{"id":114602,"date":"2021-02-17T08:30:31","date_gmt":"2021-02-17T14:30:31","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114602"},"modified":"2021-02-16T19:00:49","modified_gmt":"2021-02-17T01:00:49","slug":"desocupacion-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/desocupacion-oficinas-cdmx\/","title":{"rendered":"Desocupaci\u00f3n de oficinas en la CDMX crece 243% en 2020"},"content":{"rendered":"<p><em>Los sectores con mayor huella (en m<\/em><em>\u00b2<\/em><em>) del activo de oficinas, tanto en la CDMX como en Guadalajara, Quer\u00e9taro, Monterrey, son las industrias de finanzas, gobierno y coworking<\/em><!--more--><\/p>\n<p>De acuerdo con la plataforma <strong><a href=\"https:\/\/siila.com.mx\/#!\/\" target=\"_blank\" rel=\"noopener noreferrer\">SiiLA<\/a> M\u00e9xico<\/strong>, que monitorea m\u00e1s de 8.9 millones de metros cuadrados (m\u00b2) de oficinas en los cuatro principales mercados del pa\u00eds: <strong>Guadalajara<\/strong>, <strong>Quer\u00e9taro<\/strong>, <strong>Monterrey<\/strong> y <strong>Ciudad de M\u00e9xico<\/strong>, el sector de las oficinas ha sido uno de los m\u00e1s afectados durante la contingencia sanitaria. Esto debido a la adaptaci\u00f3n de las empresas al trabajo remoto.<\/p>\n<p>La firma mencion\u00f3 que tan solo en la <strong>Ciudad de M\u00e9xico<\/strong> se desocuparon alrededor de 420,000 m\u00b2 durante el 2020; lo cual es un 243% mayor a la <a href=\"https:\/\/centrourbano.com\/2021\/02\/08\/desocupacion-demanda-oficinas-cdmx\/\" target=\"_blank\" rel=\"noopener noreferrer\">desocupaci\u00f3n<\/a> registrada en el 2019.<\/p>\n<p>Mientras que en el resto de los mercados la situaci\u00f3n fue similar, con tasas de disponibilidad en <strong>Quer\u00e9taro<\/strong> de 19%, debido a una nueva entrega de 13,000 m\u00b2; en <strong>Monterrey<\/strong>, la tasa fue de 15%, que durante el segundo trimestre hab\u00eda aumentado debido a la entrega de la Torre Obispado y se estabiliz\u00f3 en el cierre del a\u00f1o; y en <strong>Guadalajara<\/strong>, la tasa de disponibilidad fue de 22%, como consecuencia de dos nuevas entregas, que aumentaron el inventario en aproximadamente 33,000 metros cuadrados.<\/p>\n<p><strong>SiiLA<\/strong> indic\u00f3 que los sectores con mayor huella (en m\u00b2) del activo de oficinas en los mercados monitoreados son las industrias de <strong>finanzas<\/strong>, <strong>gobierno<\/strong> y <strong><em>coworking<\/em><\/strong>.<\/p>\n<p>Adem\u00e1s, en el \u00faltimo trimestre del a\u00f1o se renovaron 120,000 m\u00b2 de oficinas en <strong>contratos de arrendamiento<\/strong> en la Ciudad de M\u00e9xico. Sin embargo, cabe destacar que, con base en los resultados de las estad\u00edsticas de mercado y mercados de capital del 2020, los <strong>ingresos operativos netos<\/strong> para propiedades clase A+
