{"id":114854,"date":"2021-03-03T14:00:50","date_gmt":"2021-03-03T20:00:50","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114854"},"modified":"2021-03-03T14:23:10","modified_gmt":"2021-03-03T20:23:10","slug":"credito-a-la-vivienda-en-el-mercado-tradicional-cayo-5-en-2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/credito-a-la-vivienda-en-el-mercado-tradicional-cayo-5-en-2020\/","title":{"rendered":"Cr\u00e9dito a la vivienda en el mercado tradicional cay\u00f3 5% en 2020"},"content":{"rendered":"<p><em>Si bien el n\u00famero de acciones baj\u00f3, el monto de inversi\u00f3n registr\u00f3 una variaci\u00f3n al alza <\/em><!--more--><\/p>\n<p>El mercado hipotecario mexicano resisti\u00f3 los embates que trajo la pandemia y logr\u00f3 reducir el impacto en la colocaci\u00f3n de cr\u00e9dito para vivienda. Y es que, a pesar de esperar un escenario con una ca\u00edda de doble d\u00edgito, en 2020 se colocaron poco m\u00e1s de 513,400 cr\u00e9ditos, lo que represent\u00f3 una baja de apenas 4.8% en comparaci\u00f3n con lo observado en 2019.<\/p>\n<p>De acuerdo con datos de la Asociaci\u00f3n de Bancos de M\u00e9xico (ABM), la entrega de financiamiento para compra de vivienda en el mercado tradicional logr\u00f3 una derrama del orden de lo 389,900 millones de pesos. Esta cifra representa un aumento de 0.3% en comparaci\u00f3n con los 388,700 millones de pesos de inversi\u00f3n registrados en 2019.<\/p>\n<h4>Actividad por organismo<\/h4>\n<p>En la din\u00e1mica por organismo, es preciso se\u00f1alar que la banca comercial logr\u00f3 una colocaci\u00f3n de 123,300 financiamientos para vivienda. Esta cifra represent\u00f3 una ca\u00edda de 9.9% en comparaci\u00f3n con lo observado en 2019, cuando se otorgaron 136,900 cr\u00e9ditos.<\/p>\n<p>Sin embargo, en el monto de inversi\u00f3n destinado para hipotecas, la banca logr\u00f3 un crecimiento de 1.9%, al pasar de 195,500 millones de pesos en 2019 a 199,200 millones de pesos en 2020.<\/p>\n<p>Por otro lado, el Infonavit cerr\u00f3 el a\u00f1o con 340,800 cr\u00e9ditos. Esta cifra represent\u00f3 una ca\u00edda de 3% en comparaci\u00f3n con 2019. En t\u00e9rminos de monto invertido, el organismo alcanz\u00f3 un total de 145,800 mdp, lo que represent\u00f3 una baja de 1.4% en comparaci\u00f3n con 2019.<\/p>\n<p>En el caso de Fovissste, el organismo logr\u00f3 una colocaci\u00f3n de 49,200 cr\u00e9ditos, que equivale a una ca\u00edda de 2.7% en comparaci\u00f3n con 2019, cuando entreg\u00f3 poco m\u00e1s de 50,600 cr\u00e9ditos. Sobre la inversi\u00f3n, el Fondo logr\u00f3 una derrama de 35,900 millones de pesos.<\/p>\n<h4>Un a\u00f1o positivo<\/h4>\n<p>En este sentido, a decir de <a href=\"https:\/\/centrourbano.com\/2021\/02\/25\/2021-un-buen-ano-para-sacar-un-credito-hipotecario\/\" target=\"_blank\" rel=\"noopener noreferrer\">Enrique Margain<\/a>, coordinador del Comit\u00e9 de Cr\u00e9dito Hipotecario de la ABM, si bien 2020 represent\u00f3 un a\u00f1o de retos para el sector vivienda e hipotecario, la industria logr\u00f3 sumar esfuerzos y salir adelante con un resultado positivo.<\/p>\n<p>Espec\u00edficamente sobre el caso del mercado hipotecario y la participaci\u00f3n de la banca, <strong>Margain<\/strong><\/p>\n<p>se\u00f1al\u00f3 que se logr\u00f3 superar el monto de inversi\u00f3n en hipotecas. Esto, a pesar que al inicio de la pandemia el pronostico era negativo.<\/p>\n<p>\u201cLa banca termina con casi 200,000 millones de pesos otorgados en cr\u00e9dito hipotecario, es 1.9 arriba de lo colocado en 2019. La verdad es que en 2019 se hab\u00edan llegado a 195,00 millones de pesos y hab\u00eda sido un a\u00f1o hist\u00f3rico para la colocaci\u00f3n de hipotecas. Y en 2020, hacia el segundo trimestre, se ve\u00eda muy dif\u00edcil que se pudiera llegar a un n\u00famero similar. Incluso los escenarios eran negativos. Pero se termina por arriba\u201d, indic\u00f3.<\/p>\n<p>En el caso de la banca, se\u00f1al\u00f3 Margain, la composici\u00f3n de la cartera cambi\u00f3. Principalmente, dijo, se present\u00f3 un escenario donde hubo m\u00e1s cr\u00e9ditos para pagos de pasivos, aprovechado la baja en tasas.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Si bien
