{"id":113624,"date":"2020-12-18T13:37:27","date_gmt":"2020-12-18T19:37:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=113624"},"modified":"2020-12-18T13:37:27","modified_gmt":"2020-12-18T19:37:27","slug":"se-termina-el-2020-que-podria-pasar-con-el-sector-el-proximo-ano","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/se-termina-el-2020-que-podria-pasar-con-el-sector-el-proximo-ano\/","title":{"rendered":"Se termina el 2020 \u00bfqu\u00e9 podr\u00eda pasar con el sector el pr\u00f3ximo a\u00f1o?"},"content":{"rendered":"<p><strong>Por<\/strong> <strong>Jaume Molet P\u00e9rez<\/strong><!--more--><\/p>\n<p>Previo a que la pandemia por el covid-19 sacudiera al pa\u00eds y al mundo entero,\u00a0 el sector inmobiliario en M\u00e9xico ten\u00eda previsto un crecimiento de 4% durante el 2020, y aunque esta previsi\u00f3n no se cumpli\u00f3, al final del primer semestre del 2020, se vio\u00a0 un repunte, llegando a niveles s\u00f3lo 8% por debajo del a\u00f1o pasado, lo cual es una gran se\u00f1al, tras la ca\u00edda del 13% de b\u00fasquedas, a nivel\u00a0 digital, de vivienda\u00a0 durante los primeros meses del a\u00f1o.<\/p>\n<p>El crecimiento lento, pero seguro, en el sector tambi\u00e9n se ha dado gracias a la baja en la tasa de referencia del Banxico, con lo cual las tasas de cr\u00e9dito hipotecario han bajado hasta niveles de entre 7.5 y 10 por ciento, y si se dan las condiciones de certidumbre laboral y financiera para las empresas, el sector podr\u00eda registrar un crecimiento dentro del primer semestre de 2021 aunque en el peor de los escenarios la recuperaci\u00f3n podr\u00eda darse hasta el 2022.<\/p>\n<p>Sin embargo, en el sector estamos tratando de reforzar la idea de que invertir en un bien ra\u00edz, a\u00fan en estas \u00e9pocas de incertidumbre, <strong>sigue siendo una inversi\u00f3n segura<\/strong>.<\/p>\n<p>La compra de\u00a0 propiedades permite que el dinero invertido mantenga su valor o incluso lo incrementa, considerando el aumento de la plusval\u00eda del inmueble por su ubicaci\u00f3n, por poner un ejemplo.<\/p>\n<p>Es importante que exista un ambiente de colaboraci\u00f3n entre el sector p\u00fablico y el sector privado, en particular la Ciudad de M\u00e9xico, trabajar de la mano con el gobierno ser\u00e1 de utilidad para la reactivaci\u00f3n econ\u00f3mica no solo en la parte de construcci\u00f3n y venta de vivienda, sino en la reactivaci\u00f3n de centros comerciales as\u00ed como buscar el momento correcto para la reapertura de oficinas, sectores que han sido de los m\u00e1s afectados durante la pandemia. Es cierto que requerimos de la ayuda del sector p\u00fablico sobre todo en la b\u00fasqueda de esquemas que nos ayuden a acelerar los permisos y licencias de la mano del sector financiero, pero tambi\u00e9n es de agradecerse que el gobierno est\u00e1 buscando agilizar cr\u00e9ditos\u00a0 para que los mexicanos puedan adquirir una vivienda.<\/p>\n<p>No hay que olvidar que si bien los precios pueden mantenerse, tambi\u00e9n es posible que reflejen ligeros ajustes a la baja en los pr\u00f3ximos meses, principalmente debido a que la demanda es incierta y los desarrolladores mantienen cautela para iniciar nuevos proyectos.<\/p>\n<p>Una buena noticia es la existencia de una vacuna que eventualmente llegar\u00e1 a todos nosotros, pero durante estos tiempos complicados me gustar\u00eda hacerles saber que en <strong>Lamudi<\/strong>, queremos apoyar a todos los profesionales inmobiliarios en M\u00e9xico, as\u00ed como a nuestros colaboradores con quienes desde el inicio de la pandemia adoptamos el trabajo a distancia.
