{"id":114134,"date":"2021-01-26T08:30:17","date_gmt":"2021-01-26T14:30:17","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114134"},"modified":"2021-01-25T22:10:47","modified_gmt":"2021-01-26T04:10:47","slug":"venta-vivienda-contraccion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/venta-vivienda-contraccion\/","title":{"rendered":"Venta de vivienda en la ZMCDMX sufre contracci\u00f3n de 20.2%"},"content":{"rendered":"<p><em>Durante todo el 2020, el precio promedio de la vivienda en la ZMCDMX se mantuvo<\/em> <em>con una tendencia est\u00e1tica; con presencia de promociones y descuentos de un 10-15% promedio<\/em><!--more--><\/p>\n<p>De acuerdo con <strong><a href=\"https:\/\/www.tinsamexico.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Tinsa<\/a> M\u00e9xico<\/strong>, al cierre del cuarto trimestre de 2020 (4T2020), la <strong>venta de vivienda en la Zona Metropolitana de la Ciudad de M\u00e9xico<\/strong> (<strong>ZMCDMX<\/strong>) tuvo una contracci\u00f3n de 20.2%, con respecto al mismo periodo de 2019, con 4,826 unidades desplazadas.<\/p>\n<p>La firma indic\u00f3 que, durante todo el 2020, se desplazaron poco m\u00e1s de <strong>18,500 unidades<\/strong>, frente a las 23,500 en 2019 y casi 29,000 en2018.<\/p>\n<p>En volumen de ventas, la <strong>Zona Norte<\/strong> (Coacalco, Cuautitl\u00e1n, Ecatepec, Huehuetoca, Nextlalpan, Nicol\u00e1s Romero, Tec\u00e1mac, Tizayuca, Tonanitla, Tultepec, Tultitl\u00e1n, Acolman, Zumpango, Cuautitl\u00e1n Izcalli, Teoloyucan y Melchor Ocampo), participa con el 47.6%, con 2,297 unidades vendidas al 4T2020.<\/p>\n<p>Adem\u00e1s, el n\u00famero de <strong>proyectos activos de vivienda<\/strong> pas\u00f3 de 1,668 en el 4T2019 a 1,554 en el 4T2020; de los cuales, el 90% corresponde a proyectos de vivienda vertical y un 10% a vivienda horizontal.<\/p>\n<p>La mayor concentraci\u00f3n de proyectos se presenta en las zonas <strong>Poniente<\/strong> (\u00c1lvaro Obreg\u00f3n, Cuajimalpa, Miguel Hidalgo, Atizap\u00e1n, Huixquilucan, Naucalpan y Jilotzingo), y <strong>Sur<\/strong> (Benito Ju\u00e1rez, Coyoac\u00e1n, Magdalena Contreras y Tlalpan); con el 67.5% del total de desarrollos activos al ultimo trimestre del a\u00f1o pasado.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-114136 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda.png\" alt=\"\" width=\"999\" height=\"292\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda.png 1026w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda-300x88.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda-1000x292.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Venta-de-vivienda-768x225.png 768w\" sizes=\"auto, (max-width: 999px) 100vw, 999px\" \/><\/a>\n<p>Con respecto al <strong>stock disponible<\/strong>, la ZMCDMX present\u00f3 un decremento del -7.1% frente al 4T2019; donde la producci\u00f3n de vivienda, especialmente de segmentos bajos, ha disminuido considerablemente.<\/p>\n<p>En tanto, durante todo el 2020, el <strong>precio promedio<\/strong> de la vivienda en la ZMCDMX se mantuvo con una tendencia est\u00e1tica; con presencia de promociones y descuentos de entre 10 y 15% promedio.
