{"id":113878,"date":"2021-01-12T08:45:29","date_gmt":"2021-01-12T14:45:29","guid":{"rendered":"https:\/\/centrourbano.com\/?p=113878"},"modified":"2021-01-11T22:22:06","modified_gmt":"2021-01-12T04:22:06","slug":"oficinas-cdmx-demanda-negativa-2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-demanda-negativa-2\/","title":{"rendered":"Mercado de oficinas de la CDMX cierra el 2020 con demanda negativa"},"content":{"rendered":"<p><em>Pese a que la mayor\u00eda de los submercados de oficinas tuvieron absorci\u00f3n negativa, el corredor Insurgentes tuvo una demanda neta positiva relevante, tan s\u00f3lo en edificios clase A<\/em><!--more--><\/p>\n<p>De acuerdo con la consultora <a href=\"https:\/\/www.cushmanwakefield.com\/es-mx\/mexico\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Cushman &amp; Wakefield<\/strong><\/a>, el 2020 fue un a\u00f1o complejo para la econom\u00eda mexicana; pues la pandemia por <strong>Covid-19<\/strong> represent\u00f3 una reducci\u00f3n en la actividad de negocios que se estima se vea reflejada en una disminuci\u00f3n anual del PIB cercana al 9 por ciento.<\/p>\n<p>Con respecto al <strong>mercado de oficinas de la <a href=\"https:\/\/centrourbano.com\/2020\/10\/16\/retos-oficinas-cdmx-2020\/\" target=\"_blank\" rel=\"noopener noreferrer\">Ciudad de M\u00e9xico<\/a><\/strong>, durante todo el a\u00f1o pasado report\u00f3 una reducci\u00f3n importante en su actividad, especialmente al cierre del segundo trimestre. Aunque en el tercer trimestre hubo una recuperaci\u00f3n modesta, que continu\u00f3 en el cuarto trimestre.<\/p>\n<p>La <strong>demanda neta<\/strong> de oficinas acumulada al cierre del 2020 experiment\u00f3 una contracci\u00f3n de -83,920 metros cuadrados (m\u00b2); siendo la primera vez en m\u00e1s de 20 a\u00f1os que se ubica en n\u00fameros negativos. Lo anterior, si bien s\u00f3lo representa un 0.8% del mercado total, es una se\u00f1al de que el mercado atraviesa por un momento de gran incertidumbre.<\/p>\n<p>La consultora mencion\u00f3 que, pese a que la mayor\u00eda de los submercados de oficinas de la capital reportaron una absorci\u00f3n negativa, el corredor <strong>Insurgentes<\/strong> tuvo una <strong>demanda neta positiva<\/strong>: 19,817 m\u00b2 tan s\u00f3lo en edificios clase A. Lo cual es resultado de su accesibilidad y disponibilidad de buenos medios de transporte.<\/p>\n<p>Por otro lado, la <strong>vacancia<\/strong> en edificios corporativos se increment\u00f3, tanto por subarrendamientos como por oferta directa. Esto se reflej\u00f3 en una tasa de disponibilidad que lleg\u00f3 a 14.7% para el promedio de todos los est\u00e1ndares de edificios, y a 16.8% para los corporativos clase A.<\/p>\n<p>\u201cEl patr\u00f3n de cambio que vivir\u00e1 el <strong>mercado de oficinas<\/strong> comenzar\u00e1 a ofrecer se\u00f1ales claras en 2021; una vez que la transformaci\u00f3n en la econom\u00eda y la sociedad, debida a los shocks de 2020, comiencen a tomar forma. Por ahora la \u00fanica certeza es que el mercado vivir\u00e1 una evoluci\u00f3n donde la flexibilidad y la innovaci\u00f3n marcar\u00e1n el rumbo\u201d, prev\u00e9 la
