{"id":113244,"date":"2020-12-02T08:45:14","date_gmt":"2020-12-02T14:45:14","guid":{"rendered":"https:\/\/centrourbano.com\/?p=113244"},"modified":"2020-12-01T21:08:50","modified_gmt":"2020-12-02T03:08:50","slug":"absorcion-industrial-norte","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/absorcion-industrial-norte\/","title":{"rendered":"Incrementa la absorci\u00f3n de espacio industrial en el norte del pa\u00eds"},"content":{"rendered":"<p><em>De acuerdo con CBRE M\u00e9xico, el mercado industrial del norte del pa\u00eds<\/em> <em>se mantiene pujante y con buenas perspectivas de crecimiento pese a pandemia<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Reporte del Sector Industrial <a href=\"https:\/\/centrourbano.com\/2020\/12\/01\/industrial-norte-fortaleza-pandemia\/\" target=\"_blank\" rel=\"noopener noreferrer\">Norte<\/a><\/strong> de la plataforma de servicios inmobiliarios <strong><a href=\"https:\/\/www.cbre.com.mx\/es-mx\" target=\"_blank\" rel=\"noopener noreferrer\">CBRE<\/a> M\u00e9xico<\/strong>, al cierre del tercer trimestre de 2020 (3T2020), el mercado industrial de la ciudad de <strong>Monterrey<\/strong>, Nuevo Le\u00f3n, report\u00f3 una <strong>absorci\u00f3n neta<\/strong> de 366,000 metros cuadrados (m\u00b2); que supera en 14% al acumulado de 2019.<\/p>\n<p>Adem\u00e1s, su <strong>tasa de vacancia<\/strong> se mantuvo en 7.28%, un ligero incremento, motivado por entregas de nuevos espacios vacantes. Y se registr\u00f3 la <strong>construcci\u00f3n<\/strong> de 307,000 m\u00b2; mientras que el <strong>inventario<\/strong> alcanz\u00f3 la suma de 10.7 millones de m\u00b2, un crecimiento del 4.3% contra el a\u00f1o anterior.<\/p>\n<p>\u201cA pesar de la contingencia sanitaria, la actividad industrial no cesa; en t\u00e9rminos <strong>Inversi\u00f3n Extranjera Directa<\/strong> (<strong>IED<\/strong>), Nuevo Le\u00f3n ocupa el segundo lugar a nivel nacional. Las empresas asi\u00e1ticas de manufactura valoran la cercan\u00eda del estado con la frontera con Estados Unidos al momento de establecerse, y suman el 20% de las operaciones, seguido del sector log\u00edstico (16%) y de <em>e-commerce<\/em> (14%)\u201d, explic\u00f3 <strong>CBRE<\/strong>.<\/p>\n<h4><strong>Reynosa<\/strong><\/h4>\n<p>En el caso de la ciudad de <strong>Reynosa<\/strong>, Tamaulipas, la <strong>absorci\u00f3n neta<\/strong> acumulada dobl\u00f3 la cifra del 2019, con 89,000 m\u00b2, y se registr\u00f3 una <strong>tasa de vacancia<\/strong> de 1.4%. Esto debido a la disminuci\u00f3n en la <strong>construcci\u00f3n<\/strong> de espacios especulativos.<\/p>\n<p>El <strong>inventario<\/strong> de espacio industrial cerr\u00f3 en 2.8 millones de m\u00b2, y hay 4 naves m\u00e1s en construcci\u00f3n con fecha de entrega para fin de a\u00f1o.<\/p>\n<p>Asimismo, la <strong>demanda<\/strong> en esta ciudad se mantiene, gracias a su cercan\u00eda con la frontera; lo cual ha conseguido mitigar el impacto de la crisis sanitaria. De acuerdo con <strong>CBRE<\/strong>, las mayores inversiones provienen de la manufactura (46%), automotriz (28%), log\u00edstica (24%) y sector salud con 3 por ciento.<\/p>\n<h4><strong>Saltillo<\/strong><\/h4>\n<p>Finalmente, la capital del estado de Coahuila cerr\u00f3 el 3T2020 con un <strong>inventario<\/strong> de 3.23 millones de m\u00b2, un aumento del 5.1% mayor al 3T2019 y que contin\u00faa en crecimiento.<\/p>\n<p>La <strong>absorci\u00f3n neta<\/strong> fue de m\u00e1s de 47,000 m\u00b2, 33% superior al del a\u00f1o anterior; su <strong>tasa de vacancia <\/strong>acab\u00f3 situ\u00e1ndose en 6.1%; y la actividad de <strong>construcci\u00f3n<\/strong> cerr\u00f3 con 237,000 m\u00b2 en desarrollo.<\/p>\n<p>\u201cLa estrategia de Coahuila es invertir en un centro de desarrollo e investigaci\u00f3n con incubadora de empresas, lo que incentivar\u00e1 la captaci\u00f3n de inversi\u00f3n extranjera\u201d, indic\u00f3 la
