{"id":112987,"date":"2020-11-19T08:45:35","date_gmt":"2020-11-19T14:45:35","guid":{"rendered":"https:\/\/centrourbano.com\/?p=112987"},"modified":"2020-11-18T21:55:06","modified_gmt":"2020-11-19T03:55:06","slug":"demanda-vivienda-renta-baja","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/demanda-vivienda-renta-baja\/","title":{"rendered":"Demanda de vivienda en renta en CDMX, la m\u00e1s baja en 4 a\u00f1os"},"content":{"rendered":"<p><em>Hoy en d\u00eda, el 40% de los usuarios de Mercado Libre Inmuebles buscan<\/em> <em>departamentos econ\u00f3micos; en un rango promedio de entre 5,000 y 10,000 pesos mensuales<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong><a href=\"https:\/\/public.flourish.studio\/story\/613189\/\" target=\"_blank\" rel=\"noopener noreferrer\">Informe<\/a> del Tercer Trimestre del Marketplace de Inmuebles<\/strong> de la plataforma de e-commerce <strong>Mercado Libre<\/strong>, se ha registrado un incremento de m\u00e1s de 50% en los <strong>anuncios de vivienda en renta<\/strong> en la Ciudad de M\u00e9xico.<\/p>\n<p>Con ello, este tipo de anuncios ha alcanzado el 30% del total de las publicaciones, tendencia que no se hab\u00eda visto desde el 2017.<\/p>\n<p>No obstante, este comportamiento puede deberse a una baja en la <strong>demanda de propiedades en <a href=\"https:\/\/centrourbano.com\/2020\/08\/24\/colonias-economicas-rentar-cdmx\/\" target=\"_blank\" rel=\"noopener noreferrer\">renta<\/a><\/strong>. La cual representa, en promedio para los primeros nueve meses del a\u00f1o, un 41% del total de la demanda, la m\u00e1s baja en los \u00faltimos cuatro a\u00f1os. En a\u00f1os anteriores, la demanda de vivienda en renta concentraba m\u00e1s del 53% de las b\u00fasquedas.<\/p>\n<p>De igual manera, <strong>Mercado Libre<\/strong> destac\u00f3 que se ha incrementado en un 7% la demanda por <strong>casas<\/strong> durante el 2020, comparado con el a\u00f1o anterior. Lo cual podr\u00eda estar vinculado al impacto del Covid-19 y el confinamiento, que ha generado un mayor valor hacia espacios m\u00e1s grandes.<\/p>\n<p>La <strong>zona sur<\/strong> de la capital mexicana es donde se encuentra la mayor oferta de anuncios de casas; es decir, las alcald\u00edas Milpa Alta, Magdalena Contreras, Xochimilco y Tlalpan. Mientras que las <strong>zonas poniente y centro<\/strong> (Benito Ju\u00e1rez, Cuauht\u00e9moc y Miguel Hidalgo) concentran 90% de los departamentos.<\/p>\n<p>Adem\u00e1s, hoy en d\u00eda, el 40% de los usuarios de <strong>Mercado Libre Inmuebles<\/strong> se inclina a buscar <strong>departamentos econ\u00f3micos<\/strong>, con rentas en un rango promedio de entre 5,000 y 10,000 pesos mensuales; donde el 57% de las propiedades cuenta con hasta dos rec\u00e1maras.<\/p>\n<p>En el top tres de las alcald\u00edas m\u00e1s buscadas se encuentran <strong>Benito Ju\u00e1rez<\/strong>, <strong>Coyoac\u00e1n<\/strong> y <strong>Cuauht\u00e9moc<\/strong>, con 40% del total de las visitas a la plataforma de Mercado Libre; mientras que las 5 colonias con mayor preferencia durante el tercer trimestre est\u00e1n: <strong>Del Valle<\/strong>, <strong>Narvarte<\/strong>, <strong>Polanco<\/strong>, <strong>Roma<\/strong> y <strong>Jardines del
