{"id":113185,"date":"2020-11-24T12:58:43","date_gmt":"2020-11-24T18:58:43","guid":{"rendered":"https:\/\/centrourbano.com\/?p=113185"},"modified":"2020-11-26T01:06:36","modified_gmt":"2020-11-26T07:06:36","slug":"recuperacion-del-sector-inmobiliario-podria-recaer-en-creditos-hipotecarios","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/recuperacion-del-sector-inmobiliario-podria-recaer-en-creditos-hipotecarios\/","title":{"rendered":"Recuperaci\u00f3n del sector inmobiliario podr\u00eda recaer en cr\u00e9ditos hipotecarios"},"content":{"rendered":"<p><strong>Por<\/strong> <strong>Jaume Molet P\u00e9rez<\/strong><!--more--><\/p>\n<p>La capacidad de respuesta que ha tenido el sector inmobiliario en estos momentos de incertidumbre ha demostrado que es una gran parte de la recuperaci\u00f3n de la econom\u00eda del pa\u00eds, por lo que es importante remarcar la importancia de invertir en un bien ra\u00edz en estos momentos.<\/p>\n<p>Factores como la baja en la tasa de referencia del Banco de M\u00e9xico ha tra\u00eddo tasas de inter\u00e9s fijas de un d\u00edgito desde 7.5% en los esquemas de cr\u00e9dito para adquirir vivienda, est\u00e1n facilitando a los mexicanos la posibilidad de forjar su patrimonio.<\/p>\n<p>Seg\u00fan datos de la SHF, el precio de las viviendas con cr\u00e9dito hipotecario aument\u00f3 5.8% en el segundo trimestre del a\u00f1o respecto al mismo periodo de 2019; mientras que en el acumulado semestral la variaci\u00f3n fue de 6.4% y derivado de la contingencia sanitaria por Covid-19, el n\u00famero de transacciones hipotecarias disminuy\u00f3 20.3% en el primer semestre de 2020 al compararse con el promedio de las transacciones del primer semestre de a\u00f1os anteriores.<\/p>\n<p>Del total de cr\u00e9ditos otorgados en los primeros meses del a\u00f1o, el Infonavit ha entregado el 59% de estos, Fovissste el 7.8%, las instituciones bancarias el 27.7% y otros instrumentos el 5.5 por ciento.<\/p>\n<p>El cr\u00e9dito Infonavit se caracteriza por no ser negado en caso de no tener un buen historial crediticio, sin embargo, para la solicitud es necesario que est\u00e9 dado de alta en el IMSS. El instituto del Fondo Nacional de la Vivienda para los Trabajadores ofrece diferentes tipos de cr\u00e9dito, el tradicional donde se otorga un 100% del monto en un esquema de 1 mill\u00f3n 712,717 de pesos con una tasa de inter\u00e9s del 12% anual.<\/p>\n<p>El cr\u00e9dito Fovissste es aplicable a cualquier ciudadano que trabaje en organismos p\u00fablicos del Estado, que est\u00e9n aportando a esta instituci\u00f3n. Se caracteriza por ser un cr\u00e9dito hipotecario en donde se puede hacer la compra de una casa, departamento o propiedad nueva o usada en un plazo de 30 a\u00f1os, con una tasa del 4% al 6% (dependiendo del sueldo percibido por el trabajador).<\/p>\n<p>Las instituciones bancarias ofrecen cr\u00e9ditos hipotecarios para la compra de casas, departamentos, terrenos, construcci\u00f3n o liquidez (pr\u00e9stamos en efectivo). Los porcentajes de inter\u00e9s van desde 9% al 14.5% dependiendo de la entidad financiera y el pr\u00e9stamo. Una ventaja es que este cr\u00e9dito se puede unir con el cr\u00e9dito Infonavit o Fovissste.<\/p>\n<p>A pesar de que en el segundo trimestre del a\u00f1o, durante el peor momento de la pandemia por el covid-19, la actividad del sector inmobiliario se vio ralentizada, influyendo tambi\u00e9n en el tiempo de toma de decisiones y acci\u00f3n de los inversores para realizar operaciones, con la llegada de la \u201cnueva normalidad\u201d, las transacciones inmobiliarias se han ido incrementando mes con mes.<\/p>\n<p>Ante un panorama dif\u00edcil, es importante remarcar que, si se tienen los recursos, la compra de un inmueble es una de las inversiones m\u00e1s seguras debido a la rentabilidad que ofrece, es decir, a su retorno de inversi\u00f3n, y que adem\u00e1s hay apoyos como los mencionados anteriormente.<\/p>\n<p><!--more--><\/p>\n<p style=\"text-align: right;\"><strong>Jaume Molet P\u00e9rez<\/strong><\/p>\n<p style=\"text-align: right;\"><strong>Director General para Lamudi M\u00e9xico<\/strong><\/p>\n<p style=\"text-align: right;\"><u>Twitter:\u00a0<\/u>@LamudiMX<\/p>\n<p style=\"text-align: right;\"><u>Mail:\u00a0<\/u><a href=\"mailto:Jaume.molet@lamudi.com.mx\">Jaume.molet@lamudi.com.mx<\/a><\/p>\n<p style=\"text-align: right;\">Egresado de la Universidad Polit\u00e9cnica de Catalu\u00f1a, en donde obtuvo el t\u00edtulo de Ingeniero Industrial.
