienda, una empresa privada y Sociedad Hipotecaria Federal.<\/p>\n<p>Actualmente, la cartera hipotecaria en M\u00e9xico es de ~2,700 mil millones de pesos y representa alrededor del 12% del PIB, cabe se\u00f1alar que del total de la cartera hipotecaria s\u00f3lo el 7% est\u00e1 asegurada con SCV<sup>1<\/sup>.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-114919 size-full\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476.png\" alt=\"\" width=\"1002\" height=\"741\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476.png 1002w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476-300x222.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476-1000x740.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476-768x568.png 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-Pantalla-2021-03-05-a-las-12.54.08-p.m.-e1614970500476-100x75.png 100w\" sizes=\"auto, (max-width: 1002px) 100vw, 1002px\" \/>\n<p>&nbsp;<\/p>\n<p><strong>Para contratar el SCV existen dos tipos de soluciones:<\/strong><\/p>\n<ol>\n<li>Seguro de Cr\u00e9dito a la Vivienda para portafolios de cr\u00e9ditos hipotecarios: el banco asegura un portafolio de cr\u00e9ditos hipotecarios, previamente originados. Las primas de cada cr\u00e9dito se calculan en funci\u00f3n del desempe\u00f1o hist\u00f3rico del portafolio y de sus caracter\u00edsticas principales como Aforo (LTV), plazo, monto m\u00e1ximo de cr\u00e9dito, tipo de tasa, entre otras.<\/li>\n<li>Seguro de Cr\u00e9dito a la Vivienda al momento de la originaci\u00f3n: el banco origina cr\u00e9ditos hipotecarios y contrata el seguro al mismo tiempo. Las primas en este caso se calculan en funci\u00f3n del perfil del cliente y de las caracter\u00edsticas generales de los productos que ofrece el banco.<\/li>\n<\/ol>\n<p>La cobertura contratada se mantiene durante toda la vida del cr\u00e9dito o hasta que se materialice el siniestro. El porcentaje de cobertura lo determina el Banco y\/o Instituci\u00f3n Financiera, sin embargo se acostumbra a cubrir entre el 5% y el 30% del saldo insoluto, buscando con la cobertura disminuir el riesgo del banco a niveles de 65 o 70%.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>El SCV ofrece beneficios a todos los participantes: <\/strong><\/p>\n<p><strong>Bancos<\/strong><\/p>\n<ul>\n<li>Fortalece a las Instituciones Financieras en el otorgamiento responsable de hipotecas mediante transferencia de riesgo a un especialista hipotecario bien capitalizado.<\/li>\n<li>Otorga beneficio de capital y reservas de acuerdo con la Circular \u00danica de Bancos.<\/li>\n<li>Apoya con programas de soluci\u00f3n (mitigaci\u00f3n de p\u00e9rdidas) para que los deudores hagan frente a sus obligaciones.<\/li>\n<li>Mejora la calidad de los portafolios hipotecarios, tanto en la originaci\u00f3n como en la cobranza.<\/li>\n<\/ul>\n<p><strong>Consumidores<\/strong><\/p>\n<ul>\n<li>Permite que m\u00e1s mexicanos incrementen su patrimonio haci\u00e9ndose de una vivienda digna de manera responsable y a una edad m\u00e1s temprana.<\/li>\n<li>Contribuye a que los mexicanos conserven su patrimonio en \u00e9pocas de estr\u00e9s econ\u00f3mico.<\/li>\n<\/ul>\n<p><strong>Reguladores<\/strong><\/p>\n<ul>\n<li>Herramienta macro prudencial, que en un esquema universal permitir\u00eda a las autoridades contener la correlaci\u00f3n entre los desequilibrios de cr\u00e9dito y las crisis en el mercado de la vivienda, mitigando la transmisi\u00f3n de la volatilidad financiera a la econom\u00eda real.<\/li>\n<li>Diversifica el riesgo en el sistema financiero al incluir a un jugador s\u00f3lido, capitalizado y experto global en riesgos de cr\u00e9dito hipotecario.<\/li>\n<li>Promueve est\u00e1ndares disciplinados y sanas pr\u00e1cticas en el mercado hipotecario y act\u00faa como un \u201csegundo par de ojos\u201d en la originaci\u00f3n.<\/li>\n<li>Genera inteligencia de mercado que facilita la alineaci\u00f3n de los participantes en sector de vivienda.<\/li>\n<li>Apoyo en la supervisi\u00f3n y monitoreo del desempe\u00f1o de los cr\u00e9ditos hipotecarios.<\/li>\n<li>Da eficiencia y disciplina a la emisi\u00f3n en mercados de capitales (RMBS, Covered Bonds)<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Para estar en posibilidad de reclamar la cobertura, el banco necesita presentar evidencia de la p\u00e9rdida con relaci\u00f3n al cr\u00e9dito hipotecario. Cuenta con varias opciones que identificamos como causales de reclamaci\u00f3n.<\/p>\n<p>Las 5 causales de reclamaci\u00f3n m\u00e1s comunes son:<\/p>\n<ol>\n<li>Daci\u00f3n en pago<\/li>\n<li>Evidenciar 18 meses de incumplimiento<\/li>\n<li>Ejecuci\u00f3n del convenio judicial<\/li>\n<li>Sentencia en firma<\/li>\n<li>Ejecuci\u00f3n del convenio de Mediaci\u00f3n<\/li>\n<\/ol>\n<p>Para cada una de las casuales de reclamaci\u00f3n se requiere entregar evidencias que se estipulan en las condiciones generales, contrato que se firma entre el asegurado y el asegurador.<\/p>\n<p>Genworth cuenta con m\u00e1s de 14 a\u00f1os en el mercado nacional, ha participado activamente con el SCV en el mercado internacional.
