{"id":114000,"date":"2021-01-19T08:45:12","date_gmt":"2021-01-19T14:45:12","guid":{"rendered":"https:\/\/centrourbano.com\/?p=114000"},"modified":"2021-01-18T20:26:10","modified_gmt":"2021-01-19T02:26:10","slug":"ecommerce-mercado-industrial-zmvm","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/ecommerce-mercado-industrial-zmvm\/","title":{"rendered":"Aumento de e-commerce beneficia al mercado industrial de la ZMVM"},"content":{"rendered":"<p><em>Las ventas a trav\u00e9s de internet en 2020 se incrementaron 40% y dieron lugar al incremento de la demanda de espacio industrial; as\u00ed como a la reconfiguraci\u00f3n de corredores industriales<\/em><!--more--><\/p>\n<p>De acuerdo con la firma de servicios inmobiliarios <strong><a href=\"https:\/\/nmrk.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newmark<\/a> Group<\/strong>, a pesar de del fuerte impacto que provoc\u00f3 la pandemia por Covid-19 en la industria inmobiliaria, el <strong>sector industrial<\/strong> fue el que desarroll\u00f3 un mayor n\u00famero de operaciones inmobiliarias durante el 2020, gracias al crecimiento del <strong>comercio electr\u00f3nico<\/strong>.<\/p>\n<p><strong>Giovanni D\u00b4Agostino<\/strong>, <strong>presidente en M\u00e9xico y director regional para Am\u00e9rica Latina de Newmark<\/strong>, destac\u00f3 que el <strong><em>e-commerce<\/em><\/strong> foment\u00f3 transformaciones de los procesos de cadenas de suministro; y con ello, una mayor demanda de espacios de distribuci\u00f3n de los productos.<\/p>\n<p>En su reporte de cierre de a\u00f1o del <strong>mercado industrial de la Zona Metropolitana del Valle de M\u00e9xico<\/strong> (<strong>ZMVM<\/strong>), la firma se\u00f1ala que, si bien el tercer trimestre del a\u00f1o enmarc\u00f3 cifras poco favorables para las absorciones en general, el dinamismo del mercado se hizo presente mediante la aparici\u00f3n de las <strong>bodegas de \u00faltima milla<\/strong> en la parte central de la zona metropolitana; as\u00ed como la <strong>construcci\u00f3n de naves industriales<\/strong> en el resto de los corredores.<\/p>\n<p>Asimismo, indica que los grandes jugadores del mercado industrial fueron las empresas de <strong>almacenamiento<\/strong> y <strong>log\u00edstica<\/strong>. Las ventas a trav\u00e9s de internet en 2020 se incrementaron 40% y dieron lugar al incremento de la <strong>demanda de espacio industrial<\/strong>; adem\u00e1s de la <strong>reconfiguraci\u00f3n de corredores industriales<\/strong>. Esto impuls\u00f3 un crecimiento de los <strong>Centros de Distribuci\u00f3n<\/strong> (<strong>Cedis<\/strong>) en la zona centro de la <a href=\"https:\/\/centrourbano.com\/2021\/01\/18\/mercado-industrial-cdmx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Ciudad de M\u00e9xico<\/a>; principalmente en la zona de Gustavo A. Madero y el Corredor Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n (CTT).<\/p>\n<p>Lo anterior, dio como resultado que el <strong>inventario industrial<\/strong> clase A en la ZMVM presentara m\u00e1s de 12 millones de metros cuadrados (m\u00b2) en el cuarto trimestre de 2020 (4T2020). Adem\u00e1s, aument\u00f3 la <strong>construcci\u00f3n<\/strong>, al presentar casi 966,000 m\u00b2, comparado con el 3T2020; y una <strong>tasa de disponibilidad <\/strong>en la Ciudad de M\u00e9xico que se elev\u00f3 al 5.8% en el 4T2020.<\/p>\n<p>\u201cA pesar de los resultados positivos del sector, 2020 no fue un a\u00f1o f\u00e1cil para los desarrolladores inmobiliarios. Durante el tercer trimestre del a\u00f1o, la <strong>ca\u00edda de los precios industriales<\/strong> fue evidente; mientras que las desocupaciones se hicieron presentes en casi todos los corredores de la <strong>Zona Metropolitana del Valle de M\u00e9xico<\/strong>. Sin embargo, los desarrolladores emplearon estrategias para facilitar la estancia de sus inquilinos\u201d, apunt\u00f3 <strong>Jorge Fabris<\/strong>, <strong>director del sector industrial de Newmark<\/strong>.<\/p>\n<p>\u201cSi bien 2020 fue un a\u00f1o complejo para la industria de bienes ra\u00edces, el <strong><em>nearshoring<\/em><\/strong>, los <strong>tratados comerciales<\/strong>, que el <strong>comercio electr\u00f3nico<\/strong> en todos los nichos de trabajo se usa como nunca antes, y que los <strong>Cedis<\/strong> est\u00e1n llegando a nuevas zonas y ciudades, como la parte sureste del pa\u00eds, que comienza a tener un gran desarrollo industrial para cubrir las necesidades a trav\u00e9s de la \u00faltima milla, nos hacen ser optimistas para este 2021 e iniciar el
