{"id":114540,"date":"2021-02-12T08:45:41","date_gmt":"2021-02-12T14:45:41","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114540"},"modified":"2021-02-11T23:12:19","modified_gmt":"2021-02-12T05:12:19","slug":"mercado-industrial-bajio-2021","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-bajio-2021\/","title":{"rendered":"Mercado industrial del Baj\u00edo mantiene expectativas positivas para 2021"},"content":{"rendered":"<p><em>El mercado del Baj\u00edo, en particular Quer\u00e9taro, a\u00fan conquista a inversionistas extranjeros en los sectores de log\u00edstica, comercio electr\u00f3nico, servicios financieros y manufactura<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>Samuel<\/strong> <strong>Campos<\/strong>, <strong>director ejecutivo de la zona <a href=\"https:\/\/centrourbano.com\/2020\/11\/25\/industrial-bajio-recuperacion\/\" target=\"_blank\" rel=\"noopener noreferrer\">Baj\u00edo<\/a> de Newmark<\/strong>, el mercado industrial de dicha regi\u00f3n presenta mejores expectativas para este 2021. Esto debido al crecimiento de los sectores log\u00edstico, comercio electr\u00f3nico, manufactura y servicios financieros; as\u00ed como al incremento de la inversi\u00f3n extranjera directa.<\/p>\n<h4><strong>Quer\u00e9taro<\/strong><\/h4>\n<p>El ultimo reporte de <strong>Newmark<\/strong> revel\u00f3 que los desarrolladores m\u00e1s importantes de la zona apuestan por este mercado. Espec\u00edficamente en el corredor <strong>Aeropuerto<\/strong>, donde se mantiene el crecimiento log\u00edstico y manufacturero, se encuentran 40,000 metros cuadrados (m\u00b2) en construcci\u00f3n y proyectos por alrededor de 180,000 m\u00b2.<\/p>\n<p>Adem\u00e1s, el <strong>precio promedio de renta<\/strong> en Quer\u00e9taro registr\u00f3 una reducci\u00f3n poco considerable; debido a que diferentes empresas implementaron nuevas formas de negociaci\u00f3n para ofrecer precios m\u00e1s competitivos a sus clientes.<\/p>\n<p>El <strong>inventario total<\/strong> en la regi\u00f3n de Quer\u00e9taro es de 6 millones 213,201 m\u00b2; con una <strong>tasa de disponibilidad<\/strong> de 6.8% y un <strong>precio promedio<\/strong> que baj\u00f3 en el \u00faltimo trimestre de 2020 a 3.81 USD\/m\u00b2\/mes.<\/p>\n<p>Asimismo, se prev\u00e9 que en los pr\u00f3ximos meses la industria vaya tomando forma nuevamente y presente <strong>actividad m\u00e1s estable<\/strong>; debido a que se mantiene el proceso de construcci\u00f3n de parques industriales en la ciudad.<\/p>\n<p>\u201cLa econom\u00eda en Quer\u00e9taro se est\u00e1 recuperando y es uno de los estados con un entorno favorable para la <strong>inversi\u00f3n<\/strong>, a pesar de la pandemia, y contin\u00faa con un dinamismo positivo. Hay 146 empresas instaladas en Quer\u00e9taro con capital espa\u00f1ol; 140 de las cuales operan en el municipio y que valoran la seguridad y mano de obra calificada del mercado\u201d, indic\u00f3 <strong>Samuel Campos<\/strong>.<\/p>\n<h4><strong>Guanajuato<\/strong><\/h4>\n<p>Newmark indic\u00f3 que el mercado de Guanajuato ha tenido un buen inicio de a\u00f1o, con la entrega de <strong>proyectos en construcci\u00f3n<\/strong> y la puesta en marcha de diversos <strong>programas<\/strong>; as\u00ed como el <strong>aumento en la oferta<\/strong> de inventario para empresas de los sectores automotriz y manufactura que lleguen al estado.<\/p>\n<p>La <strong>tasa de disponibilidad<\/strong> subi\u00f3 1% en comparaci\u00f3n al trimestre pasado y el volumen de proyectos en <strong>construcci\u00f3n<\/strong> aument\u00f3 a 60,388 m\u00b2; debido a que los desarrolladores conf\u00edan en un mejor a\u00f1o y han propuesto mejores condiciones, como disminuir el tiempo m\u00ednimo de contrato y sus precios promedio de salida.<\/p>\n<p>\u201cEn el \u00faltimo trimestre del 2020 se registr\u00f3 poca actividad en el mercado guanajuatense; debido a un incremento en los indicadores de <strong>inventario<\/strong> que lleg\u00f3 a 8 millones de m\u00b2, con una <strong>tasa de disponibilidad<\/strong> de 5.1% que se dio por las desocupaciones, relocalizaciones y entrega de varios proyectos que se encontraban en construcci\u00f3n. Sin embargo, empresas de m\u00faltiples sectores se han ido adaptando durante la pandemia para reconfigurar su estructura, modelo de negocio, espacio ocupado o ubicaci\u00f3n.<\/p>\n<p>\u201cEn un escenario de ca\u00edda en los niveles de demanda industrial, Guanajuato ha reportado un desempe\u00f1o positivo motivado por el sector log\u00edstico y de manufactura. Siendo el corredor <strong>Silao<\/strong> el que present\u00f3 la mayor parte de espacios industriales en construcci\u00f3n con 20,200 m\u00b2; y <strong>Apaseo<\/strong> fue el submercado con la mayor absorci\u00f3n de m\u00b2 en el \u00faltimo trimestre con 40,209 m\u00b2, inform\u00f3 el directivo.<\/p>\n<h4><strong>Guadalajara<\/strong><\/h4>\n<p>Durante 2020, el mercado industrial de la Zona Metropolitana de Guadalajara no perdi\u00f3 dinamismo y se fortaleci\u00f3 como consecuencia de los movimientos en el comercio electr\u00f3nico y la log\u00edstica.<\/p>\n<p>El <strong>inventario<\/strong> industrial clase A present\u00f3 casi 5 millones de m\u00b2 en el cuarto trimestre de 2020, con la <strong>construcci\u00f3n<\/strong> de 200,000 m\u00b2 y una <strong>tasa de disponibilidad<\/strong> que disminuy\u00f3 al pasar del 4.3% en el trimestre pasado a 3.4% en el 4T2020.<\/p>\n<p>\u201cLa <strong>absorci\u00f3n<\/strong> acumulada en Jalisco fue hist\u00f3rica a lo largo del a\u00f1o, present\u00e1ndose operaciones importantes en la Zona Metropolitana de Guadalajara; siendo <strong>El Salto<\/strong> el corredor con la mayor absorci\u00f3n, con valor de m\u00e1s de 250,000 m\u00b2; seguido por <strong>Perif\u00e9rico Sur<\/strong>, con casi 65,000 m\u00b2. En relaci\u00f3n con el cuarto trimestre del a\u00f1o, la <strong>absorci\u00f3n neta<\/strong> present\u00f3 un valor de casi 51,000 m\u00b2 y la actividad de mercado fue cerca de los 125,000
