{"id":114143,"date":"2021-01-26T09:00:57","date_gmt":"2021-01-26T15:00:57","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114143"},"modified":"2021-01-25T23:44:42","modified_gmt":"2021-01-26T05:44:42","slug":"mercado-oficinas-gdl-absorcion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-oficinas-gdl-absorcion\/","title":{"rendered":"Mercado de oficinas de Gdl reporta la absorci\u00f3n m\u00e1s baja en 20 a\u00f1os"},"content":{"rendered":"<p><em>Cushman &amp; Wakefield estima que<\/em> <em>el mercado de oficinas en arrendamiento para Guadalajara lograr\u00e1 ubicarse en al menos 30,000 m<\/em><em>\u00b2<\/em><em> de absorci\u00f3n neta para 2021<\/em><!--more--><\/p>\n<p>Debido a la <strong>pandemia por Covid-19<\/strong>, el <strong>mercado de oficinas de la Zona Metropolitana de Guadalajara<\/strong> report\u00f3 una <strong>actividad de arrendamiento<\/strong> pr\u00e1cticamente nula durante el segundo y tercer trimestre del a\u00f1o; al acumular una <strong>absorci\u00f3n neta<\/strong> de tan solo 7,274 metros cuadrados (m\u00b2). Esto represent\u00f3 el peor resultado desde hace 20 a\u00f1os.<\/p>\n<p>No obstante, de acuerdo con el reporte <strong>Marketbeat<\/strong> de la consultora <a href=\"https:\/\/www.cushmanwakefield.com\/es-mx\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cushman &amp; Wakefield<\/strong><\/a>, el mercado se reactiv\u00f3 y se recuper\u00f3 durante el \u00faltimo trimestre del a\u00f1o, cerrando con una <strong>absorci\u00f3n neta anual<\/strong> de 20,202 m\u00b2; que, comparado con el cierre del 2019, representa una ca\u00edda del 57 por ciento.<\/p>\n<p>De igual manera, la firma indic\u00f3 que el <strong>mercado corporativo de Guadalajara<\/strong> cerr\u00f3 el 2020 con un <strong>inventario total<\/strong> de 750,000 m\u00b2; as\u00ed como una <strong>tasa de disponibilidad<\/strong> del 23%. Adem\u00e1s de que hay 62,800 m\u00b2 de espacios de oficinas en <strong>construcci\u00f3n<\/strong>, que ingresar\u00e1n al inventario en los pr\u00f3ximos meses.<\/p>\n<p>\u201cEsperamos que, en el 2021, a medida que se avance con el plan de vacunaci\u00f3n a nivel nacional e internacional, se reactiven algunas de las <strong>b\u00fasquedas de oficina<\/strong> que fueron suspendidas en 2020. Nuestra estimaci\u00f3n es que el <strong>mercado de oficinas en arrendamiento<\/strong> para la ciudad de Guadalajara logre ubicarse en al menos 30,000 m\u00b2 de <strong>absorci\u00f3n
