{"id":114255,"date":"2021-02-02T08:45:51","date_gmt":"2021-02-02T14:45:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114255"},"modified":"2021-01-29T22:53:28","modified_gmt":"2021-01-30T04:53:28","slug":"mercado-industrial-noreste-covid","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-noreste-covid\/","title":{"rendered":"Mercado industrial del noreste se mantiene estable ante Covid-19"},"content":{"rendered":"<p><em>Si bien el mercado industrial de la zona noreste no tuvo los movimientos que a\u00f1os anteriores, registr\u00f3 un total de 60 cierres de operaciones en todo el 2020<\/em><!--more--><\/p>\n<p><strong>Armando de la Fuente<\/strong>, <strong>director de la zona Noreste de la firma de servicios inmobiliarios Newmark<\/strong>, destac\u00f3 que el <strong>mercado industrial<\/strong> de dicha regi\u00f3n se mantuvo estable en 2020; a pesar de la crisis sanitaria causada por la pandemia de Covid-19.<\/p>\n<p>El directivo indic\u00f3 que, al cierre del \u00faltimo trimestre de 2020 (4T2020), la <strong>disponibilidad<\/strong> tuvo un alza al 7% frente al mismo periodo de 2019; con 195,000 metros cuadrados (m\u00b2) de nueva oferta al inventario Clase A que registr\u00f3 6.6 millones de metros cuadrados.<\/p>\n<p>\u201cEl <strong>incremento en la disponibilidad<\/strong> se debi\u00f3 a la nueva oferta de espacio especulativo de m\u00e1s de 100,000 m\u00b2. Adem\u00e1s, los submercados <a href=\"https:\/\/centrourbano.com\/2021\/01\/20\/mercado-industrial-monterrey-absorcion\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Apodaca<\/strong><\/a>, <strong>Ci\u00e9nega de Flores<\/strong> y <strong>Escobedo<\/strong> es donde se encuentra el mayor espacio disponible a comercializar, con 188,000, 92,000 y 86,000 m\u00b2, respectivamente\u201d, explic\u00f3.<\/p>\n<p><strong>De la Fuente<\/strong> agreg\u00f3 que la <strong>absorci\u00f3n bruta<\/strong> del 4T2020 fue de 240,000 m\u00b2; y present\u00f3 un alza de 28% contra el mismo periodo del a\u00f1o anterior. En tanto, la <strong>absorci\u00f3n acumulada<\/strong> en el a\u00f1o fue de 630,000 m\u00b2, que representa 29,000 m\u00b2 menos que en 2019.<\/p>\n<p>\u201cNo obstante que 2020 fue un a\u00f1o complicado para todos los mercados en el mundo, en la <strong>zona Noreste del pa\u00eds<\/strong> la actividad industrial no se fren\u00f3. Por el contrario, si bien no tuvo los movimientos que a\u00f1os anteriores, continu\u00f3 registrando cierres de operaciones, con un total de 60 en todo el 2020; siendo <strong>Apodaca<\/strong> el submercado que registr\u00f3 la mayor actividad con 315,000 m\u00b2, representando el 50% del total comercializado\u201d, precis\u00f3<\/p>\n<p>Por otro lado, en t\u00e9rminos de <strong>construcci\u00f3n<\/strong>, el directivo mencion\u00f3 que la incertidumbre de la actual coyuntura provoc\u00f3 una baja en el desarrollo de nuevos espacios, con 226,000 m\u00b2. Y fue el submercado de <strong>Apodaca<\/strong> el que tuvo el mayor n\u00famero de espacios en desarrollo, con el 49 por ciento.<\/p>\n<p>Finalmente, precis\u00f3 que el mercado de <strong>Saltillo<\/strong> cerr\u00f3 el 4T2020 con una absorci\u00f3n bruta de 101,000 m\u00b2, y una absorci\u00f3n acumulada de 168,000 m\u00b2. El 70% del espacio comercializado en el \u00faltimo trimestre del a\u00f1o pasado fue en <strong>Ramos Arizpe<\/strong>, mismo submercado que registra el 84.4% del espacio en construcci\u00f3n.<\/p>\n<p>Por su parte, el mercado de <strong>Reynosa<\/strong> (Clase A\/B\/C), registr\u00f3 al cierre del 4T2020 una absorci\u00f3n bruta de poco m\u00e1s de 14,000 m\u00b2, y una absorci\u00f3n bruta acumulada en el a\u00f1o de 78,000 m\u00b2. Adem\u00e1s de una tasa de disponibilidad 4.1 por ciento.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Si bien el mercado industrial de la zona noreste no tuvo los movimientos que a\u00f1os
